Description
Our accommodation is located in the historic center of Venice in the Castello district.

"Ca 'Leone Xiii" is a religious structure designed for customers looking for basic and cheap accommodation in which to spend a few days in the lagoon city.

Travelers staying with us will be able to get lost in the cultural events and exhibitions of the Biennale, take long walks in the nearby gardens.

A short distance from our residence guests will find monuments and places of interest to satisfy their desire for knowledge, Piazza San Marco can be reached on foot in about 15/20 minutes. Furthermore, football fans will be able to follow their favorite team in the nearby "Stadio Pierluigi Penzo" stadium.

Thanks to its location, our structure is suitable for getting around the city thanks to the vaporetto station a short distance away (Giardini - Biennale stop).

All our rooms are equipped with private bathroom, separate beds, free wifi, heating and air conditioning, hairdryer, luggage rack.

You may cancel your booking up to 7 days before the check-in date. In the case of failure to show or late cancellation, the deposit or advance payment will not be refunded

For non-refundable discounted rates, when the facility requires it, the guest must pay in advance as indicated to complete the booking. Payment is not refunded in the event of a cancellation.

It was a bit difficult to find the reception. (We ended up in the playground). The single rooms are small but spotlessly clean with fully equipped bathrooms. Both fan and air conditioning. The rooms were cleaned daily. The roof terrace with a nice view of the sea and the city was a bonus. The breakfast selection was better than expected - cereals, yogurt, fruit, ham, cheese, and more. The bread was typically Italian (just a bit dry). All in all, very good value for money in a central location (S. Marco Square - around 15 minutes on foot) but calm. We would be happy to stay here again.

I liked it a lot, actually it was a wonderful surprise. The staff was lovely, the room was very very clean, the breakfast was fine. Oh, the rooftop terrace was wonderful. I think I will return soon!

The structure is located next to a tree-lined avenue and the Giardini della Biennale, in a quiet and pleasant setting; with a short walk you can reach the Parco delle Rimembranze. Abundant breakfast, very clean room, kind and helpful staff.

Very good establishment, with a great view from the terrace, the rooms are very clean and practical. \nOnly downside; breakfast ends too early and is not very good (a lot of sweet and industrial products, it could also be good to add non-pork protein like eggs).

Great location, 15 minutes walk from Piazza San Marco in a very quiet area and easily reachable by vaporetto. Spartan but clean rooms. Good breakfast but if you arrive shortly before the end, you may risk not finding fresh pastries and settle for packaged ones.

I had a great time, simple yet clean and comfortable structure. Friendly staff, more than good breakfast. There is a beautiful terrace with sea view, very easy to reach, being located in the famous via Garibaldi, the ferry stop really close. I will definitely come back!

Highly recommended for Biennale visitors on a budget. Located in the immediate vicinity of the Giardini. Simple rooms with bathroom (hostel style) and on the 4th floor with a view. Roof terrace. Optimal value for money. Very friendly.

We were there over the holidays so the cleaners seemed to be on vacation too. Otherwise, this property is ideal for a visit to the Biennale and Arsenale with a wide choice of restaurants nearby. A recommendation for simple, decent rooms for minimalists who don’t mind religious objects around them. We were fine with all this and the quiet, green surroundings were a refuge from the most touristy areas in the city.

Strategic yet peaceful location in the center of Venice with a spectacular view from the terrace. Halfway between the Arsenale and the Giardini della Biennale, which can therefore be reached on foot.
