B&B WarmUp is a welcoming and bright house, in a green area of the town, very close to the historic centre.

Comfortable and relaxing for guests who come for working reasons or as a start point for your holidays.

Our Bed and Breakfast, thanks to the care we put in building it, has gained the A Class Energetic Building Certification.

A great stay! Very clean, spacious and quiet; we slept very well. We loved the little balcony where we opened our abundant breakfast box each morning. Secure parking and a convenient location. A lovely, friendly host who was kind enough to speak Italian with me to help me practice. We highly recommend WarmUp B&B!

The structure is brand new and extremely clean, located in a quiet area of the city, although close to the historic center, with an excellent quality-price ratio. The lady who manages the structure is friendly and makes you feel at home, ready to meet the needs of the customer. Highly recommended.

Great location, 10 minutes walk from the center of Grosseto. The room is very clean and tidy, modern style. Very nice to find breakfast in the morning outside the door, the only understandable flaw is the towel change every 2 days, personally I stayed for 2 days so no change. Apart from this, everything was fine, it also has secure internal parking.

This B&B is simply wonderful! It is immaculate, charming, and has all of the modern amenities you will appreciate. The property is positioned a short walk from the center of the city and a short cab ride from the train station. The hosts, Alessandra and Andrea, could not have been more welcoming or accommodating. And the breakfast… you will love it! This is the B&B that we will compare all others to in the future. Do yourself a favor and stay here! You will love it!

Great discovery and great structure that not only has all the essentials, but much more. Booked out of necessity, without any particular expectations, I found myself in front of a new structure, attentive to environmental impacts, with immense windows that give light and tranquility. Beautiful, clean room complete with every comfort, including a private terrace with a relaxation corner, coffee machine, water kettle, and coffee/tea set. Large and functional bathroom. Top common areas. Breakfast in the room, complete and pleasant, presented in a basket that starts your day off well, after having slept equally well in a truly comfortable bed. Lastly, but not least, the kindness of the owner Andrea is praiseworthy.

Modern and very comfortable structure for the center of Grosseto, at an interesting price. The city center is within walking distance. Internal parking. Clean rooms equipped with TV and air conditioning. Nice idea of having breakfast in the room. In the morning, you open the door and find a box with everything you need for a hearty breakfast outside the door. In the room, a kettle and coffee machine to complete. Fridge available to guests in the common corridor. B&B owners very helpful for anything. Unfortunately, a problem with the air conditioning arose at night, immediately solved the following morning with a room change. And, a demonstration of true Gentlemen... discount on the night spent without air conditioning at the time of payment, without even asking for it. It can happen, really compliments. Definitely recommended.

Clean and welcoming with the possibility of parking inside. Comfortable and well air-conditioned room. Rich breakfast attentive to every need. The managers are kind, attentive to the privacy of the guests and very helpful for every request. I highly recommend it.

I was in Grosseto to take an exam and the school was right in front of the WarmUp B&B, so it was perfect for me. The location is very convenient to reach the center. In 3 minutes on foot you reach the old gate and the cathedral square is two minutes further on. Less convenient the walk from the station but by taxi it's 5 minutes. Very kind and helpful manager. Breakfast was convenient even during the covid period and excellent croissants! Also, I didn't have to pay in advance and cancellation was free. Only downside, there is no ATM.

In a strategic and convenient location, WarmUp B&B is very beautiful. The rooms are as well-kept as the cleanliness and breakfast. During Covid times, breakfast is offered in a basket next to the room with pastries and not only, spectacular and abundant nonetheless. Air conditioning. Internal parking. Quiet area even at night. The managers are very courteous and helpful. I would have appreciated POS payment, but it was not a problem. I highly recommend.

The structure is easily reachable, has a private parking lot and is a stone's throw from the center of Grosseto. The welcome is familiar and impeccable from a professional point of view. The rooms are modernly furnished, with taste and very clean. Excellent breakfast despite the "COVID-19" restrictions. Excellent value for money.

A few steps from the center, the modern property offers the best a tourist could ask for. We stayed only one night for Easter holidays. Beautiful property. I stayed on the evening of the flood, with the avenues flooded and the impossibility of going out. Unable to eat in the center due to the impracticality of the streets, the owners Alessandra and Andrea, despite being extremely busy due to the emergency caused by the flooding of the cellars and hydraulic and electrical systems, offered me dinner for free and treated me like a prince. Very helpful, efficient, and very friendly. Large, very clean and equipped rooms. Super breakfast. 5 STARS. Often in Grosseto for work, I don't need to look for other accommodations anymore. I found the ideal place.
