Great location, 10 minutes walk from the center of Grosseto. The room is very clean and tidy, modern style. Very nice to find breakfast in the morning outside the door, the only understandable flaw is the towel change every 2 days, personally I stayed for 2 days so no change. Apart from this, everything was fine, it also has secure internal parking.

This B&B is simply wonderful! It is immaculate, charming, and has all of the modern amenities you will appreciate. The property is positioned a short walk from the center of the city and a short cab ride from the train station. The hosts, Alessandra and Andrea, could not have been more welcoming or accommodating. And the breakfast… you will love it! This is the B&B that we will compare all others to in the future. Do yourself a favor and stay here! You will love it!

Great discovery and great structure that not only has all the essentials, but much more. Booked out of necessity, without any particular expectations, I found myself in front of a new structure, attentive to environmental impacts, with immense windows that give light and tranquility. Beautiful, clean room complete with every comfort, including a private terrace with a relaxation corner, coffee machine, water kettle, and coffee/tea set. Large and functional bathroom. Top common areas. Breakfast in the room, complete and pleasant, presented in a basket that starts your day off well, after having slept equally well in a truly comfortable bed. Lastly, but not least, the kindness of the owner Andrea is praiseworthy.

Modern and very comfortable structure for the center of Grosseto, at an interesting price. The city center is within walking distance. Internal parking. Clean rooms equipped with TV and air conditioning. Nice idea of having breakfast in the room. In the morning, you open the door and find a box with everything you need for a hearty breakfast outside the door. In the room, a kettle and coffee machine to complete. Fridge available to guests in the common corridor. B&B owners very helpful for anything. Unfortunately, a problem with the air conditioning arose at night, immediately solved the following morning with a room change. And, a demonstration of true Gentlemen... discount on the night spent without air conditioning at the time of payment, without even asking for it. It can happen, really compliments. Definitely recommended.

The managers are very friendly and kind, the room is spacious and with all the comforts, good and abundant breakfast. I found the bed a bit too low and soft, but that's part of the habits! So for me, 10! I recommend it.

I was in Grosseto to take an exam and the school was right in front of the WarmUp B&B, so it was perfect for me. The location is very convenient to reach the center. In 3 minutes on foot you reach the old gate and the cathedral square is two minutes further on. Less convenient the walk from the station but by taxi it's 5 minutes. Very kind and helpful manager. Breakfast was convenient even during the covid period and excellent croissants! Also, I didn't have to pay in advance and cancellation was free. Only downside, there is no ATM.

In a strategic and convenient location, WarmUp B&B is very beautiful. The rooms are as well-kept as the cleanliness and breakfast. During Covid times, breakfast is offered in a basket next to the room with pastries and not only, spectacular and abundant nonetheless. Air conditioning. Internal parking. Quiet area even at night. The managers are very courteous and helpful. I would have appreciated POS payment, but it was not a problem. I highly recommend.

La struttura è facilmente raggiungibile, dispone di un parcheggio privato ed è a due passi dal centro di Grosseto. L'accoglienza è familiare ed impeccabile dal punto di vista professionale. Le stanze sono arredate modernamente, con gusto e pulitissime. Ottima la colazione nonostante le note restrizioni "COVID-19". Ottimo il rapporto qualità/prezzo.

Noi ci siamo trovati benissimo, sia per la camera ed il servizio colazione (abbondante e molto vario), sia per la gentilezza dei proprietari. Sono persone estremamente disponibili e sanno consigliare al meglio i loro ospiti.
La struttura è molto curata e c’è grande attenzione al dettaglio ed alla pulizia, un B&B ben fatto!

A pochi passi dal centro, la struttura moderna offre il meglio che un turista possa chiedere.
Ci siamo stati solo una notte per le vacanze pasquali.
Camere pulite, insonorizzate, comode, colazione super, personale disponibile e affabile. Consiglio a tutti.

Soggiornato soltanto 1 giorno, la struttura merita pienamente un voto alto, ambienti molto puliti, spaziosi e confortevoli rispettando le norme energetiche. Sito vicinissimo al centro raggiungibile anche a piedi in pochi minuti. Gentilezza e cortesia da parte dei gestori durante il soggiorno. Colazione ricca con svariata possibilità di scelta.

Struttura splendida. Vi ho soggiornato la sera dell'alluvione, con i viali allagati e l'impossibilità di uscire. Non potendo mangiare in centro a causa dell'impraticabilità delle strade, i proprietari Alessandra ed Andrea, seppur impegnatissimi dall'emergenza data dall'allagamento delle cantine e degli impianti idraulici ed elettrici, mi hanno offerto la cena gratuitamente e trattato come un principe. Disponibilissimi, efficienti e molto simpatici. Stanze grandi, pulitissime ed attrezzate. Colazione super. 5 STELLE. Spesso a Grosseto per lavoro, non devo cercare più altre sistemazioni. Ho trovato il posto ideale.
