Our B&B is located in Rome, a city of art, in a place rich in archaeological sites and buildings of great architectural value, in the heart of the city in the Termini area. "B&B Locanda Sant'Anna" is a hospitable, spotlessly clean and comfortable structure.

Surroundings:
Our guests will have the opportunity to immerse themselves in cultural events and exhibitions.

In the vicinity of our structure, it will be possible to find several monuments and famous places. In particular, we note that by taking a walk, you can reach the Colosseum, the Basilica of San Giovanni, the Scala Santa, the Basilica of Santa Maria Maggiore, the Church of Santa Croce in Gerusalemme, the historical museum of Liberation, and the underground Basilica of Porta Maggiore.

Structure features:
Private bathrooms are available in every room for our guests, as well as free WiFi, a heated environment, and freedom to return at any time during the night.

Our rooms:
The air-conditioned rooms are equipped with a hairdryer, internet access, a baby cot (if requested), television, mirror, and minibar.

Up to 7 guests can stay with us in:
3 "Double Rooms," each of which can accommodate 2 people;
1 "Single Room," which can accommodate 1 person.

Location and mobility:
Last but not least, we emphasize that the strategic location of our structure near the central station of Rome Termini makes it easily accessible from the airports and from any part of the city. It is suitable for city travel using the metro (Metro A - Manzoni, Metro A - San Giovanni, Metro A - Vittorio Emanuele, etc.) or the many trams that pass through Porta Maggiore, and it is well connected by the nearby highways Autostrada A24 Portonaccio, Autostrada A24 Circonvallazione Tiburtina.

Breakfast consists of a buffet with snacks, tart, donut, fruit juices, yogurt, rusks, jams, nutella, coffee, cappuccino, the etc.

For those who love salty we provide toast and some cold cuts with cheese and butter.

In addition, every morning from about 7: 30 am typical croissants of Italian breakfast arrive directly from the local oven.

During the Covid period, breakfast will be organized directly in the room with packaged products to ensure maximum safety. The coffee machine, cappuccino and kettle for tea as well as microwave and toaster are available.

We are located at the intersection of Viale Manzoni and Via Giovanni Giolitti. Our position is very convenient to reach any area of ??Rome thanks to the nearby Manzoni metro stop, the terminus of the Porta Maggiore tram (very useful for reaching Trastevere or the Porta Portese market) and Termini station with 24-hour connections / airports.
All the main monuments of Rome are easily accessible, the Colosseum can also be reached on foot.
Along Viale Manzoni there are several restaurants, a supermarket, newsagents, tobacconists, laundromats, in short, it is a well-stocked area.
For those looking for some entertainment in the evening there is the university district of San Lorenzo which can be reached on foot and which is full of pubs and beer gardens.

We had booked in January with my girlfriend to spend four days in Rome. Very nice and welcoming structure, managed in the smallest details. Excellent location being close to Termini station and therefore with the possibility of taking any means to visit Rome. We will definitely come back!

Good solution 10 minutes from Termini along via Giolitti, the area is so-so but still very convenient for the station. Ilaria is very kind, clean rooms with a fridge, complimentary water, a small functional bathroom without a bidet but with small bath products, self-service breakfast in a 24-hour open kitchen corner with essential but complete packaged products. Price within the norm for B&B Locanda Sant'Anna.

The positive side is that Ilenia is lovely and very helpful, compared to a hotel it cost me relatively cheap but being a B&B I suppose it's normal, she cleaned our room every day and the truth is that everything was very clean and we could use the kitchen all day long. The negative side is that the neighborhood impression is not good, our room was next to the kitchen wall and you could hear everything, it's noticeable that it's not soundproofed, the kitchen was not very large and if there were people having breakfast you couldn't stay there anymore and trains passed right in front of the building so noise was guaranteed, we spent many hours outside but when we were there we could hear everything from others.

Host very nice, allowed us to leave the bags in the B&B, the location is good. The bathroom needs to be updated. Bad sound isolation. Bad breakfast. Some days there were no bread, nor cheese.

It's very nice and very comfortable B&B very close to the train station. It is a bit of a walk to most of the sites you want to see, but depending on if you are comfortable renting an e-scooter/bike or taking a taxi, it is still easy to get around town. There is also a lovely restaurant just below the apartment so if you are spent from an entire day of site seeing and just want to have dinner and go to bed, you are golden. The owner was friendly and accommodating. Would definitely consider returning in the future.

Room cleanliness ok and Ilenia very kind. For the rest: visibly stained curtain in the room, window that does not close properly with consequent street noises, shower with minimal flow, water flush of the toilet not working perfectly, all doors chipped.

We had a great stay at B&B Locanda Sant'Anna. Ilenia was very helpful in making everything easy for us. This is a property in the heart of the city, on a busy street, just 5-10 minutes walk from Roma Termini, so you shouldn't expect this place to be quiet obviously. But it is a great place if you need to catch a train early or the bus back to Fiumicino Airport. Our room was really clean and well thought out. Breakfast was more than what we needed. Overall, I'd stay here again if I need somewhere near Termini, it was a great price/quality ratio. Thanks Ilenia.

Central location near Termini Station, can be reached on foot. Very clean with a small breakfast in the room. \nI was greeted by the host and was very grateful to be able to leave my bag there a little earlier than usual. \nMy room was quite dark with no window to the outside so it felt a bit like a cell and you can hear most activities of the other guests, especially the plumbing system is noisy.

I stayed here for 3 nights, I was a bit worried only about the proximity to the station since I am a light sleeper, but I assure you that it is not annoying at all! In fact, proportionally, you can hear the neighbors in the rooms next door more. The room is spacious and extremely clean, always with towel change and daily cleaning. The breakfast is varied and also offers a freshly made homemade dessert, much appreciated! Ilaria is very kind and helpful for every need. If you want to visit Rome on foot, I didn't notice where the metro was, but the location from Termini is really super convenient, the center (Colosseum) is reachable in a 15-20 minute walk. Highly recommended!

This is a lovely B&B with a kind and helpful host. I had arranged an early bag drop, but when I arrived the room was ready and Ilena allowed me to check in to my room before the advertised check-in time, which I really appreciated. There are restaurants and a supermarket in the immediate area, and it was an easy walk from Rome Termini. It is also excellent value for money for the price. The Green Room was lovely and had two windows and everything you need, including a wardrobe and a small desk. The bed was very comfortable. Food provided for breakfast was plentiful and there is a small kitchen for use by all guests with a capsule coffee maker, fruit bowl, and other snacks. The only reason I did not give this property a 10 was because, for me, the hot water in the shower was warm rather than hot, even when turned to maximum. This would have been fine in summer, but getting up early on a cold, wet morning in Rome, I would have preferred the water to be hotter. Apart from that, it was perfect.

Her B&B Locanda Sant'Anna is located in an old building but once you enter the premises, it's a completely different story: very nice, well-maintained, and clean. Congratulations.

Not far from Termini Station, this Bed and Breakfast is very welcoming, comfortable, and clean. The spaces are well furnished and organized, offering the classic Italian breakfast, tasty (personally it reminded us of the good times when we were kids). We recommend the Bed and Breakfast Locanda Sant'Anna because it's really nice to stay there, and Ilenia is a fantastic person. Elena and Marco.

Structure overall well organized. The girl who manages the B&B Locanda Sant'Anna is really kind and helpful. The room was clean, and with the necessary for a basic breakfast. If I have to be honest, the room and the bathroom were too small, in the bathroom it was really tight. But all in all it's a nice and well-organized structure. Thank you.

Just the right value for money, the rooms are clean and offer everything you need, you can hear some noise from the station (trams and trains), but quite understandable given the area and the price. The bathroom is very small, but the fact that it is in the room is a real advantage. We were 2 twenty-year-olds and I would say it's great, close to the metro but also possible to walk to many areas of the center. The managers are really kind and helpful both on the phone and in person. Breakfast also had the limitation of not being able to offer a buffet (covid), so you adapt, unlimited coffee and a few snacks/juices that you can take away for the day.

Really excellent value for money, Ilenia is a very kind and helpful person. Absolutely nothing is missing. It can be reached from the station on foot in 10 minutes. The Manzoni metro, which is much better positioned for the evening return, is 8 minutes from the structure. Breakfast is served directly in the room due to covid, but the kitchen is fully available to guests, being careful not to create crowds in the common area. I really enjoyed my stay, I even had a travel inconvenience and Ilenia provided me with her help to resolve it! I recommend booking directly from their website.

In general, everything was fine and well managed. The room was comfortable and fully equipped with essential items for living, such as TV, air conditioning, safe and fan. The only thing I can mention is the breakfast. Although everyone has a different appetite for breakfast - I prefer cheese and butter in the morning with fresh orange juice, there weren't various choices. However, I recommend this place to everyone who wants to travel to Rome. Finally, I should say thank you to the receptionist for being so kind and helpful to us.

The host is so kind and warm-hearted. The room was pretty nice and clean. A clean bathroom with bidet. refrigerator in your room. breakfast were charged everyday for its tomorrow morning although you have the kitchen equipped with coffee machine and stuff for tea. If you want to have a rest in a cool room equipped with air condition it's a right place to choose. My stay was in middle of May.

Abbiamo scelto questa struttura per caso e devo dire che siamo rimasti molto soddisfatti. Molto vicino al Colosseo ed ad altre attrazioni della città di Roma, e vicino alla stazione. La ragazza della reception molto carina, gentile e disponibile nel dare tutte le informazioni che abbiamo chiesto nel raggiungere le tappe che volevamo visitare. Le stanze pulite e colazione abbondante in camera. Consiglio vivamente questo B&B per la location, per il servizio e per il personale.

Ho soggiornato due notti in questo Bed and Breakfast in questo periodo difficile per motivi di lavoro. Ilenia, la proprietaria mi ha accolto con grande professionalità, gentilezza e con tutte le misure di sicurezza. All'entrata é presente un gel igienizzante da poter usare ogni volta che si rientra in casa, così come dentro le camere. La colazione é organizzata in camera in modo da non creare confusione in cucina. Tutto é molto pulito e sistemato. Sono stato molto bene e soprattutto mi sono sentito sicuro. Consigliatissimo!
