Breakfast consists of a buffet with snacks, tart, donut, fruit juices, yogurt, rusks, jams, nutella, coffee, cappuccino, the etc.

For those who love salty we provide toast and some cold cuts with cheese and butter.

In addition, every morning from about 7: 30 am typical croissants of Italian breakfast arrive directly from the local oven.

During the Covid period, breakfast will be organized directly in the room with packaged products to ensure maximum safety. The coffee machine, cappuccino and kettle for tea as well as microwave and toaster are available.

Area Termini

We are located at the intersection of Viale Manzoni and Via Giovanni Giolitti. Our position is very convenient to reach any area of ??Rome thanks to the nearby Manzoni metro stop, the terminus of the Porta Maggiore tram (very useful for reaching Trastevere or the Porta Portese market) and Termini station with 24-hour connections / airports.
All the main monuments of Rome are easily accessible, the Colosseum can also be reached on foot.
Along Viale Manzoni there are several restaurants, a supermarket, newsagents, tobacconists, laundromats, in short, it is a well-stocked area.
For those looking for some entertainment in the evening there is the university district of San Lorenzo which can be reached on foot and which is full of pubs and beer gardens.

Property in an excellent location to visit the center of Rome comfortably on foot. Quiet area, not too noisy, apart from the tram that passes in front, which does not cause excessive disturbance. Breakfast was very well provided, both sweet and savory, with packaged but quality products. The room was clean and well cared for. Andrea was always available and kind. We will definitely return.

Recommendable place. It offers a room with an en-suite bathroom, with a hairdryer and towels. The breakfast was abundant. The location was not the best for walking alone in those streets at night, but it was close to the Termini train station.

It was an amazing experience to stay at B&B Locanda Sant'Anna in Rome. The room was very clean and kitchen always had snacks and coffee 24HR. The host replenished the fridge with prosciutto, ham, salami, juices & milk every day. It is near the Roma Termini and an ideal place to explore Rome by foot. Very easy to take the trains and shuttle buses to the airport and other Italian cities.

This is the second time I stay at the Locanda Sant'Anna and it feels like being at home! Ilenia is a great hostess with her friendliness and charm. The rooms are well furnished, welcoming, and clean. Just like the bathroom! The buffet breakfast is truly rich and varied. The location is strategic, about 10 minutes from Termini Station and the Manzoni metro. Of course, you can hear the traffic due to the location, but with earplugs, everything is solved! The area is well-supplied with local shops and supermarkets. It has now become my favorite destination for mini Roman holidays.

This place is highly recommended if you want to spend a few days in Rome without spending a fortune. Ilenia, the girl in charge, was always attentive because our flight arrived 7 hours late. The communication was magnificent. The room is spacious and everything was very clean. Additionally, the bed is extremely comfortable. The breakfast is very complete and every day they renew the bottle of water in the room. On the other hand, the location is very good, as it is close to Termini and bus and metro stops that connect to the whole city. If I returned to Rome, I would definitely choose the same accommodation to stay.

I recommend with all my heart. Very nice people and clean room. The only thing one could complain about is the non-working elevator, but the apartment is on the first floor. Everything else is perfect. The subway station is nearby and there are many great restaurants in the area, one of which surpasses them all. There were world-class stars like Ronaldo, Tom Hardy, etc. in there. In our room, air conditioning was installed, which is very useful. By the way, please note that there is also a grocery store nearby with very good prices. Best regards.

The accommodation exceeded our expectations. It was very clean, the breakfast was varied and very good (the hostess made homemade cakes every two days) and it was comfortable and with air conditioning in the room, which saved our lives considering the terrible heat of summer in Rome. It is a few minutes walk from the railway station, on Via Giovanni Giolitti, which is a somewhat depressed area, but it is also easy to reach the metro, bus and tram going down Via Manzoni, so one thing compensates for the other. The hosts are very attentive and friendly. On the last day they lent us a house key to pick up the luggage they kept for us until the afternoon, when our flight departed. Highly recommended and at a good price.

Our stay was really nice and without problems. The accommodation is located 10 minutes by walk from Termini station and 25 minutes from the city center. If you are hungry, there is a restaurant in front of the accommodation. Breakfasts were served perfectly. We had everything we wanted. Everything was perfect. Highly recommend.

Structure a stone's throw from Termini Station and the metro; in a obviously busy and noisy area but overall the noise is tolerable. Only advice: improve the possibility of having more darkness in the room, our curtain did not close very well and this morning the light was strong. Standard-sized room for a B&B, however, very small bathroom with a tiny shower, which is problematic due to the shower head causing water to splash everywhere. Curtains that do not close completely, so the sun comes in in the morning. Bed with not very comfortable mattress and quite thin pillow (not my preference). Presence of a breakfast room with purchased products which is well appreciated, but do not expect fresh products. Busy street with tram presence, so frequent noise, personally I slept with earplugs. The neighborhood, being close to the station, does not seem safe due to odors and homelessness nearby (which is not the owner's fault, but good to know). In general, I recommend it if you are looking for proximity to the station.

Decent room with bathroom and shared kitchen with choice of snacks, fruits and drinks for quick refreshments or to have a basic breakfast in the morning - nice idea! As this room is on the main street just a few hundred meters from Rome's main train station, it is a bit noisy during the night, but that's something you have to consider and that is the price for the good location. Otherwise, comfortable bed, nice, clean room with decent space. If we return to Rome, we will stay here again. Thank you!

Good solution 10 minutes from Termini along via Giolitti, the area is so-so but still very convenient for the station. Ilaria is very kind, clean rooms with a fridge, complimentary water, a small functional bathroom without a bidet but with small bath products, self-service breakfast in a 24-hour open kitchen corner with essential but complete packaged products. Price within the norm for B&B Locanda Sant'Anna.

The positive side is that Ilenia is lovely and very helpful, compared to a hotel it cost me relatively cheap but being a B&B I suppose it's normal, she cleaned our room every day and the truth is that everything was very clean and we could use the kitchen all day long. The negative side is that the neighborhood impression is not good, our room was next to the kitchen wall and you could hear everything, it's noticeable that it's not soundproofed, the kitchen was not very large and if there were people having breakfast you couldn't stay there anymore and trains passed right in front of the building so noise was guaranteed, we spent many hours outside but when we were there we could hear everything from others.

It's very nice and very comfortable B&B very close to the train station. It is a bit of a walk to most of the sites you want to see, but depending on if you are comfortable renting an e-scooter/bike or taking a taxi, it is still easy to get around town. There is also a lovely restaurant just below the apartment so if you are spent from an entire day of site seeing and just want to have dinner and go to bed, you are golden. The owner was friendly and accommodating. Would definitely consider returning in the future.

We had a great stay at B&B Locanda Sant'Anna. Ilenia was very helpful in making everything easy for us. This is a property in the heart of the city, on a busy street, just 5-10 minutes walk from Roma Termini, so you shouldn't expect this place to be quiet obviously. But it is a great place if you need to catch a train early or the bus back to Fiumicino Airport. Our room was really clean and well thought out. Breakfast was more than what we needed. Overall, I'd stay here again if I need somewhere near Termini, it was a great price/quality ratio. Thanks Ilenia.

Central location near Termini Station, can be reached on foot. Very clean with a small breakfast in the room. \nI was greeted by the host and was very grateful to be able to leave my bag there a little earlier than usual. \nMy room was quite dark with no window to the outside so it felt a bit like a cell and you can hear most activities of the other guests, especially the plumbing system is noisy.

I stayed here for 3 nights, I was a bit worried only about the proximity to the station since I am a light sleeper, but I assure you that it is not annoying at all! In fact, proportionally, you can hear the neighbors in the rooms next door more. The room is spacious and extremely clean, always with towel change and daily cleaning. The breakfast is varied and also offers a freshly made homemade dessert, much appreciated! Ilaria is very kind and helpful for every need. If you want to visit Rome on foot, I didn't notice where the metro was, but the location from Termini is really super convenient, the center (Colosseum) is reachable in a 15-20 minute walk. Highly recommended!

This is a lovely B&B with a kind and helpful host. I had arranged an early bag drop, but when I arrived the room was ready and Ilena allowed me to check in to my room before the advertised check-in time, which I really appreciated. There are restaurants and a supermarket in the immediate area, and it was an easy walk from Rome Termini. It is also excellent value for money for the price. The Green Room was lovely and had two windows and everything you need, including a wardrobe and a small desk. The bed was very comfortable. Food provided for breakfast was plentiful and there is a small kitchen for use by all guests with a capsule coffee maker, fruit bowl, and other snacks. The only reason I did not give this property a 10 was because, for me, the hot water in the shower was warm rather than hot, even when turned to maximum. This would have been fine in summer, but getting up early on a cold, wet morning in Rome, I would have preferred the water to be hotter. Apart from that, it was perfect.

Not far from Termini Station, this Bed and Breakfast is very welcoming, comfortable, and clean. The spaces are well furnished and organized, offering the classic Italian breakfast, tasty (personally it reminded us of the good times when we were kids). Well-maintained property, room with private bathroom and small shared kitchen. Only downside, the sound insulation from the outside is too weak. Otherwise correct.

Structure overall well organized. The girl who manages the B&B Locanda Sant'Anna is really kind and helpful. The room was clean, and with the necessary for a basic breakfast. If I have to be honest, the room and the bathroom were too small, in the bathroom it was really tight. But all in all it's a nice and well-organized structure. Thank you.

Just the right value for money, the rooms are clean and offer everything you need, you can hear some noise from the station (trams and trains), but quite understandable given the area and the price. The bathroom is very small, but the fact that it is in the room is a real advantage. We were 2 twenty-year-olds and I would say it's great, close to the metro but also possible to walk to many areas of the center. The managers are really kind and helpful both on the phone and in person. Breakfast also had the limitation of not being able to offer a buffet (covid), so you adapt, unlimited coffee and a few snacks/juices that you can take away for the day.

Really excellent value for money, Ilenia is a very kind and helpful person. Absolutely nothing is missing. It can be reached from the station on foot in 10 minutes. The Manzoni metro, which is much better positioned for the evening return, is 8 minutes from the structure. Breakfast is served directly in the room due to covid, but the kitchen is fully available to guests, being careful not to create crowds in the common area. I really enjoyed my stay, I even had a travel inconvenience and Ilenia provided me with her help to resolve it! I recommend booking directly from their website.

In general, everything was fine and well managed. The room was comfortable and fully equipped with essential items for living, such as TV, air conditioning, safe and fan. The only thing I can mention is the breakfast. Although everyone has a different appetite for breakfast - I prefer cheese and butter in the morning with fresh orange juice, there weren't various choices. However, I recommend this place to everyone who wants to travel to Rome. Finally, I should say thank you to the receptionist for being so kind and helpful to us.

The host is so kind and warm-hearted. The room was pretty nice and clean. A clean bathroom with bidet. refrigerator in your room. breakfast were charged everyday for its tomorrow morning although you have the kitchen equipped with coffee machine and stuff for tea. If you want to have a rest in a cool room equipped with air condition it's a right place to choose. My stay was in middle of May.

The structure is very nice, located near Termini station, you can easily reach the Colosseum on foot. The only downside was the tram that passed by in the vicinity from the early hours of the morning. Extremely clean and well-organized facility.

We chose this property by chance and I must say we were very satisfied. Very close to the Colosseum and other attractions in the city of Rome, and close to the station. The girl at the reception was very nice, kind, and helpful in giving all the information we asked for in reaching the places we wanted to visit. Clean rooms and abundant breakfast in the room. I highly recommend this B&B for the location, the service, and the staff.

I stayed two nights at this Bed and Breakfast in this difficult period for work reasons.\n\nIlenia, the owner, welcomed me with great professionalism, kindness, and with all safety measures. At the entrance there is a sanitizing gel that can be used every time you enter the house, as well as inside the rooms. Breakfast is organized in the room to avoid confusion in the kitchen. Everything is very clean and tidy. I felt very good and above all I felt safe.\n\nHighly recommended!
