We informed the host in advance that we would be arriving late on December 12, 2025 due to a flight delay and that we were traveling from the United States.
The only access instruction provided was to call a local Italian phone number once so the front door would open. When we arrived around 11:00 p.m., the number was not working. Even a local person tried calling it for us, without success.
There was no WhatsApp number, no international contact option, and no on-call or emergency number available after 9:00 p.m. Knowing that guests were arriving from the U.S., relying on a local-only number for property access was unacceptable.
We were a family of four (parents and two young adult children) stranded on a Saturday night with no access to the property and no way to reach the host, and we had to spend the night at the train station.
The next day, the instructions we received to enter the property were completely different from the original ones. Our request for a refund for the first night and the inconvenience was denied on the basis that "instructions were given," despite the fact that access was not possible.
Access reliability and emergency communication are basic requirements. Unfortunately, due to the lack of both, we cannot recommend this stay.

We had a great time because the location was amazing. The breakfast was included, which saved us money, and it was great coffee and a croissant. I had only two issues: 1) The AC took a bit to start; sometimes it was really hot and it needed about 10-15 minutes to power up. 2) We are used to sleeping with something thicker than a thin sheet, but we understand this may be a cultural difference.
