Conditions

Cancellation conditions (except for non-refundable rates)

You may cancel your booking up to 7 days before the check-in date. In the case of failure to show or late cancellation, you will be charged a penalty of 100% of the total cost of the booking

Payment terms

Balance to be paid at check-out
For non-refundable discounted rates, when the facility requires it, the guest must pay in advance as indicated to complete the booking. Payment is not refunded in the event of a cancellation.

Prior to arrival and during our stay, Alessandro was highly communicative and responsive. Clear directions, easy check in and out, couldn’t have gone smoother. Nice host who provided great remmendations and very accommodating. The apartment itself is charming and has great character. Felt like a local while having all modern amenities. Good size, comfy beds, hot showers and air conditioning. Location couldn’t be better. Less than 10min walk from the train station, which is beneficial if you have luggage. Off a quiet street, but just a few blocks from the bustling city. Would highly recommend and stay again.

Alessandro is a fantastic host with great communication and genuinely wants to help. He sent out suggestions for lunch spots via WhatsApp when we mentioned we were going out and virtually checked in on us throughout our stay. The apartment is close to the station and also to great coffee shops and eateries. There is also Coop nearby and the market if you want to pick up some groceries. The place is full of art pieces: from prints, paintings and ceramics and is worth taking some time to browse the quirky objects and wall fillers. The only criticism would be the lack of any private space other than the bathroom as we are a teen family and privacy is important for the children at that age. An extra curtain across the partition might be welcome. The apartment is rustic and charming and you will get a sense of how Venetians live (opening and closing the window shutters, the rubbish rules etc) even if it’s just a glimpse. We would recommend this as a place to stay in Venice.

Everything was great. The property is very charming and clean and the location is ideal. It's on a quiet street near restaurants, the sites, a canal with a bus boat station and the train station. The owner, Alessandro, went out of his way to make sure everything was okay. His communication with me was excellent. I will certainly be coming back.

This is a great gem in Venice! Location is very quiet and next to one of the few city parks, but at the same time it's 2 mins away from the busy streets with great places to eat, drink, and shop. Also, close to the city vaporetto stops. The apartment was larger than expected for a family of 4 and it has everything you need for a great stay at Venice. Alessandro is the best host we could have hoped for with attention to every detail. Thank you Alessandro, we look forward to our next visit in your lovely place in Venice!

Un appartement très propre, bien aménagé, parfait pour une famille de 4, idéalement situé à 500 mètres de la gare à pied et dans un quartier très agréable, pas trop touristique. Excellent rapport qualité/prix. Alessandro a été très réactif, a répondu à toutes nos questions et a été très arrangeant (nous avons pu laisser nos valises en attendant notre train du soir et à l'arrivée le matin car nous sommes arrivés assez tôt). Merci pour tout, nous reviendrons !

Comodo da raggiungere, pratico per girare la città, molto bello dentro, pratico e anche spazioso nonostante fossimo in 2 adulti e 2 bimbi. Organizzazione perfetta, informazioni, indicazioni, gestione della casa, documenti, pagamento, ecc, ineccepibile e tutto comodamente via whatsapp con Alessandro. Importante e comodissima, la possibilità di lasciare bagaglio dopo check-out nell'ingresso e poterlo recuperare autonomamente, senza doverlo portare in giro per la città.

Appartamento molto bello e arredato benissimo. Si trova in una calle tranquillissima ma a due passi da tutto. Il plus è la gestione di Alessandro che sia prima dell'arrivo che durante il soggiorno si tiene in contatto e ti fornisce istantaneamente tutte le informazioni e i suggerimenti per il soggiorno.

Alloggio con posizione molto comoda nel sestiere Cannaregio, a 10 minuti a piedi dalla stazione dei treni. Casetta molto bella e caratteristica, stile rustico ma ben tenuto, con tutto il necessario per ogni esigenza. Noi abbiamo soggiornato solo 1 notte quindi non abbiamo usufruito della cucina ma c’era tutto l’occorrente. Spazi veramente ampi e letti molto comodi, tranne il bagno un po’ piccolino ma con tutto il necessario! Unica nota così così, un pochino di odore di fognatura proveniente dal bagno qualche volta ma assolutamente sopportabile. Wifi presente e perfettamente funzionante Il proprietario super disponibile per aiuti o suggerimenti ed anche molto chiaro nelle spiegazioni sull’appartamento. Ci torneremo sicuramente!

Alessandro è un host meraviglioso, sempre disponibile e soprattutto educato e cordiale. Il suo appartamento si trova in una locazione comoda vicino alla stazione Santa Lucia, strategicamente perfetto. L'alloggio è al piano terra in una villetta tipica veneziana sempre pulita alla perfezione, dotata di tutti i comfort che necessitano di passare le vacanze in serenità. Rapporto qualità/prezzo più che ottimo! PS: Assolutamente consigliato Grazie Alessandro!

Per me è stato tutto perfetto. L'appartamento è a pochi minuti a piedi dalla stazione, in una zona viva con bar e ristoranti. Ambiente caratteristico, ben organizzato, e pulito. Il proprietario Alessandro è stato sempre disponibile, fornendo indicazioni e gentilezza sia nel momento della prenotazione, che al nostro arrivo. Un posto dove tornare.

Struttura eccellente in posizione strategica. A 5 minuti dalla stazione dei treni e comodissima per spostarsi a piedi per la città. Pulizia impeccabile e il padrone di casa è stato gentilissimo consigliandoci cosa visitare e dove mangiare. Peccato aver prenotato solo una notte. Torneremo sicuramente
