Every so often you get lucky. Beautiful place, kept obsessively clean. Cleanliness, order and politeness impeccable. Room perfect, spacious and renovated in a conservative way to convey the tradition to guests. The hosts are lovely and everything we ate was perfect and homemade. Try the cheeses, homemade pasta, wine and heavenly desserts. This is a genuine compliment and I want to say it because so much love in this work is rarely seen. Thank you from the heart.

The place is truly beautiful, the rooms are clean and, after the tiredness of the long journey, the possibility of dining on site seemed fantastic. The dinner was excellent, beyond expectations; in short, that alone was worth the trip. And breakfast... Abundant, authentic with delicious cakes! We will definitely return.

We are a family of four and stayed at this B&B for the April 25th holiday. Upon reaching the property, it felt like we were arriving at an enchanted place, with a spectacular view where nature reigns supreme. Perfect for a period of relaxation and very close to Orvieto, which can be easily visited. A special mention goes to the breakfast buffet, all homemade items of excellent quality with genuine products from their region. The quality of the pastries was something spectacular, comparable only to a high-level pastry shop. Our little dog was very happy; she felt at home right away. Kindness and friendliness from the hosts, I highly recommend it to everyone.

Fantastic place immersed in the green Umbrian hills. A stone's throw from Orvieto. The owners are wonderful and helpful people. Spacious house for four people, clean. Truly a pleasant surprise.

Great experience, enriched by the courtesy and hospitality of the managers, always available. Special attention goes to the spectacular view and the excellent quality of the food. I recommend this B&B, just outside Orvieto, for a relaxing and unforgettable stop.

We spent two days of pure relaxation in a real bed and breakfast managed by two attentive, discreet, and always available hosts. Among the offers, there is also the possibility to arrange a tasty dinner with typical dishes cooked with local ingredients and own production. Very nice, well-kept and clean place, with a splendid view over the hill and immersed in the greenery. Very kind and friendly managers, fantastic breakfast with homemade products and excellent sweets made by the landlady. We arrived passing by for one night but we will come back for a real holiday in lush Umbria. Recommended.

We enjoyed a spectacular view for a week, even at night with certain star-studded skies, as we no longer see in our cities full of lights. Hospitality, courtesy, and availability of Enrica and Veriano, who made us feel at home. Exquisite breakfasts with Enrica's fantastic cakes and requests always promptly accommodated. What can I say? My husband, our two daughters and I had the opportunity to stay at Sant'Annunziata this summer (2023) as we traveled through Italy for the first time. We could not have been more grateful for the stay - the hosts, Enrica and Veriano, are absolutely lovely and we felt very well cared for. The rooms were orderly, clean, and comfortable, and the breakfast (all prepared by Enrica) was amazing. Furthermore, although there is no air conditioning, the rooms remained nice and cool due to the stone construction. In a scorching hot summer, we were very comfortable and slept well. Even though the hosts do not speak English and we do not speak Italian, we had a lovely time conversing using Google Translate; they were very patient with us. The property has a lovely view of Orvieto, which is only about a 15-minute drive away. We highly recommend and hope to return someday!

We stayed at the property managed by Enrica and Veriano for a few days. We were thrilled with the environment, a cozy and charming place: a practical and easily accessible structure, very close to Orvieto and Bolsena. We immersed ourselves and "lost" in nature... a place where you feel like time stops. A stunning and comfortable apartment. We recommend this holiday home to all travelers, even those staying for long periods and with children. The owners are delightful, always ready to help their guests... Mrs. Enrica delighted us with her sweets in a unique breakfast experience never tasted elsewhere. Mr. Veriano, an excellent cook, prepared the famous "umbrichelli" for dinner, and as a second course a fabulous "trippa" and rabbit... what can I say, it's impossible not to fall in love with their exquisite cuisine... Gulnara and I were more than satisfied with everything... and we will definitely return...

We stayed for just one night, having chosen Orvieto as a mid-way stop on our trip that had Genoa as the final destination to spend Christmas with the family. The welcome from Veriano and Enrica was splendid, their Bed and Breakfast a pleasant confirmation of the reviews read for the choice of stay. The dinner eaten by the warmth of the fireplace was exceptional, so we greatly enjoyed the chat with Veriano. We will definitely return in the spring because the B&B enjoys an invaluable position and view.

Exceptional structure, wonderful landscape. Excellent gluten-free cuisine, nothing is missing for celiacs (the important thing is to always advise beforehand), very genuine food. The location, both in terms of traffic strategy and the view directly over the city of Orvieto and its Cathedral, is top-notch! We spent a weekend here and will gladly come back. The food (all self-prepared!) tastes exquisite and the location (either in the breakfast room or in the beautiful garden with a picturesque view directly over the Cathedral of Orvieto and the Paglia Valley) is simply dreamy! After a day of exciting sightseeing through the many beautiful Umbrian villages in the surrounding area, we could relax wonderfully here. There were no wishes left unfulfilled with the culinary delights! Thanks for the lovely holiday!

Found by pure chance while looking for accommodation for 5 people over the Easter weekend. Compared to other places we've stayed, it offers privacy in mini apartments with private bathrooms, all the comforts and a large outdoor space with a pergola, table, chairs, and deck chairs that, unfortunately, we couldn't enjoy due to the weather. For breakfast, there is a dedicated room with a fireplace, much appreciated given the weather. We knew from other reviews that it would be rich and delicious, but in this case, they outdid themselves with a table set with typical Easter foods: cheese pizza, cold cuts, cheeses, eggs all homemade. The next day they surprised us with ricotta cake and other delicacies. Favorable location for visiting Orvieto and surroundings, in an oasis of peace with kind hosts and genuine smiles. Rating 10 in all categories.

Location in the countryside with a panoramic view of the city of Orvieto, with many animals: sheep, dogs, cats, geese, hens, and roosters. The owners are very kind, superb breakfast with genuine products made by them. They recommended and directly booked us a great restaurant for dinner.

Writing a review is never easy, one should be extremely objective without being carried away by emotions, feelings experienced and especially by the mood being experienced regardless of the vacation, so having said that I will try to be as impartial as possible. It is undeniable (and I challenge anyone to say otherwise) that the structure is surrounded by a breathtaking panorama and that the location is a dive into a now faded past, where the countryside, the animals, the sounds, and even the smells, make us imagine how one could live in the past. It's a magical, quiet, welcoming place, full of well-kept greenery and a simply fascinating landscape. As soon as you reach the estate, literally in the middle of the vineyards and olive groves of the Umbrian hills, the owners will give you the keys to enter truly fairy-tale rooms: wood, stones, and a scent of freshly hung laundry will give you the impression of never having slept better in your life, in an atmosphere halfway between a country cottage and a suite with all the comforts. In the morning, the gentle sunlight wakes you up and you exit the room into a corridor of greenery and scents... a round table, projected on the Orvieto hill where the cathedral stands out with its majesty, is ready for breakfast. A table laden with various fruit cakes: ricotta and figs, blueberries, peaches... muffins, croissants, freshly baked amarena and/or peach jam, milk, coffee juices and a lot of sympathy from Mrs. Enrica. You leave with melancholy and the promise to return.

Enrica and Veriano welcomed us with great kindness and availability. Fantastic breakfast, stunning panorama, familiar and relaxing atmosphere, we will return soon.

Anyone looking for relaxation, hospitality, good food, and much more, can only rely on Veriano and Enrica. Their B&B in the heart of the countryside, in a strategic area between Umbria, Lazio, and Tuscany, is the ideal accommodation for both couples and families, pets included. We (a couple with a child, young aunt, and medium-large size dog that not everyone likes to host) stayed during festive days, tumultuous and theoretically complicated to manage: on April 26 and 27. But the welcome we received was truly unique. The place is enchanting, the hosts courteous, extremely helpful, and at the same time professional, who pampered us with a thousand attentions and made us truly feel at home. The property is spotless, the cuisine excellent and genuine, with truly 0 km products, including cheeses, jams, and cold cuts homemade by the owners, and the generous and tasty breakfast prepared every day by Enrica, with homemade sweets and delicacies. Finally, for animal lovers, the discreet and very pleasant presence of the cats living in the house is a final detail that adds value to this special B&B. So what can I say? We will definitely return and spread the word, because it truly deserves it!

For the second time we stayed in this lovely place; in the middle of the Umbrian countryside, facing the magnificent Orvieto, a destination for tourism even from overseas. With our two quadrupeds in tow, we experienced rural life and the scenic beauties, not forgetting the enogastronomic flavors. Excellent accommodation, excellent food, extraordinary hospitality. We felt welcomed like old friends although we hardly speak Italian.

Cozy structure just like the owners who pampered us with many small attentions. Assured relaxation offered by the location: countryside, away from busy roads, impeccable order and cleanliness of the room (very spacious). A short distance from Orvieto and other villages worth visiting, like Allerona. We have just spent a few days at this B&B and found the couple who run it truly exceptional in every way. They are very kind, helpful, and very attentive to the needs of those staying there, managing to establish a great human relationship despite the short time available. The charming location on top of a hill a few km from Orvieto offers a breathtaking view from the garden surrounding the house, over Orvieto and the surroundings. There is always a relaxing atmosphere. There are no suitable words to describe the exquisite and plentiful breakfast prepared every day by Mrs. Enrica with the skill of a great pastry chef. You can also have dinner which I recommend trying as both Mr. Veriano and Mrs. Enrica are skilled cooks in preparing typical dishes with zero km products. Excellent oil, wine, jams, and ricotta of their production. We will definitely return there when we want to revisit Umbria.

I have read very emphatic reviews, which however get lost in positive judgments (deserved) but do not express (in my opinion) a general judgment that can help potential guests. The place is in a good position but reachable only by car but a few kilometers from Orvieto. There are two available accommodations, very cozy and well furnished. Very quiet and relaxing location. The cuisine is superb. Breakfast is entrusted to the skill of Enrica, to the point that it induced someone like me, accustomed to just coffee, to taste the various proposals, from croissants, apple tarts, filled biscuits, all prepared by her. They knew that the place offered the possibility of eating and finding ourselves for the Easter weekend, me with my family and my friends decided to have Easter lunch there. In fact, we already had an idea of the extreme quality of the cuisine of veriano by stopping for dinner on Holy Saturday evening. I have no words to define it, I would say superb, to the point that we have promised ourselves to go back. Highly recommended.

You can talk about the place, surrounded by nature and a few minutes from the center of Orvieto but also from other villages like Allerona, beautiful and characteristic. A Bed & Breakfast with a stunning panorama, a tranquility of times past, a serenity that envelops you. Simple but essential accommodations where nothing is missing; and waking up, surrounded by greenery, has a different flavor and makes you start the day with a smile. But you can and must also talk about those who manage it, Enrica and Veriano. Two people of extreme kindness, of availability and education unfortunately forgotten today, of a particular discretion. They welcome you as if they had known you for a long time, make themselves available and, as a welcome gesture, they offer you what they produce. They are great and make you reevaluate human relationships. And you can't not talk about their cuisine, it leaves you speechless. Enrica prepares with her own hands, and every day, sweets with unique flavors. Fragrant croissants, brioches, apple pies, cookies, zeppole, jam rolls, all of their own production. When available, in the morning, you can also taste excellent fresh sheep ricotta. And I have only described the quality; the quantity is very abundant and, after such a breakfast, you can easily move on to dinner. And here, the scepter passes to Veriano: a master! However, a premise must be made: the raw material, all theirs and of their production, is of excellent quality. When we talk about zero kilometers, here we find the highest expression. Homemade egg pasta (always Enrica), fresh sauces, expertly treated and divine cooked game (wild boar), free-range chickens that I thought no longer existed and whose taste I did not know. Everything cooked, where possible, in a wood-fired oven. Exquisite vegetables, delightful appetizers. These delicacies are always accompanied by excellent Umbrian wine. Hardly a lunch or dinner convey emotions; in this case I felt special vibrations that still reign within me today. When you say goodbye and leave, it seems like you are leaving a piece of your heart there but you also know that it will only be a see you later and not a goodbye. You can't not go back.

Hospitable and discreet owners offer an excellent and very abundant breakfast with homemade food. The structure is really beautiful, not close to Orvieto but immersed in olive trees and vines offering a stunning view.

I have been twice within a few days in this magnificent and welcoming structure. Peace and silence reign supreme as well as a more than familiar harmony from the managers who with wisdom and skill welcomed us as if we were part of their family. Everything is more than perfect, not to mention the abundant and tasty breakfast personally prepared by Enrica. Healthy, simple, and high-quality products give life to unique delicacies. A heartfelt thank you to Enrica and Veriano who have truly known how to pamper us. We will return soon to that corner of paradise from which you can admire a breathtaking panorama.

I spent a few days here with my family in August 2016: warm welcome, spectacular view, impeccable management by all the staff. A special mention goes to the breakfast, with freshly baked pastries by Mrs. Enrica. We enjoyed it so much that we have also booked for this year.

During a trip to Basilicata, we stopped, both on the way there and on the way back, at this pleasant property. Beautiful house with a splendid garden where we had an excellent breakfast enjoying the cool and the view. The hosts welcomed us warmly and made us feel at home. We hope to return for a longer stay to better explore Orvieto and the surroundings.

The strong points of this Bed and Breakfast are: 1 - undoubtedly the strategic location in the countryside, but very close to the city of Orvieto. Spectacular view of Orvieto and the valley below. 2 - the abundant and extremely high-quality breakfast, prepared by the Bed and Breakfast owner early in the morning, so very fresh. I was there with my wife and almost 2-year-old baby. Everything I wanted from a Bed and Breakfast. Highly recommended to everyone. Very beautiful and well-kept structure. Good reception, we arrived at 22 and despite the time they cooked an excellent dinner based on their own products. Excellent oil. A bit far from the highway but it was worth stopping.

We stumbled upon this place by chance and we were captivated! Everything was perfect, from the beautiful structure with a charming view of the surrounding countryside to the owners who not only welcomed us with the utmost kindness, but also, without prior notice and in a very short time, managed to offer us a splendid dinner, all based on their products. And what about the rich homemade breakfast served under the umbrella in the garden? We couldn't have asked for more. We would definitely come back, one night is too short.

Short unfortunately, we only spent one night, the place is excellent both in terms of location and structure. Extremely clean apartment, tastefully furnished with a magnificent garden outside, excellent breakfast with pastries prepared by Mrs. Enrica, courtesy, education, availability, cordiality, humility and authenticity of the owners Enrica and Veriano, two truly wonderful people, thank you from the bottom of my heart. We stayed for 4 days and we were wonderfully taken care of. The B&B is 8 km away from Orvieto but its location is enchanting and practical. To reach it, set: Via Sant'Abbondio - Allerona Scalo. The owners Enrica, Veriano, and families were at our complete disposal. They have golden hands in the kitchen with surprising results.

We stayed at this B&B during the Easter period and immediately felt at home. During our unfortunately short stay, we were able to enjoy the local cuisine and every evening we had the pleasure of tasting dishes from the local tradition, with zero kilometer side dishes, picked and prepared by Mr. Veriano. The owners, Mr. Veriano and Enrica, are of a kindness, availability, courtesy, and almost unique care! Well done! We will definitely return and recommend it to all those who love nature, landscape, and tranquility, combined with the described skill of the owners.

We spent the night of August 21 in this charming B&B, breaking the journey that would have taken us to Cilento. We had booked quickly and without great expectations, as we would only stay one night. Once we reached the property, we were impressed by the beauty of the place, the simplicity but accuracy of the accommodation, and, above all, by the warm welcome of Enrica and Veriano. Two sincere and straightforward people who made us feel immediately at ease and conveyed to us, with humility and authenticity, the values and peculiarities of this beautiful and profound part of Italy like Umbria. We also highlight the rich and tasty breakfast served in the beautiful outdoor garden. When it was time to leave, we were sorry to have spent only one night in this B&B; especially our daughters who had the opportunity to appreciate the nature of the place and the company of sweet and lively kittens. We highly recommend Sant'Annunziata and will promote it to friends and acquaintances intending to visit these lands.

It is a truly excellent place both in terms of location and structure. Splendid panorama of the surrounding hills and Orvieto, a typical Umbrian stone house furnished with excellent taste and surrounded by a magnificent garden! And let's not forget about the breakfast! Typical structure, well-maintained with a beautiful view. The rooms are clean and tidy. We had the opportunity to use the small kitchen and have a relaxing dinner outdoors with a view of the valley and Orvieto. We were treated with courtesy and offered a light and tasty fresh wine. The breakfast is abundant with various dishes cooked artfully that are an explosion of colors, shapes, and taste.\n\nRecommended, a must-visit.

We stayed at Sant'Annunziata with two couples, my husband and I, and a couple of friends for 3 days of relaxation, and it's ideal for those who want to unwind. Slightly outside Orvieto but just a few kilometers to visit the beautiful surrounding areas. Away from the noise and surrounded by greenery, we slept very well. The breakfast was excellent thanks to Enrica, who is very skilled. The managers are very kind and friendly. Highly recommended.
