This charming family-run 17th century stone farmhouse with an outdoor swimming pool and breathtaking panoramic views of the surrounding countryside is nestled in a protected natural reserve in Orvieto (Umbria). At a crossroads between Umbria, Tuscany and Lazio, this country house is the ideal point from which to discover a myriad of enchanting medieval towns or just to take a break from everyday life. The owners, Marco and Daniela, both native English speakers, believe in the "slow way of life" and wish to show you the way as well.

Following a faithful renovation of this ancient stone farmhouse, 6 large rooms were created each with their own bathroom & shower and lovely panoramic views. The rooms have been redecorated in a traditional rustic style and several rooms still possess the house's original wooden cross beams, cotto floor tiles and fireplaces.

Breakfast is served on the veranda and includes homemade cakes, bread and jams. There are many dining options nearby that we can recommend and book for you either in Orvieto (15 minutes by car) or in the small village below our farmhouse - Ciconia (10 minutes by car).

A lovely garden with an outdoor pool and sunbeds surround the farmhouse which is situated on 7 hectares of fertile land including 700 ancient olive trees, a forest, a small fruit orchard and an organic vegetable garden. A panoramic viewpoint which offers breathtaking views of Orvieto by day and by night is complemented by a gazebo and a stone veranda from which to enjoy the views and the glowing sunsets.

Thanks to its strategic position, the most important historical towns in Umbria, Tuscany and Lazio can be reached quickly. Rome and Florence can easily be reached by train from the Orvieto train station. The area offers a wide range of activities including: horseback riding, cycling and trekking routes, water sports, thermal baths, food festivals, ancient religious celebrations, medieval costume parades and jousting competitions. Many regional and national mountain parks surround the farmhouse as well. The Umbria Jazz Festival takes place every year in Perugia in July and Orvieto in December.

Marco Paris was born and raised in Rome, Italy but his love for music and piano playing brought him all over the world and finally to England. He has played in duets and orchestras on land and on sea and after 20 years of English life, decided to move back to his hometown of Rome.

Daniela Falconi was born and raised in Chicago, USA and then, as a young girl moved to Rome, where she received her university degree in Business and Art History. Her love of art and Italian culture have kept her in Italy ever since and her dream of opening a bed and breakfast farmhouse has finally come true.

Daniela has created many one day and half day itineraries for her B&B guests whether it’s exploring medieval towns, caves and waterfalls or unique eating and wine tasting experiences or just taking a walk.

Lucy and Quilt, the farm’s feline sisters, were born in Orvieto and moved to the Antica Olivaia. Both cats love lounge music and eating chicken pate’ as well as lizards. Quilt is an eager hunter and loves bird "watching" while Lucy is a free climbing expert and is an eternal purrer. They are cuddly and affectionate but love their space and independence and are the epitome of the “slow life” here in Orvieto.

This place is a little slice of heaven. It was a perfect place to start and end the days in Umbria. Lovely rooms and bathrooms and the pool has a stunning view of Orvieto. I highly recommend.

This is a lovely Agriturismo located near the village of Ciconia and the delightful town of Orvieto (more on that later). The property is a wee bit out of the way (about 15 minutes from Orvieto off the A1 Autostrada) but easy to find if you put your trust in the detailed driving instructions provided by Daniela and Marco, the delightful proprietors and your gracious hosts for your time in the Umbrian countryside. Once on the property you’re greeted by Daniela and Marco, as well as Myles (their gentle and friendly dog) and two cats - Quilt and Lucy. While the views of the Umbrian countryside - and of Orvieto shimmering in the distance - are worth the price of admission, it’s the warmth and genuine openness of your hosts that make this a special place. Marco revels in his kitchen, preparing delicious, four course ala familia dinners (using local, organic ingredients whenever possible) for guests on Tuesday, Thursday and Saturday evenings. With great company, apparently unceasing refills of wine, and a selection of house made digestivos at the end of each dinner, these dinners are a ridiculously good value at €30 per person and are not to be missed. For her part, Daniela is a font of information about sites, activities and restaurants in the area. Whether it’s arranging for a visit to a local goat farm to learn about their production and feast on their remarkable cheeses, or letting you in on the joys of the local goose festival, or making reservations for you at restaurants in Ciconia or Orvieto, Daniela’s advice should be taken to heart whenever your schedule allows. And, we would be remiss if we didn’t put in a plug for Orvieto itself. Of all the towns and cities we visited on this trip Orvieto was our favourite. Perched high on a plateau the panoramas are amazing, while the town itself has a funky energy - both by day and night (think lots of live jazz pulsing from cantinas and tango dancing beside the Duomo while children scamper about laughing and playing) - that had us wishing we had set aside more time for this place. So, back to Antica Olivaia. There are just a few things that keep us from listing this as a five-star property. The room is not air conditioned, and while the old stone farmhouse does help moderate temperature somewhat we did find sleeping a challenge on a couple of nights when daytime temperatures reached into the low 30s Celsius and nighttime cooling (and the floor fan in the room) couldn’t keep up. The breakfast (included in the room rate) is continental in a fashion familiar to North Americans, with cereal, some sweet pastries, bread, yogurt and some fresh fruit, but no more substantive protein options (like cold cuts, cheese or hard boiled eggs). If you’re prone to more active mornings - like we are - this was a bit of a challenge. We would gladly have paid an additional €10 Euros for some cold protein options at breakfast. On that note, since you’re a reasonably long way from any amenities (a 15 minute drive to the nearest grocer) it’s hard to have your own snacks or drinks on hand for daytime lounging about (especially at the very nice outdoor pool). This challenge could be mitigated if guests had access to a small refrigerator where they could store odds and sods for their daytime access. But, in summary and to be clear, this is a wonderful place to set yourself up for a relaxing sojourn in rural Umbria. The vibe is chill, the air is clean and smells delicious, the hum of bees in the luxurious beds of lavender surrounding the pool lull you into contentment, and Daniela and Marco top it all off with a generous dollop of charm and energy. We hope to return someday for sure.

Our stay was heaven! Absolutely everything was amazing. Daniela and Marco (and Miles) made us feel relaxed and at home the minute we arrived. The house and grounds are so beautiful. Dinner was perfect. We can't say enough good things about our stay, and we can't wait to return.
