Our B&B is located a stone's throw from the sea in an area of great history, architecture and culture, in a quiet, panoramic setting nearby Mare. "Podere 269" is welcoming, with refined attention to detail.

Podere 269 has many qualities. The first and foremost is Luca,always present,kind and attentive to every need,including the generous homemade breakfast served daily that has nothing to envy from quality hotels. The location relative to the sea is very close and convenient:you can go and return in 5 minutes by car. The beautiful view over the fields and wooded hills that surround it is no less impressive and,despite nearby roads,you can comfortably sleep with the windows open and enjoy the sound of nature. The rooms are new,simple and pleasant,equipped with a fridge and private bathroom,and are cleaned every day with great care. The price of the stay,especially in high season,is much more honest and competitive than other properties in the area,which I doubt offer more for a cost that is often double. Definitely a place to return to and to recommend. Thank you very much, Luca.

Above all,I want to highlight Luca's kindness and professionalism,the owner and manager of this lovely farmhouse a short distance from the most beautiful beaches of Punta Ala.Empathetic and sociable without ever being intrusive,Luca pampered us throughout our week there.Spacious and comfortable room,very clean and functional with air conditioning,a small fridge and a very large shower.Breakfast is the other strong point:cakes skillfully prepared by Luca,served with yogurt,cereals,juices and of course milk and coffee.Top-notch cleanliness.Shaded parking and lots of greenery all around.We will definitely return!

Highly recommended. Located in the countryside not far from facilities and a stunning sea where in the evening one enjoys peace and a light fresh breeze. A lavish breakfast served and spectacularly delightful with local and packaged products from the friendly and affable owner Mr. Luca. Excellent cleanliness, the room has everything you need and is quite spacious including the bathroom with a large shower. Honest price. I will return.

I booked Podere 269 for my parents who had a great time. Simple but welcoming room, comfortable and very clean. Quiet place and close to the sea. They were amazed by the excellent abundant breakfast, with homemade jams, cakes, and bread made by Luca the owner, very kind, professional, yet down-to-earth and very helpful. It's a pity about the few days of stay. Highly recommended anyway.

An oasis of peace and relaxation, in the evening you can enjoy a spectacular sunset over the countryside. In the morning a delicious breakfast under a nice, green and blooming porch. The homemade cakes are really very good. Luca is a host who knows how to do his job in the best way! Strategic location, close to the beaches. I was there for work and had breakfast at seven in the morning before the other guests. The room was immersed in the countryside in a very quiet location. Comfortable structure, not far from the sea. Located on a road that is not very passable by bicycles due to traffic, but with the motorcycle or car there are no problems. In five minutes you are in Punta Ala, in ten minutes in Castiglione della Pescaia. Luca, the manager, is a very kind and helpful person. The breakfast is wonderful! Nothing packaged, everything prepared on-site: from the bread to the jam, to the yogurt and the cakes, everything is perfect.

We have just returned from a week at Podere 269. It is a structure obtained from a farm about 7 kilometers from Punta Ala. Luca, with an important background in hotel management, manages it independently. He is a caring, kind, and never intrusive host. Breakfast is his strong point. Every morning, you will find warm bread, jams, and delicious cakes, all made by him. The rooms are simple but very clean and have new bathrooms. The structure is a few kilometers from the best beaches in the area, including the legendary Cala Violina, which is practically inaccessible in August because it is almost impossible to book. There are also a couple of restaurants in the area where you can enjoy Maremma cuisine. I feel like recommending Podere 269 for its excellent quality/price ratio, especially considering the generally high prices in the area.

B&B in the countryside but close to everything, between the sea and the mountains, the location for us was perfect. When the temperature reaches 35 degrees in front of the rooms, it will be an oven. A tent for each room or large umbrellas would be needed. This is the only thing I feel like saying. For the rest, it's exceptional for the cleanliness, the manager, the location, and the breakfast.

We stayed at the B&B Podere 269 from the 4th to the 11th of September 22. We chose this B&B mainly for its location, close to beautiful beaches and very interesting villages to visit. The pleasant surprise was the structure: rooms overlooking the countryside, with impeccable daily cleaning. Last but not least, the kindness and availability of Luca, the manager who "pampered" us every morning with a delicious and abundant breakfast prepared by him: from sweet treats to jams, from yogurt to exquisite bread. For our week-long vacation in Tuscany, we couldn't have made a better choice than staying at Podere 269. Its strategic location allows you to enjoy all the best beaches in the area, first and foremost Cala Violina. The days start off great with breakfast personally prepared by Luca. His tarts, in particular, are phenomenal. Excellent room cleanliness. Furthermore, Luca has always been willing to meet every need (including the use of his freezer) with a cordiality and generosity that's hard to match.

We booked at the bed and breakfast Podere 269 in February choosing it for its strategic position, excellent to reach the various coves and halfway between Follonica and Castiglione della Pescaia. Arriving on a Monday afternoon in June, we were immediately welcomed by the manager Luca, very kind and hospitable. He showed us the room and some indications on what to visit and where to eat. The room was tidy and clean, tidied up daily. The breakfasts offered by Luca were exquisite from the first to the last, all made at home by him! From the plumcake to the citrus fruits and pistachios, to the muffins with pine nuts and toasted almonds, to the chocolate and orange ring cake, to the cake with peaches and the tarts with various jams; but also the cereal bread and the yogurt with fresh fruit. In general, when we are on vacation we also like to have a savory note for breakfast and, after the first day, we expressed this desire to Luca, who satisfied us with a warm toast every morning, every day was a treat. Throughout the stay, Luca was always available, even allowing us to use the freezer for ice. He was really good at creating a family atmosphere, so much so that in the morning we all gathered for breakfast exchanging experiences and advice. If you happen to pass through the fantastic Maremma Tuscany, do not hesitate to stop at Podere 269 by Luca and the beautiful sunflowers.

Well-organized and comfortable structure, very close to the most beautiful beaches of the Tuscan coast. Discreet manager always ready to respond to guests' requests and/or information. Fantastic breakfast, perhaps an "international guest" might miss the "savory" part, but the quality of the "sweet" breakfast is above expectations. It will definitely be the subject of our next visit. Returned to the structure in June 2025 and appreciated the introduction of savory items in the morning breakfast. B&B with 4 rooms in total, all translates into tranquility, despite there were other guests, we never heard anything. Quiet place, quite close to the sea (4/5 km), uncrowded free beach, actually sometimes not very crowded. In the surroundings, you can eat well with a normal cost, also there are kiosks selling good quality fruits and vegetables! In the end, I can say recommended. I went with my girlfriend to do horseback riding, the room is very simple, located in a quiet area. The structure is separate from the property, there are 4 rooms immersed in the Maremma countryside. The owners are very helpful and very quick with the breakfast in the room. We will definitely be back! Small advice: Bring cash because they do not have a POS machine in the property.

Beautiful holiday, quiet location, nice owners, great breakfast served outside on the lawn. The rooms are very clean, spacious, and modern. There are various Italian TV channels in the room, but also English channels. During our stay, a wifi antenna was installed, so wifi with a good signal is now available. Whatever wish we had as guests, it was fulfilled. The location of the property is convenient. It's only about 2km to the beach of Punta Ala and sitting on the terrace in the afternoon, you have wonderful peace and a great view of the countryside and mountains. We would come back anytime! Communication in Italian and also in German possible.
