Il Viale B&B

A structure designed, planned, and built by the Cappelli family to offer guests a comfortable stay in hotel-style rooms.

The B&B is located on Viale IV Novembre, near the city center, just a stone's throw away from the Piaggio plant and its museum, as well as the Sant'Anna University and the train station with connections to Pisa and Florence. Furthermore, the Lotti Hospital is situated less than a hundred meters from the property. Florence, Pisa, Livorno, Lucca, Versilia, Montecatini Terme, Casciana Terme, Volterra, and the Tuscan hills.. all within an hour's drive.

A complete renovation has allowed us to equip each of the 5 rooms with a small private bathroom with a shower. An additional accessible bathroom is available for the two ground floor rooms, with access from the hallway.

The heating system is underfloor and, like the summer air conditioning, completely independent for each room.

A controlled mechanical ventilation system with heat recovery ensures continuous air circulation in all areas.

All rooms are equipped with a 32" LCD TV, a minibar (see dedicated page), a kettle with coffee, tea, etc., and internet connection through free Wi-Fi.

Special attention has been given to soundproofing between the rooms and towards the outside; all walls have been covered with plasterboard combined with thermal and acoustic insulation, and the windows have been replaced with fixtures that provide excellent levels of insulation.

Thanks to these interventions, we have achieved a high level of comfort in the rooms.

The property is not staffed, but thanks to an access control system, guests have no time constraints and can enter according to their needs.

All rooms will be tidied up and cleaned daily.

In the near future, after the construction of a suitable space, we will be able to serve breakfast inside the property.
