Welcome to Soggiorno Pezzati, a cozy family-owned guesthouse located in the heart of Florence. Our guesthouse is situated on the second floor (no elevator) of a historic building dating back to the 1500s. We opened our doors in 1992 and have been welcoming guests from all over the world ever since. Iwe underwent a renovation to update our rooms and amenities.
Our guesthouse is located in the San Lorenzo area, just a 10-minute walk from Santa Maria Novella train station, the Palazzo dei Congressi, and the Fortezza da Basso. It's also just a 10-minute walk from the famous Piazza del Duomo and all of the city's most important museums and monuments.
Our rooms are newly renovated and very comfortable, each equipped with a private bathroom with a shower, hairdryer, color TV, mini-fridge, and free Wi-Fi throughout the property. You'll also find a kettle with tea and herbal infusions in your room or in the shared kitchen.
While we don't serve breakfast, we do provide a small welcome gift in your room or in the kitchen for you to enjoy. Our rooms are quiet and bright, with heating in winter and air conditioning in summer.
Our fully equipped kitchen is available for guests to use, complete with a microwave and espresso machine. You can prepare your breakfast or other meals at your leisure.
We offer free Wi-Fi throughout the property and can also assist with museum reservations or tours of Florence and the surrounding areas.
If you're driving, please note that we are located in a restricted traffic zone (ZTL). However, you can drive right up to our door by following the directions on Google Maps and park at the nearby Sant'Orsola garage (150m away) for a fee of 26-30 euros per day, depending on the car size. They will communicate your license plate to the authorities upon your arrival. If you prefer not to park in the garage, please avoid entering the ZTL. Another economical and convenient option is to park your car outside the city at the Villa Costanza parking lot, located directly off the A1 highway (near Scandicci) for only 7 euros per day. From there, take the T1 tram to Fortezza and walk just 5 minutes to reach us.
We are always available at Soggiorno Pezzati from 8: 30 am to 1: 30 pm. If your arrival time is outside of these hours, no problem! Just contact us at least one day in advance and we will provide you with self-check-in instructions so you can arrive at your convenience.
There is no curfew at our guesthouse as we provide guests with a set of keys to come and go as they please. Our quiet and youthful guesthouse is run by owner Daniela and her collaborator.

We had a great time. The owner gave us many facilities to enter the accommodation outside the normal check-in hours. The room was clean and spacious. Very central. We also left our bags at the establishment after check-out, without any problems. 100% recommendable. Thank you for everything.

The property is in an area that feels unsafe at night. We had to chase the owner's son to pay our bill. Room was clean but common kitchen was not. Statement about "we do not offer breakfast although we are a bed and breakfast but we are offering you a gift if breakfast" needs to be revised. We were there in May and the AC was not to be turned on. Without window screens, a number of mosquitoes came in at night. So the subsequent nights, we had to spray ourselves with bug spray before bedtime.

The structure is in the city center, it takes only 15 minutes on foot, not at a fast pace, to reach the Duomo square. The room assigned to us by the manager, although clean, is really very small and with the window not at eye level, which causes some discomfort when opening and closing it. Like the room, the bathroom in the room is also very small. The manager is a very nice person, he took care to get us a pair of replacement bath towels, even before the usual 3 days established for almost all B&Bs.

Room very close to all tourist sites, street a bit noisy early in the morning because close to a garage and market stalls. Only one coffee pod per day, otherwise Nescafé! No availability from the owner for advice on the city. To be classified as Rbnb and not bed and breakfast.

We really enjoyed our stay at the Soggiorno Pezzati Daniela. It was well located, close to the station and also within easy walking distance to the Duomo, Ponte Vecchio, Academia and more. Daniela’s communication was great and everything felt easy. The room was small but lovely, extremely clean and quiet. We loved having access to the kitchen and the breakfast items provided. We would definitely recommend the Soggiorno Pezzati Daniela.

Brilliant place, quiet, very central. If you have big luggage, be aware that there is no lift. Other than that, people were extremely friendly. I speak broken Italian, and the lad spoke broken English, but he made an incredible effort to provide help. Great place, great people.

Overall the stay was positive and without any kind of issue or unexpected events. Therefore, I feel comfortable recommending the property and will return if needed. The only things missing are: mosquito nets on the windows (although there is an electric anti-mosquito device in the room) and the shower tray, the absence of which causes the bathroom to flood when taking a shower.

Mrs. Daniela is a really helpful and welcoming person, the structure equipped with all the comforts fully met our expectations, the area is very central but not noisy or chaotic, close to the station, the center, and the main attractions that the city offers. Ideal for those who decide to visit the city on foot and with children, definitely recommended 100%.

We stayed 2 nights. Welcomed in an exceptional way by Mrs. Daniela who was kind and helpful throughout the stay. She was attentive to the request of each of our needs. We felt at home. The b&b is in an optimal location close to every place to visit. I recommend it and rate it top marks: TOP.

Breakfast like in a bar, everything very clean. The manager was fantastic, very efficient and friendly. We will definitely come back if we return to Florence.

The structure is exactly as seen in the photos here. The environment is fragrant, clean, and very welcoming. It is located right in the center, and in about 4/5 minutes you reach the Duomo Square. The B&B is very quiet despite being in the center; for example, when I went there were road works about 50 meters from the B&B, but inside you couldn't hear anything at all. The beds are memory foam and very comfortable, especially after a whole day in Florence. I really recommend this B&B for a good value for money and for the warm welcome of the owner Daniela!

Historical structure located a few steps from the center in a quiet area, easy to reach on foot. The accommodation is very welcoming and the rooms with private bathroom have TV, air conditioning, and a kettle for a cup of tea: practically nothing was missing! The kitchen offers a wide selection of breakfast foods (there was even soy milk for those who are intolerant like me). The manager is very helpful and kind, my family and I had a great time. If I were to find myself in Florence again, I would come back here, I recommend it!

If you need to come by car, know that the structure is located in the ZTL, so either leave the vehicle outside of it or you can park the car at Sant'Orsola parking in via Sant'Orsola at a cost of 25€ per day. For the rest, the accommodation is very comfortable and well located near the most beautiful artistic attractions of Florence.

We stayed here only one night because in the previous nights we had used a structure present in a smartbox that had been given to us. Immediately we noticed that it was a much nicer, cleaner and well-kept place compared to the other one and we promised ourselves that we would definitely come back in the future. Unfortunately, the trip to Florence between a stolen wallet and various health problems was not very pleasant, but despite this, the total day of rest that we were able to enjoy in this structure, together with the kindness of the staff, warmed our hearts. Moreover, the location is great and nearby we found a really good trattoria! In short, rating 10.

I stayed at Daniela and Idania's from the 22nd to the 26th of May. I had a wonderful time. The single room, number 4, where I stayed for 3 nights is cute, like a little gem. Decorated with taste and very functional. But being quite small for longer stays of more than a couple of nights, when tiredness sets in, it's better to opt for the double room for single use. I actually stayed in the green room (The 7th) for the last two days of my stay and immediately found great benefit. Beautiful room, very bright, well-ventilated, and decorated with the good taste of the previous one. Even the bathroom is significantly more livable. Daniela was very helpful and kind right from the start, ready to advise me for every need. Idania is a wonderfully sunny girl who brings contagious cheerfulness. I will definitely return to them as soon as I have the opportunity to come back to Florence. Thank you very much girls, see you soon.

Great welcome, the apartment was large, clean and original. Finely furnished and well equipped, with exposed roof and beams. Located on the second floor without a lift, in a typical house in Florence. The bedroom is small but the bed is very large and comfortable. The kitchen also has a sofa bed. The bathroom is decently large even though the sink is rather small (to open the door) and you risk wetting the floor while washing. Still beautiful and absolutely recommendable.

We were very pleased. Clean room, very detailed. Small but functional bathroom. A stone's throw from the Duomo. Mrs. Daniela is very caring and friendly as well as the girls who work by her side. I highly recommend it for those who decide to visit Florence for a few days.
