Description

We offer our guests the possibility of short or extended stays in a comfortable and charming structure.

The late 19th century building overlooks one of the most suggestive areas of the city: Venezia Nuova. The house, of which the last renovation is in 2025, offers guests 3 double bedrooms with private bathroom, two of which overlook the canals of Venezia Nuova and 2 bedrooms with a shared comfortable bathroom.

Dogana d"Acqua Rooms & Art is situated 400 mt far from the city centre and 500 mt far from the port of embarkation for the islands, Corse, Sardinia and Capraia; with public buses LAM blue or red you arrive in 10 minutes from the Central Station and in 10/15 minutes you can reach the seaside, the magnificient Terrazza Mascagni and the Acquarium, the Naval Academy, the Hospital.

Nearby there are several bars where you can enjoy an excellent breakfast, sweet or savory, until early morning.

Near the structure there are several "taverns" where you can taste typical Livornese cuisine; we can gladly show you the best and book a table for you.

We also host work or study groups for medium / long periods.

Check-in time is from 2pm till 8pm; a late check-in is possible till 10pm with a supplement of € 10 and from 10pm till 12pm with a supplement of € 15.

We are Annalisa and Massimo, adoptive Leghhorn's citizens; we love this city for its beautyful seaside, its mild climate and its history. Receiving people in our home is always a pleasure, because we like meeting people, knowing different cultures, giving suggestions how to live Livorno and Tuscany in the best way. We host people passing through to the islands (Sardinia, Corsica, Capraia), who come in Leghorn for job and culture or people who want to spend holydays here.

We like listening music, reading books, cinema and, each time it's possible, we love traveling.

Area city center

Dogana d'Acqua Rooms & Art is situated in the centre at 900 mt from Piazza Grande; in the typical areas of Pontino and Old Venice (a neighbohood of Livorno), it can be easly reached from the railway station in 15 minutes bus (LAM blue or red).
The port for the islands is just 400 mt away; the main hospital Ospedale Civile and Villa Tirrena are just 20 minutes bus.
With bus LAM, which stops at 500 mt from us, it's easy to reach the Naval Academy, the seaside: at the arrival we will give all the exact informations.
Anyway Livorno is a small and flat city and it's easy to reach quite everything by bike.

Il quartiere Pontino, nel quale è situata la nostra struttura, insieme al quartiere Venezia, a 150 metri da noi, sono i principali quartieri del centro storico di Livorno, tra i canali medicei e la Fortezza Nuova. La centralissima piazza della Repubblica è a 300 metri. Non capiamo quindi cosa intenda per un po' periferico. Alla prossima occasione! Annalisa e Massimo.

Very nice owner, she even speaks a bit of German, so communication was easier for us.\nAccommodation decorated with great pictures by her and other artists.\nIf you come from the ferry and want to visit Livorno, it is ideal, as it is only a few minutes by car from the port.\nLivorno is very authentic and not yet overrun by tourists. Ordinary apartment in direct proximity to the old town. We were only there for one night to take the ferry to Corsica the next morning. Everything went well. We were very satisfied and slept well.

The property is located in a historic building overlooking the street that runs alongside one of the many canals in Livorno. The room is spacious and clean. We arrived at this property located in the heart of Livorno, just steps from everything: center, station, market, shopping area. Dogana d'acqua is very well kept in every detail with a truly fascinating style! The property is brand new and equipped with every comfort. The cleanliness is excellent in every room. Massimo, the owner, is kind and friendly, he gave us great tips for visiting the city, its history, and also where to go to the beach. He gave us tips on where to eat well, and it was the case! I highly recommend it.

The accommodation is beautiful, very relaxing and clean. We enjoyed our stay. Our hosts were very friendly and helpful. If booking for a ferry transfer, look at where your ferry is leaving from as you will need a taxi. The port will not let you walk there as it is too busy. Taxis need to be booked on the day and are approximately €20.

We had a nice week at the accommodation. It is worth mentioning that each room has its own bathroom with toilet and shower. Most of the beds were comfortable. The location is very quiet with a beautiful view. A supermarket is right nearby and the center is only a ten-minute walk away. A morning visit to the very nearby bar "Il Pontino" is highly recommended! The kitchen could be slightly better equipped. Also, a note that the second payment and deposit must be paid in cash only (and not by card) would have been good. Honi soit qui mal y pense. It's not pleasant to walk around with over 2000 € in cash. Otherwise, a completely successful stay.

We stayed in Livorno for just one night on our way through. The manager welcomed us late in the evening with great kindness. The next morning, his wife greeted us with the same courtesy in the beautiful breakfast room. Delicious breakfast, very nice and clean room. Highly recommended!

I stayed with my family for four nights. I can't say anything negative about this wonderful bed and breakfast! Annalisa and Massimo are very pleasant, helpful, and welcoming hosts. We received a lot of information about the area and local activities. The property is very beautiful, and what struck us was the attention to detail: the rooms are tastefully furnished, the linens are of excellent quality, and there are original and sophisticated furnishings. The breakfast was truly superb. Every morning we were offered, in addition to cookies, cereals, juices, and jams, also homemade yogurt and exquisite homemade pastries. I highly recommend it.

Excellent structure, strategic location for my needs. The owners are friendly and helpful. We received support on where to go for dinner and visit the center. We spent a few days in Livorno staying at the B&B Dogana d'Acqua Rooms & Art. It was a wonderful experience. Massimo and Annalisa welcomed us in a friendly yet professional manner, providing us with very useful information for exploring the Etruscan Coast and getting to know the city and its Medici canals. The breakfast is excellent and meticulously prepared: Massimo bakes bread and sweets at home. The location is extraordinary for both the boat trips and the city. We plan to return on another occasion. Ileana and Francesco.

Very well-equipped apartment in a great location. Convenient both to the city and the ferry port. Particularly friendly and accommodating landlords! Massimo and Annalise work really hard to make their guests welcome and ensure they have a great stay. They recommended things to do and how to get the best from our visit. We really enjoyed their company and the cutest son ever, Eugenio. The property is in a great location on the canals and is close to some excellent restaurants especially for fish dishes. The residence serves excellent breakfast with home made bread, yoghurt and cakes. We loved Livorno and the Dogana D'Acqua and would happily go back in the future. Thank you for an excellent experience.

We stayed as three adults for just one night, waiting to embark for Sardinia the next day. The property is right near the embarkation point, the room very clean, quiet and the breakfast genuine and well-prepared by Massimo, who was also very kind in advising us where to eat and what to visit in a day. I highly recommend the property and if we happen to return to Livorno we will book with great pleasure.

Short Easter weekend. Very clean and well-kept structure, original furniture and super abundant breakfast consisting of homemade and quality products. The hosts, Annalisa and Massimo, are very nice and friendly, available at all times for suggestions and sharing. I had a great time and the small Venice area is very nice. Very beautiful structure close to the center and the embarkation area. The view from the rooms is very suggestive as it overlooks one of the navigable canals in the Venice neighborhood. Spacious room, attention to detail, and very clean. The managers are very helpful both for practical information (restaurant reservations) and to have breakfast early since we had a very early boarding. In addition, for breakfast, homemade bread, croissants, and yogurt are served.

Apart from the convenience compared to the city center, the peace that reigns in this place, the cleanliness of the rooms, the simple yet sophisticated furnishings, the excellent care and quality of the breakfast completed by foods produced by themselves, I can only review the hospitality of the managers as a great added value. Their "positive energy" that they transmit naturally cannot be ignored and make you think that you will be happy to return to them on your next visit to this city.

I spent two nights here in May 2016: The two operators are really lovely, loving people, who have decorated their rooms and the entire apartment with great artistic intelligence and make a huge effort with everything. Very quiet at night. Everything within walking distance. The car can be parked in front of the door.\n\nI would love to come back here anytime! A big compliment to both. - The foreign languages spoken by the two are German and English, so Italian is not necessary.

I returned to Livorno after 8 years of absence as a "Tourist", this stay was given to me on the occasion of my.. th birthday by my current partner and together we spent this vacation.\n\nI was pleasantly surprised by the choice you made because the experience lived at the B&B Dogana D'Acqua I will carry with me as something "Beautiful". I met two truly "Special" people (the managers) who welcomed us with kindness, hospitality, and familiarity, making us feel at home. The structure is well furnished, the room very large and welcoming, the bed comfortable, the view from the balcony overlooks an Ancient Livorno with its "Fossi" and the New Fortress in the background.\n\nCleanliness and breakfast are also strong points of this "structure", abundant and good with homemade sweets, bread, jams and all served with background music and very well-kept equipment. Thank you from the heart.

I stayed overnight on May 29th with my husband. The property is very well maintained, clean, welcoming, and centrally located. The proximity to Livorno port, from which we had to embark the next morning, was excellent for us. The owners are very kind, helpful, and recommended us an excellent trattoria where we ate typical Livornese dishes at a very reasonable price. I highly recommend staying at this B&B.

In the morning, upon waking, before even opening the window, I was struck by the peace of the place: I don't want to sound rhetorical, but I only heard the birds chirping. Then, I opened the window and saw the shimmer of the canal water and the boats, and finally, I could expand my gaze and nothing stood between me and the water and the colorful albeit faded houses: Livorno is like this, a place with vast spaces, from any perspective one looks at it. The gaze expands and the heart follows. The image was perfect.\n\nI love Livorno very much and its subdued beauty, and I recommend the "Boat tour of the canals" after looking into the history of this unique city. But the tour explains a lot.\n\nAway from mass tourism, in search of something to discover, Livorno is all to be discovered. The Dogana D'acqua is Livorno: welcoming, respectful of privacy, kind, interesting, this is the environment where I stayed.\n\nI recommend this place, city, and structure warmly.\n\nI still thank Annalisa and Massimo and hug the little one.\n\nSee you soon.\n\nIda, Ezio and Gilda.

It was a very short but great stay. Annalisa is very kind and friendly. She made a great impression on me, never having used a Bed and Breakfast before. Excellent location for those like us who had to take the ferry to Sardinia. It is only 10 minutes away from the embarkation point. I stayed at this property for four days. The Bed and Breakfast is located in an excellent position that allows moving around on foot as well. The owner is fantastic and the environment is very family-like. She recommended excellent restaurants and knows the area very well. The cleanliness and hospitality deserve the highest marks. I usually travel all over Italy and often abroad due to my job. I am a photographer and I know well how important courtesy and hospitality are in the judgment of an accommodation. The courtesy of the owners is truly commendable, as is the cleanliness of the environment. The house is beautiful, welcoming, and well-kept, and having breakfast with homemade sweets and bread was a wonderful experience that I will gladly repeat if I should return to Livorno. The reason for my visit was to spend a couple of days relaxing with my partner, and I would say that the objective was absolutely achieved. Highly recommended.

The location is very central and within walking distance of all of the main things to do in Livorno. From the train station, it is a very short ride on the number 1 bus to Piazza Mazzini, and then a 7-10 minute walk from there to the B&B.
