Description
In the heart of Florence, in the DISTRICT OF SANT'AMBROGIO, 10 minutes walk from the Duomo and 5 minutes from Santa Croce, inside the same small and ancient building, I have various accommodations options, consisting of renovated and comfortable studios located in different floors (THERE IS NO ELEVATOR)

ON THE SECOND FLOOR
A STUDIO of 25 square meters, a unique environment with kitchen, sleeping area and bathroom.

The kitchen is new just renovated, the large bathroom with shower and bidet.

There is wifi, TV, air conditioning and kitchen equipped with electric oven.

NOTE: in this apartment there is a key system that forces you to turn off the air conditioning, heating and lights when you leave the house. This system was installed to avoid wasting gas and electricity given the restrictions and high price increases of the last period in Italy
ON THE THIRD FLOOR
A STUDIO of 25 sqm with new furniture, kitchenette, WiFi, air conditioning and all the necessary comforts such as wifi, air conditioning, stove with microwave, fridge and bathroom with bidet and shower. NOTE 1) : NO TV. NOTA 2) : in this apartment there is a key system that forces you to turn off the air conditioning, heating and lights when you leave the house. A LOFT of 20 sqm, small but cozy and with all the comforts: TV, wifi, air conditioning and kitchenette with microwave oven and bathroom with shower, recently renovated with new furniture, has a French bed and a half on mezzanine with exposed beams and a sofa and living area with kitchenette in the lower part. NOTE = toilet with Sanitrit system, NO BIDET
ON THE FOURTH FLOOR
A SMALL STUDIO WITH TERRACE, a small but comfortable space equipped with everything you need for a comfortable stay: air conditioning, WiFi, kitchenette, small bathroom with shower without box, air conditioning. A terrace overlooking the rooftops of Florence from which you can also see the dome of the Duomo. NOTE: NO TV, NO BIDET, shower and toilet together in the same space, see photos

HOUSE RULES
* STRICTLY forbidden to smoke in the apartment, even with open windows (50 euro fee)
* I will need your ID (EU citizens) or PASSPORT (non EU citizens) at your arrival cause according to Italian law n. 214/2011, the stay of not resident people has to be communicated to local authorities for security reason.

* Please, take out rubbish at your check-out
* do not make noise from 11 pm to 7 am
* keys loss or breakage has a penalty of 40 euro
* for stays more than 6 days, heating is not included in the total price and has to be paid with the reading of the gas counter at the check-in and the checkout

Cancellation conditions (except for non-refundable rates)

The penalty varies depending on the time of cancellation
- from time of booking to 7 days before the check-in date, no penalty is charged;
- from 6 to 5 days before the check-in date, you will be charged a penalty of 50% of the total cost of the booking;
- from 4 to 3 days before the check-in date, you will be charged a penalty of 70% of the total cost of the booking;
- from 2 to 1 days before the check-in date, you will be charged a penalty of 100% of the total cost of the booking;
- A penalty of 100% of the entire cost of the stay is applied for failure to show or cancellation on day of arrival;

Payment terms

Balance to be paid at check-in
For non-refundable discounted rates, when the facility requires it, the guest must pay in advance as indicated to complete the booking. Payment is not refunded in the event of a cancellation.

Final cleaning has a mandatory additional cost of 20.00 € per oom/accomodation

Sant'ambrogio area, that is part of the Santa Croce district, one of the 4 historic districts in which Florence is divided. The apartments are located 8 minutes walk from the Duomo and every touristic attraction can be reached on foot easily. The neighborhood, although it is in the heart of the old town, is quieter because outside of the crowd and confusion that may grim around the Duomo. Here you can find a more original and characteristic Florence: you could meet the locals who live in the center, and you will find all the amenities you may need (supermarkets, a fruit and vegetable market, bars, restaurants, taverns, pastry shops, cafes, paninoteca and all kinds of shops)

Very nice stay in Florence. The apartment has everything you could need, full kitchen, shower etc. Really good communication, answered every question I had. Great recommendations on where to eat or have a coffee. Will return if we are back to Florence. Only negative is it can be noisy from the stairs, it's an old building so understandable.

Everything was nice an convenient. Perfect price for what u get. Well located close to the center but still calm. I loved the Terrazzo for drinking a coffee in the morning.

Non lasciatevi ingannare dall'esterno scadente del palazzo. La casa è ben arredata e perfettamente posizionata per godere di tutto ciò che si desidera a Firenze. Ha tutto ciò di cui avete bisogno.

Salve Michael, grazie per la precisazione sul palazzo, poichè mi dai la possibilità di descrivere la situazione. Purtroppo stiamo affrontando da 2-3 mesi un problema di infiltrazione di acqua nell'ingresso del palazzo, e nonostante tutte le indagini, il problema rimane ancora irrisolto, purtroppo per me e per tutti i condomini e gli ospiti dei miei appartamenti, l'ingresso del palazzo si presenta stonacato e il muro aperto, dunque esteticamente non piacevole da vedere.... mi dispiace davvero tanto di questo perchè ci tengo molto all'estetica e alla cura degli alloggi. Speriamo di risolvere quanto prima poichè nei palazzi ultracentenari del centro storico diventa molto complesso gestire le questioni strutturali. Ringrazia molto i tuoi genitori per la loro gentilezza e spero di potervi ospitare di nuovo in futuro, sperando questa volta con l'ingresso delle scale rinnovato :) Un caro saluto!! IRENE

Il posto era perfetto perché in una posizione molto strategica. Irene si è dimostrata molto disponibile, affidabile e cordiale. Il monolocale al terzo piano è molto accogliente. Unica pecca forse le scale per arrivarci. La struttura non è nuovissima di conseguenza non è presente un ascensore e salire i bagagli nelle scale strette è un pò complesso. Per il resto tutto molto carino e accogliente. La cucina molto fornita, anche caffé e té per ogni evenienza.

Ho soggiornato nel monolocale con terrazza dal 6 all'11 ottobre 2022. Il monolocale è piccolo ma confortevole, completamente attrezzato e fornito di detersivi e saponi da bagno. Non manca niente. La posizione centrale è comodissima. Il valore aggiunto è la terrazza sui tetti con vista sulla cupola di Brunelleschi. Non ho conosciuto Irene ma le sue indicazioni sono state molto precise. Siamo stati nel monolocale del 2° piano. L’appartamento corrisponde alle foto, è in una posizione ideale per visitare Firenze, è molto pulito e molto tranquillo (si affaccia sull’interno). C’è l’aria condizionata. Irene è molto precisa nelle indicazioni che dà per la casa, ma anche per visitare, mangiare, ecc. Consiglio!

B&B a due passi dal duomo di Firenze. Puntuale e precisa l'accoglienza della gentilissima Irene. Il loft è pulito e funzionale. Si è completamente indipendenti. Parcheggi a pagamento nelle vicinanze. Ci torneremo sicuramente!

Ho soggiornato "A casa di Paola" e mi sono trovato bene in questa struttura situata in una posizione strategica al centro della città, dalla quale è possibile raggiungere Piazza del Duomo, Piazza della Signoria, Ponte vecchio e la stazione di S. M. Novella in pochi minuti. La consiglio sia per la gentilezza di Irene che ci ha suggerito locali e ristoranti dove mangiare e sia per chi vuole vivere appieno Firenze e godersi ogni suo angolo caratteristico. Esperienza da ripetere.

La struttura è trattata molto bene, si vede che è curata nei minimi dettagli. Avendo poche recensioni non sapevo che aspettarmi ma è stata sicuramente meglio di ciò che potessi immaginare, mi sono sentita come a casa. Sono andata con delle amiche lo scorso weekend e la signora si è letteralmente presa cura di noi, all’arrivo abbiamo trovato tutto ciò di cui necessitavamo, i letti comodissimi e la cucina sembra quasi nuova, ma il punto forte è sicuramente la penisola che da verso la finestra, e cenare vedendo il sole calare da quella finestra che affaccia su un meraviglioso giardino interno nel centro di Firenze non ha prezzo. Per quanto riguarda la posizione la casa è davvero ben collegata, a circa 3 minuti a piedi si trovano le fermate per gli autobus e a 10 minuti si raggiunge tranquillamente il duomo. Posso sicuramente affermare che sia io che le mie amiche abbiamo passato uno splendido weekend in questo appartamento e se dovessimo ritornare a Firenze non esiteremmo a contattare per lo stesso alloggio.

Sono una giovane ballerina romana e ho avuto l'opportunità di soggiornare da sola nella splendida casina di Irene per qualche giorno. La pulizia impeccabile, avevo tutto ciò che necessitavo senza dovermi sbattere per i beni primari (carta, caffè, saponi di vario genere compresi quelli per lavatrice e stoviglie) dato il poco tempo che avevo di organizzarmi durante la giornata. Tranquilla la zona, e ottima la posizione. Irene è una splendida host, gentile, accogliente, e sempre disponibile. Ottimo il rapporto con il prezzo.

Abbiamo soggiornato due notti in questo carinissimo monolocale nel centro di Firenze. La proprietaria Irene ci ha accolto con gentilezza e si è mostrata disponibile ad ogni nostra richiesta. La casa è piccola, intima e dotata di ogni comfort. Buon rapporto qualità/prezzo per la posizione in cui si trova. Sicuramente da consigliare.
