The accommodations at Guestroom rooms and apartments in San Teodoro are the ideal solution for a peaceful and comfortable vacation. Whether you choose to stay in our rooms or prefer the total autonomy of an apartment, we are ready to welcome you.

The rooms and apartments are located in two strategic points of San Teodoro. Depending on your needs, you can choose to stay in the apartments at La Suaredda, closer to the center of San Teodoro and La Cinta Beach, or in Lu Fraili, a quieter location close to Puntaldia, Lu Impostu Beaches, Cala Brandinchi, and Capo Coda Cavallo. Our optimal location will allow you to easily move between the most beautiful beaches in the area and the lively town center.

Our recently built guesthouse consists of six spacious rooms located on the ground floor and first floor, all equipped with a veranda or furnished balcony. The accommodations are comfortable and welcoming, ranging in size from 18 to 25 sqm and furnished with a design of simple lines and warm, neutral tones. This will create the perfect atmosphere for a pleasant stay in contact with the nature and sea of beautiful Sardinia.

All rooms are equipped with Wi-Fi connection, independent air conditioning, satellite LCD TV, safe, and complimentary toiletries to ensure maximum comfort during your stay.

Very nice, new property, very clean and well cared for both indoors and outdoors. A car is necessary, but in a few minutes you can reach beaches such as La Cinta, Lu Impostu, Brandinchi, etc. Ten minutes from the center of San Teodoro. Within a short walk from the property there are a supermarket, bar, pizzeria and ice-cream shop. There is a shared fridge, washing machine and microwave. Very spacious rooms. Nicola and his parents were welcoming and helpful. We did not have breakfast because we chose the room with a kitchen as we had a one-year-old child. Everything was perfect.

The breakfast is excellent, the homemade cakes are exquisite. The cleanliness of the room is impeccable. The B&B is in an excellent location to reach various beaches on the east coast. When we return to San Teodoro, Guest Rooms will be our reference point! Thank you.

I stayed for just one night with my family and my dog. Booking and check-in were very quick. New structure, with parking space, with very spacious and new rooms like the furnishings. Friendly managers who served me excellent breakfasts. The cakes prepared by the lady were exceptional and provided suggestions on places to visit and local restaurants, all very valid. We had a very pleasant stay. Very nice place, well located, clean, quiet with everything you need. Breakfast is very good and the cakes are homemade, the lady is lovely. Ideal location and small parking in front of the property. The beds are comfortable, the room quite spacious so I recommend this accommodation without hesitation. The only small downside was a problem with the shower drain, and the walls are quite thin so bring earplugs.

Excellent structure to visit the most famous beaches in the area. With a 5-minute drive you can reach the town center and within a maximum of 15 minutes the surrounding beaches. The area is very quiet and peaceful, you sleep very well. Room equipped with everything you need and a newly built and modern structure. Excellent breakfast, with sweets made by Nicola's mom.

We stayed at Guest Rooms for 10 days, we had a great time. Located a few kilometers from the center, on the main road, yet you can enjoy the silence and tranquility of the place. The breakfast is excellent, the lady prepares homemade sweets and suggests places to have lunch, dinner, and beaches to visit. Kindness and courtesy are the order of the day. The structure is new and has a well-kept garden, the rooms are clean and the design is simple and elegant. We will definitely come back!

The kindness of the manager was evident even before staying at this property, from the booking phase. The rooms are new, very clean and comfortable. It's nice to see the reed bed and the garden, it feels like being in the countryside but you are just a stone's throw from the beaches and San Teodoro. We stayed in 2 for 6 nights the week after mid-August. The structure is new, equipped with everything necessary with the possibility of a kitchenette and in all a mini fridge and a small balcony with a table to dine outside. Abundant breakfast thanks to the very kind mother of Nicola who every day bakes fantastic sweets and was available for any request. The location is great, you can reach the center of San Teodoro and all the beaches in 5 minutes by car. The quality/price ratio is excellent. We absolutely recommend it.
