The B&B Villa Pini is made up of 4 totally independent rooms, both with bathrooms for exclusive use. Entrance takes place in each of the rooms in complete autonomy and privacy.
The rooms, each equipped with a garden/patio also for exclusive use, are well exposed and offer considerable brightness for excellent sunshine even in the winter period. In each garden we have created an outdoor sitting area to allow our guests to relax, read a book or simply sunbathe. The comfort of the rooms is excellent and benefits from functional and efficient underfloor heating, air conditioning, wifi, mini fridge, hairdryer, soap line.
Our beds are all equipped with super comfort mattresses. The acoustic insulation coefficient is very high which, combined with the tranquility of the area, will allow you to sleep well.
This is also because the structure was recently built using the latest technologies, to offer its guests superior comfort in terms of thermal and acoustic insulation.
Our rooms are also perfect for working, in each of them you will find a real desk with a very fast wi-fi network made up of latest generation equipment.
You will also like the microclimate of this area of ??Civitanova; we are in a slightly dominant position compared to the center and this is contributed by the influx of the light but pleasant breeze coming from the sea which mitigates the hottest days and reduces the humidity level.
A few meters from us, an equipped playground for children and a historic and well-stocked bar-tobacconist with lotto-enalotto-sisal bookshop.
We are very close to the famous and renowned clinic - care home "VILLA DEI PINI", so much so that, by staying with us in a few steps and without climbing even one meter, (entrance from Via Liguria - on foot, not even 200 metres) you will be at clinic reception.
If desired, in just a few minutes on foot, in addition to being able to head towards the center and the sea, it is possible to reach the pedestrian path with cycle path that connects the center of Civitanova Marche with Civitanova Alta; the route, which extends for approximately 4. 00 km, is very pleasant for its indisputable naturalistic value and the beauty of the views, equipped with numerous rest areas also equipped for performing gymnastic exercises.

My name is Andrea, I am committed on a daily basis to accommodate our guests better and to make sure that their stay will be on top of their expectations; I am a regular visitor of B&B and I have visited many throughout the national territory; when I decided to start this business I marked the whole construction of the structure, made ??entirely by me with my hands, making me constantly one question: if I were the host of one of these rooms, as I would find them?.

According to all my fellow citizens, this is the best neighborhood in the City! in particular what is appreciated is the cleanliness of the air (we are far from the streets of most scrolling) and silent. Both day and night, the area is very quiet at night and the traffic is almost non-existent. Nevertheless, the proximity to the city center and the sea allows you to go out on foot and in a few minutes of pleasant walk you will arrive at the beginning of Corso Umberto I ° (the shopping street) and still a few more steps at the beginning of waterfront north.

Excellent accommodation. Room with parquet flooring, very comfortable, new, well-maintained, and very clean. You are very independent and free; the manager, Mr. Andrea, is kind and helpful for any need. The only somewhat sufficient thing is the breakfast that can be enjoyed at two bars or a pastry shop.

Per quanto concerne la colazione, colgo l'occasione di specificare a chi avrà la bontà di leggere sia la Sua graditissima recensione ma anche la presente replica, che potendo contare solo su n.2 camere con Ospiti che effettuano il check-out alle ore più disparate della mattina, (dalle ore 6,00 alle ore 10,00 per intenderci) risulta particolarmente anti economico poter offrire a così poche persone delle colazioni di buona qualità. Ciò in particolar modo per le nostre tariffe particolarmente vantaggiose come da Lei stesso riconosciuto (doppia ad uso singolo al prezzo di euro 50, se si considera la qualità e il comfort della camera con bagno ad uso esclusivo ed ingresso indipendente). Per questo, abbiamo optato con indiscutibili vantaggi anche per i nostri Ospiti (si veda, privacy / flessibilità negli orari) di effettuare delle convenzioni con n.3 rispettivi bar-pasticceria presenti immediatamente al di fuori della struttura (il primo a 30 mt, il secondo a mt 100, il terzo a mt 150). Il nostro Vaucher Colazione come avrà avuto modo di constatare comprende: n.1 caffè o n.1 cappuccino o n.1 succo di frutta e insieme n.1 pasta dolce o salata; La tipica colazione da bar, tra l'altro servita in n.3 ottimi esercizi pubblici che tra le altre cose garantiscono standard igienici certificati. Gentilissimo Sig. Nicola, La ringrazio infinitamente per questo feedback rilasciato, direi tutto sommato favorevole e lusinghiero. Per quanto concerne la colazione, colgo l'occasione di specificare a chi avrà la bontà di leggere sia la Sua graditissima recensione ma anche la presente replica, che potendo contare solo su n.2 camere con Ospiti che effettuano il check-out alle ore più disparate della mattina, (dalle ore 6,00 alle ore 10,00 per intenderci) risulta particolarmente anti economico poter offrire a così poche persone delle colazioni di buona qualità. Ciò in particolar modo per le nostre tariffe particolarmente vantaggiose come da Lei stesso riconosciuto (doppia ad uso singolo al prezzo di euro 50, se si considera la qualità e il comfort della camera con bagno ad uso esclusivo ed ingresso indipendente). Per questo, abbiamo optato con indiscutibili vantaggi anche per i nostri Ospiti (si veda, privacy / flessibilità negli orari) di effettuare delle convenzioni con n.3 rispettivi bar-pasticceria presenti immediatamente al di fuori della struttura (il primo a 30 mt, il secondo a mt 100, il terzo a mt 150). Il nostro Vaucher Colazione come avrà avuto modo di constatare comprende: n.1 caffè o n.1 cappuccino o n.1 succo di frutta e insieme n.1 pasta dolce o salata; La tipica colazione da bar, tra l'altro servita in n.3 ottimi esercizi pubblici che tra le altre cose garantiscono standard igienici certificati. I stayed only for one night but I can say that the structure is very well-kept, very clean, and the owner is helpful and very kind. Highly recommended!

I stayed with my family for only one night unfortunately. We had a great time, new structure, clean and beautiful rooms equipped with all comforts. The kindness of the manager, exquisite. Very helpful person. I highly recommend it.

Visiting the Marche region in May, we spent two nights at this B&B Villa Pini. We had a great time, the room was comfortable, elegant, bright, equipped with all the amenities and even a small private garden. We particularly want to emphasize the courtesy, availability, and friendliness of the owners. We hope to come back.

We recently stayed at this property attracted by the high score it has on TripAdvisor and I must say we had a good time. New B&B, attention to detail, clean with every comfort. Breakfast is not served on-site, but at an excellent pastry shop 100 meters away. The room has a minibar, although it would be advisable to arrange breakfast in each room. All very good. The only observation I have to make to the manager Andrea, who is very welcoming and nice, is to avoid charging POS costs when paying by card or debit card, or even better to inform customers beforehand as it is rather unpleasant! We recommend it otherwise!

Per la colazione, come avrà avuto modo di constatare il livello professionale e qualitativo del vicinissimo bar (n.1 dei n.4 convenzionati) soddisfa pienamente i nostri ospiti che apprezzano di questa soluzione, la libertà degli orari, la privacy e l'igiene certificata di una struttura pubblica. Per il pagamento con POS / Carte di credito siamo perfettamente attrezzati e pensiamo che sia doveroso offrire tale servizio ai nostri ospiti, tant'è che assorbiamo quale costo generale il canone del servizio che la banca ci addebita mensilmente (euro/mese 18,00 equivalenti a euro/anno 216,00). Lascio a Lei la libertà di effettuare le opportune riflessioni, pensando che sulle nostre due camere il solo canone "pesa" sessanta centesimi di euro ogni giorno; Per le commissioni (altissime) invece abbiamo preso in considerazione il "RIBALTO COSTI" di quelle che comunemente vengono definite "SPESE DI INCASSO" che competono a chi effettua la scelta di andare in giro senza tenere "contanti" in tasca; Per il resto, grazie di nuovo per la preferenza che ci ha accordato e un cordialissimo saluto, Andrea Fortunato.

I stayed at B&B Villa Pini owned by Andrea Fortunato, a very kind person, both him and his wife. The blue room is a "jewel box": very clean, tastefully decorated and very functional. I had a wonderful stay thanks to the positive atmosphere of Villa Pini and its location just a few minutes from the sea. Highly recommended.
