Description

Our bed and breakfast has a fantastic location: opposite the famous "Villa d'Este" “The Gardens " entrance, ideally placed for visiting all the Tivoli center can offer: attractions, shops and tipical restaurants.

Here you will find the real Italian hospitality!!
At few steps there is the main parking area of Piazza Garibaldi, FREE for our guests! bus stop for Adrian Villa and Rome. Villa Gregoriana is nearby.

Tivoli Train station is at 10 minutes walking.

Rooms, all wi- fi connected free, with shower/wc, part of them with a panoramic view of Villa d' Este square. We are Lap-top friendly. Desk for working in all the rooms.

The "Villa d' Este" Superior room is a panoramic room en-suite, it has hydromassage box shower with music and a relaxing blu light inside a dressing room and a fridge.

The "Glicine room " may be rented as double Superior room or as family room: 3 or 4 occupancy; it has an hydromassage box shower and a fridge.

A Standard panoramic room is also possible as, a cheaper lovely solution.

The wonderfull terrace, overlooked the pictoresque Villa d'Este square, is the perfect place to relax, to enjoy a take away, drink wine, and take the best panoramic pictures of your holidays ! wi-fi in terrace as well !!
We offer Tourist assistance, luggage storage, shattle service for the airport, book a taxi, guided visit, special discount for shop, restaurants, hair saloon.

We are in center of the town, strategically located in front to the entrance of Villa D'Este gardens Unesco site, and all Tivoli attractions. Few steps from public Parking. No restricted traffic area, easy access to public parking GPS write as address: Parcheggio della panoramica Tivoli.
The ideal location to visit the town. Around the corner you will find the main street with shops, restaurant, cafè and all the service the town can offer. The bus stop for Villa Adriana (in Tivoli downtown) and Rome, and taxi area are at few step from our place. Railway station nearby.

There could not be a happier choice for staying in the splendid city of Tivoli.The property is very comfortable and elegant, in an excellent location right opposite the entrance to Villa d'Este,and very close to a convenient car park for which a ticket is provided that can be used until check-out.The hosts are kind and helpful, and the quality of sleep is excellent thanks to a fabulous mattress and well soundproofed windows.The view from both the room window and the terrace is breathtaking.We will definitely return.

The structure is located in the center, in front of the entrance to Villa D'Este. It is in a ZTL, but very close to a paid parking (50 meters), for which the structure kindly offered "the parking ticket" for the entire duration of the stay! B&B very clean, private, and the owners are very courteous, kind, and helpful. The breakfast is simple Italian, but good. Highly recommended! The only thing is that it is on the second floor without an elevator, although it was not a problem for us.

We stayed at this property for the entire weekend. The owners were very kind and welcoming. The strong point of the property is the fabulous location just steps away from Villa d'Este and close to other points of interest. We had a great time and were finally able to spend a few days without having to use the car.

We had a great time. The owners were very kind, this structure is located in a strategic place in Tivoli, in front of Villa d'Este. We left the car in the panoramic parking of Tivoli. The ticket is offered by the owners of the bed and breakfast, Mrs. Rosella and Mr. Fabio, I repeat very kind. The room of the structure was very clean, tidy and had everything necessary. Excellent property, excellent location to visit the pleasant historic center of Tivoli, the fascinating medieval urban area, the wonderful Villa D'Este, the marvelous Villa Gregoriana Park. Courtesy, commendable hospitality and availability. Accurate cleanliness in all rooms and for all furnishings. Assorted and abundant breakfast. TV and air conditioner. My wife and I enjoyed the "Superior" room, really spacious, comfortable and with a view of a pleasant square just steps away from the public parking lot whose payment was included in the room rate. The bell of the church in front rings at seven thirty, but then stops :-))

We were greeted by the manager with great cordiality. He checked us in at 12:45 even though it was stated from 3 pm onwards. This way we could leave our backpacks in the room and go visit Villa d'Este without weights on our shoulders. The room is small but tastefully furnished, very clean. The same goes for the bathroom. I would say the location is enviable, in front of the entrance to Villa d'Este, with a panoramic terrace overlooking the entire valley. Extremely quiet area at night despite being in the city center. Close to bars and restaurants. I would say top marks!

Our hosts were very accommodating. Their location is ideal. Close to restaurants and just meters away from the entrance to the Villa d'Este. Great recommendations for dinner were provided. Everything was within walking distance of the B&B.

Mr. Fabio and the lady were uniquely helpful! Room with ensuite bathroom as promised, clean and equipped with every comfort! I arrived earlier than the communicated time and still found the room warm and welcoming! I definitely recommend it and will return! Thanks for the welcome. P.S. The view from the terrace, although not yet furnished for the summer season (as Mr. Fabio made a point to mention), was a real treat!

Fantastic location overlooking the entrance to Villa d'Este. The host is very communicative, responsive, and passionate about Tivoli. Breakfast was a fresh pastry and a variety of fruit, yogurt, bread, coffee. There are many restaurants in the area and it's very close to Piazza Garibaldi. There's a terrace, which was a nice place to relax after a long day of walking or to get out of the sun.

Dear Mr.Floris, we are happy you have appreciated our location, we are in the best touristic location of Tivoli : in front to Villa d’Este gardens for this reason this area is full of people, restaurants and tourists; if you wish a quite place you have to go out of Tivoli center. In any case we have windows with double glass that offers a good sound isolation. I’m sorry you didn’t find comfortable our pillows, why didn’t you ask me a different kind of pillow we have different kind of them. The parking card free is a great benefit we offer to our guests included in the room rate and it is very appreciated from our guests.

Simple and quite spacious room overlooking Piazza Villa d'Este. Very small windowless bathroom, difficult to move around, and poor cleanliness. Two flights of stairs with no elevator. Gentilissimo Signor Vantellino ci fa piacere che abbia apprezzato la nostra posizione unica a Tivoli, ma mi trovo obbligata a controbattere ad alcune sue critiche che reputo senza fondamento alcuno : Il prezzo: consideri che siamo fra i pochissimi a Tivoli che offrono il parcheggio gratuito! Lei usufruendo della nostra scheda avrà risparmiato da un minimo di 10 euro ad un max di 15 euro di parcheggio! Senza parlare poi della nostra posizione che ha un valore aggiunto non da poco …..e la sua camera affacciava davanti all’ingresso della Villa D’Este!!! Lo vogliamo dare un giusto valore a tutto questo ? Riguardo al bagno forse lei lo ha trovato angusto in quanto la sua notevole statura non è stata compatibile con le dimensioni del bagno che sicuramente non è grandissimo ma le assicuro che io stessa da viaggiatrice ho spesso trovato bagni delle stesse dimensioni, comunque lei ha scritto che la camera era “abbastanza spaziosa ….” Poi la critica della scarsa pulizia ci fa rimanere basiti !! Noi abbiamo tantissimi 10 su questo sito alla voce pulizia tutto verificabile leggendo le valutazioni degli altri ospiti. Del resto siamo un Top band B con valutazione 4.5 su 5 e sarebbe impensabile raggiungere tali obiettivi con la sua critica .

I recommend it 300%. The room completely matches the photos. It is right in front of the entrance to Villa d'Este and a 10-minute walk from Villa Gregoriana. Upon our arrival, we were given a free parking ticket for the blue zone (to be returned when handing back the keys) otherwise parking costs 1.50€ per hour I believe. The parking is a 2-3 minute walk from the room (we found a good spot, but most spots are quite old and narrow, but it is fine if you don't have a large car, we drive a 2008). We thought there would be a lot of people at the various villas to visit but that was not the case at all, the owner explained to us that in August there were not many people due to the heat. We were with a 4-year-old who had a small bed next to ours (it was perfect). Near the parking there was a fair (held all month of August), noisy but well soundproofed windows. The bathroom was very clean and functional, nothing to complain about. And the big plus the rooftop terrace, where we could sit after visiting Villa d'Este to have an aperitif, it was just perfect. As for the visits, we organized ourselves a bit poorly, ideally it would be best to visit Villa d'Este in the evening to have the chance to enjoy the beautiful garden by day, but also to be able to see the sunset and enjoy the garden at night, all the fountains are illuminated it looks beautiful... Too bad, we will come back. Villa d'Este can easily be done in 2 hours or even less, or much longer for those who like to stroll. Villa Gregoriana can also be done in 2 hours (several routes are offered) for the short tour, knowing that there is also a "medium" and a long tour! It is more in hiking mode (bring your sneakers). We finished with Villa Adriana (because we had to take the car) this one has a parking lot (shaded for the lucky ones), we didn't like this one much, but it is mainly because for our 4-year-old daughter (used to hiking) it was too much, and it is extremely hot and extremely large there. You can find passes for all these visits, but in the end we paid more for the passes to avoid the queues that were not there at all... It was our stay, it was great, and the room had a lot to do with it! Thank you for the welcome and patience with my mediocre Italian. Thank you for the delicious espresso. The property is located in a central position, which is very convenient for those without problems. The parking lots are close, but there are many stairs. This is the only flaw. Also, there is no fan in the room. The manager is really kind and polite. I would recommend this property for one or two nights.

Lei ha alloggiato nella camera BASIC la più economica, tutte le altre stanze hanno il climatizzatore, con temperatura regolabile a piacimento. Noi ci troviamo al secondo piano con scale comode intervallate dal pianerottolo , pertanto non reputo corretto il suo commento sulle scale: infatti nessuno ha mai criticato due rampe di scale comode; del resto si tratta di una palazzina antica proprio davanti alla Villa d’Este, in questa zona sarebbe impensabile trovare un palazzo moderno munito di ascensore.

The property was well situated close to the city centre. The amenities were below standard. There were no drinking glasses or coffee-making facilities in the room. A balcony would have been nice to take in the views. There was a rooftop area to sit, but having your own balcony would have been better. The room was cleaned daily; however, the bath towels, etc., were only changed every three days, but you could request clean ones, though you needed to pay 1 euro each.

A volte capita che inavvertitamente qualcuno modifica dal telecomando senza volerlo la modalità di raffrescamento oppure la velocità del ventilatore; questo può rendere meno efficace il sistema. C’è da dire anche che questa è stata un’ estate particolarmente rovente e con 37/40 gradi fuori e anche i condizionatori ne hanno risentito. Grazie per la sua visita e cari saluti.

Just spent four days in Tivoli at the bed and breakfast Villa d'Este and could not have enjoyed it more. Our hosts were wonderful, welcoming and ready to help us with services, taxis, etc. The location is right across a small square from the entrance to Villa d'Este, and convenient for all the town's restaurants, shops and attractions. Delicious breakfast with fruit, muesli, yogurt, toast, even fresh croissants. The rooms were utterly charming. Hope to go back.

Very convenient to be provided with a prepaid ticket for 30 days for car parking throughout the Tivoli area. Kind and ready to meet any need.\n\nLocated in a building from the early 1900s on the 2nd floor, with no elevator or lift.\n\nThe rooms are well maintained, but the soundproofing between the rooms is not the best, especially due to the presence of an external bathroom serving the other rooms.\n\nSpacious bathroom, although the hydromassage shower with a multifunctional electronic panel is a bit dated.\n\nUncomfortable bed: the mattress, a bit dated, should be replaced.\n\nLocated in front of the entrance of Villa d'Este.\n\nDo not underestimate the possibility of parking for free a few steps from the property (Piazza Garibaldi) in a paid parking lot thanks to the permit issued by the B&B.\n\nIn general, I recommend the property not only for the kindness and courtesy of the owners, but also because it is an excellent starting point to visit on foot the beauties of Tivoli and Villa Adriana in a few minutes by car.

I stayed with my girlfriend in August and we had a really good time. The room is exactly as in the photos, spacious, comfortable, and furnished with attention to detail (we had the wisteria). Having the keys directly allows you to enter and exit without time constraints and access the terrace. The location is very convenient, in front of Villa d'Este, very close to the center (also lively in the evening) and the square where you can leave the car. Special mention to Mr. Orazio, friendly and very helpful (even if late, we kept the promise of the review!). Only suggestion, for the price paid, a hairdryer could be provided in the room and the bathroom could be equipped with shower gel and shampoo.

Riguardo al phon, noi lo abbiamo in dotazione e si trova in bagno, precisamente in un cassetto in basso del mobile lavabo e sul cassetto / contenitore c'è la scritta "phon"; mi dispiace che tu non lo abbia notato, ma sai, a volte per risolvere piccole cose basta chiedere. Lo shampoo è vero non lo forniamo, ma nella doccia c'è un flacone di doccia schiuma. A parte queste piccole cose, spero che il vostro soggiorno a Tivoli possa essere un bel ricordo da custodire nel tempo. Cordiali saluti da tutti noi.
