Our rooms are sanitized at each departure, the common areas sanitized every day.
Upon extra request you can have a daily room sanitization.
Our B&B and house holidays remains in a late XIX century Villa, in the historical avenue closed to the famous Vatican's walls. We are 200 mt from the Vatican Museums’s entrance and to 10 mins afoot from Piazza St. Pietro. We have the stop of the Bus 49 really in front of the Villino and the Stop subway line A “CIPRO” is to around 450 meters.
From here, you can handly move to all the historical and funny places of Rome, due to its special location. In addition you can enjoy relaxing atmosphere that our garden view offers.
Our rooms and apartments are all completely remodeled and refurnished with taste.
We are in the center of Rome but our Avenue is very calm, from a side the small villas, from the other the walls of the Vatican City. The parking is easy in every moment of the day.
We have not private parking but a convention with covered and guarded parking near the stop of the subway CIPRO.

Chose the Matrimonial suite.
Did not choose breakfast.
Cons - Room we got was not in the photos, very worn down, needs updating. Small bathroom, needed flexibility to get past the sink unit to get to the shower. Shutters need replacing, very stiff to move. Was told before final purchase one flat but in private message given another.
Pros - Great location, windows really good to block sound from road, Great AC, great shower pressure, comfy bed, communal kitchen area was nice and well stocked. Only shared with one other room. Host is quick to message and available on WhatsApp if needed.

Il bagno esterno alla camera, anche se a nostro esclusivo utilizzo, non mi è piaciuto in quanto piccolo e angusto (bidè piccolo e difficilmente utilizzabile, tazza con seduta scomoda, doccia con tendina sporca e usurata). Non è previsto il cambio giornaliero degli asciugamani. La colazione non è inclusa. Buono il parcheggio pubblico al costo di 4 € per 8 ore di sosta e gratuito sabato e domenica.

Camera vecchia e mal tenuta. Persiane rotte, vetri sporchi, pavimento con lanetta di polvere, armadio rotto, lenzuolo bucato. bagno strettissimo e privo di appoggi, acqua della doccia per 2 giorni fredda. Pulizia scarsa per la quale si paga anche 10 euro a parte. Letto scomodo e rumoroso. Struttura improvvisata. Le foto non rispecchiano la realtà.

Abbiamo soggiornato tre giorni in questa struttura e ci siamo trovati molto bene. Il signor Paolo molto veloce a rispondere alle nostre domande e molto cordiale. La struttura si trova a due passi da Città del Vaticano. In zona ci sono molti ristoranti/trattorie da poter raggiungere a piedi senza problemi. La stanza molto carina, semplice e soprattutto pulita. La colazione prevede un cestino abbondante di diverse cose. Zona molto tranquilla, siamo riusciti a riposare senza problemi.
Da noi è super consigliato!

Host molto cordiale e comunicativo. Stanza molto carina e panoramica. il b&b è in un quartiere molto bello e tranquillo, e grazie alla vicina fermata di metro, rimane ben collegato con tutti gli altri quartieri di Roma. Ci tornerei volentieri.

Vatican Garden House è situato in posizione ottimale per la visita della città. Piazza S. Pietro e i Musei Vaticani sono raggiungibili a piedi, la fermata della metro é molto vicina e il bus ferma sotto casa.
Abbiamo soggiornato senza usufruire della colazione, ma ci siamo sentiti ugualmente a casa. Non abbiamo avuto occasione di conoscere personalmente Paolo, il proprietario, probabilmente per le norme anti-covid, ma è stato ugualmente gentile e disponibile a fornire tutta l'assistenza anche via telefono.
Torneremo e consiglieremo sicuramente la struttura.

Arrivati in struttura siamo stati accolti dai genitori del gestore, persone molto cordiali.
Giunti all'intero dell'appartamento si poteva notare come la pulizia fosse abbastanza carente.
Per esempio ragnatele negli angoli dei muri, polvere sui mobili, angolo di cottura sporco e stoviglie unte.
Era presente un piccolo bagno con un lavabo incrostato di calcare, l'ultimo giorno sie è staccato il neon che era fissato al tetto...Per fortuna che non eravamo in casa.
Unica nota positiva era la posizione della struttura, ben collegata con bus e vicino a piazza San Pietro.
Non ci ritorneremo.

Inizialmente abbiamo avuto qualche difficoltà in quanto mancavano delle cose, per esempio eravamo in 4 quattro con due sgabelli e un piccolo posso d'appoggio.
Il gestore ha poi provveduto con efficienza a risolvere quasi tutto.
Le camere sono molto belle, letti comodi e pulitissimi.
Tendoni molto belli ma con una grande quantità di polvere. Purtroppo l'aria condizionata non era regolabile.
Bagno carino, comodo e pulitissimo contrariamente all'angolo cottura che lascia un po' a desiderare in quanto mancavano molte cose (che però sono state integrate) e non pulito (frigo, microonde e macchina del caffè!). Forse una dimenticanza?
La posizione è ottima se si vuol visitare la zona del Vaticano, un po' meno per il resto, è però servita da una Metro abbastanza vicina e autobus.
In ogni caso siamo stati bene!

L'unica cosa che dovrebbe essere cambiata e la doccia, servirebbe quella che non è fissa nel muro che nn si può nemmeno lavare e l'acqua nn va ma i resto tutto e bellissimo...grazie

Ottimo B&B. Vicinissimo al Vaticano praticamente dietro San Pietro. Qualità prezzo della struttura in offerta è stata ottima anche per il fatto che avevamo bisogno di una cucina per la nostra bimba che ci è stata fornita insieme alla stanza. Molti servizi a 10 minuti a piedi. Ci tornerò.
