Our rooms are sanitized at each departure, the common areas sanitized every day.

Upon extra request you can have a daily room sanitization.

Our B&B and house holidays remains in a late XIX century Villa, in the historical avenue closed to the famous Vatican's walls. We are 200 mt from the Vatican Museums’s entrance and to 10 mins afoot from Piazza St. Pietro. We have the stop of the Bus 49 really in front of the Villino and the Stop subway line A “CIPRO” is to around 450 meters.

From here, you can handly move to all the historical and funny places of Rome, due to its special location. In addition you can enjoy relaxing atmosphere that our garden view offers.

Our rooms and apartments are all completely remodeled and refurnished with taste.

We are in the center of Rome but our Avenue is very calm, from a side the small villas, from the other the walls of the Vatican City. The parking is easy in every moment of the day.

We have not private parking but a convention with covered and guarded parking near the stop of the subway CIPRO.

Overall, we are satisfied. The bed was clean and comfortable, the water in the shower was hot and nice, and the room itself was clean. The host was quick to respond and helpful. There was no breakfast, but coffee and some sweets were provided in the kitchen for the guests.

We stayed three days at Vatican Garden House and we had a great time. Mr. Paolo was very quick to answer our questions and very friendly. The structure is located a stone's throw from the Vatican City. In the area, there are many restaurants/taverns that can be easily reached on foot. The room is very nice, simple, and above all clean. The breakfast includes a generous basket of different things. Very quiet area, we were able to rest without any problems. Highly recommended by us!

Chose the Matrimonial suite. \nDid not choose breakfast. \n\nCons - Room we got was not in the photos, very worn down, needs updating. Small bathroom, needed flexibility to get past the sink unit to get to the shower. Shutters need replacing, very stiff to move. Was told before final purchase one flat but in private message given another. \n\nPros - Great location, windows really good to block sound from road, Great AC, great shower pressure, comfy bed, communal kitchen area was nice and well stocked. Only shared with one other room. Host is quick to message and available on WhatsApp if needed.

Very friendly and communicative host. Very nice and panoramic room. The B&B is located in a very beautiful and peaceful neighborhood, and thanks to the nearby metro stop, it is well connected to all the other neighborhoods of Rome. I would happily return.

Vatican Garden House is located in an optimal position for visiting the city. St. Peter's Square and the Vatican Museums are within walking distance, the metro stop is very close, and the bus stops right outside the house. We stayed without having breakfast, but we still felt at home. We did not have the opportunity to personally meet Paolo, the owner, probably due to COVID regulations, but he was still kind and available to provide all assistance even over the phone. We will return and definitely recommend the property.

Arrived at the property we were greeted by the manager's parents, very friendly people. Upon entering the apartment, it was noticeable how the cleanliness was quite lacking. For example, cobwebs in the corners of the walls, dust on the furniture, dirty cooking corner and greasy dishes. There was a small bathroom with a limescale-encrusted sink, on the last day the neon light that was fixed to the ceiling came off... Luckily we weren't at home. The only positive note was the location of the property, well connected by bus and close to St. Peter's Square. We will not return.

Siamo molto attenti alla pulizia e credo si noti da molte altre recensioni. Peccato non abbiate comunicato nulla durante il soggiorno, sarei intervenuto subito per migliorare la situazione. Ad ogni modo mi dispiace vorrei invitarvi ancora.

Initially we had some difficulties as some things were missing, for example we were four with two stools and a small side table. The manager then efficiently resolved almost everything. The rooms are very nice, comfortable and spotlessly clean beds. Very nice curtains but with a lot of dust. Unfortunately, the air conditioning was not adjustable. Nice bathroom, comfortable and spotlessly clean, unlike the kitchenette which leaves something to be desired as many things were missing (which have been added) and not clean (fridge, microwave and coffee machine!). Perhaps an oversight? The location is great if you want to visit the Vatican area, a bit less for the rest, but it is served by a fairly close metro and buses. In any case, we had a good time.

The only thing that should be changed is the shower, it would need one that is not fixed to the wall and that cannot even be cleaned and the water doesn't work, but everything else is beautiful... thank you.

Great Bed and Breakfast. Very close to the Vatican Garden House, practically behind San Pietro. The quality-price of the structure on offer was excellent, also considering that we needed a kitchen for our baby, which was provided to us along with the room. Many services within a 10-minute walk. I will come back.
