La Panoramica is a charming bed and breakfast with a spectacular view on the Roman valley, with a gorgeous landscape! We are centrally located, at few steps from Villa d' Este gardens, the perfect place to enjoy all Tivoli attractions. Enjoy our Italian hospitality!
Arriving by car you can easily parking, directly in our street free, with a card we will give you at the check in.

Enjoy your stay in our terrace with a wonderful panoramic view on the valley and Rome landscape !
For a top experience, we suggest the Nicolò Arnaldi Superior room, with a private panoramic balcony perfect to have relax moments during your holiday.

All the rooms are large and comfortable, recently renewed, wi-fi connected, air conditioned, tea and cofee facilities.

Double, twin beds and family rooms, with wc/shower or bathroom all en-suite.

A terrace is always available for breakfast during the warm season also for reading,
Drink a glass of wine or take the best picture of your holiday!
A leaving panoramic room is another common area where you can stay, working at pc with a very good wi-fi, or have breakfast in other period of the year.

The bus stop to Villa Adriana (Tivoli downtown) and Rome are at few steps from us.

A B&B discovered by chance and with a bit of luck just after arriving in Tivoli a few days ago. We were welcomed with great kindness and availability by Orazio and Pina, the owner-managers of the elegant structure that was formerly the residence-studio of a notable entrepreneur and benefactor of Tivoli, Nicolò Arnaldi, after whom the nearby avenue is also named. I highly recommend staying at "La Panoramica", as the name reveals, from some rooms with a small terrace you can enjoy a splendid and boundless view, even of the dome of St. Peter's Basilica in Rome, located over 30 km away. Beautiful experience for just one night in Tivoli at the BnB La Panoramica, located inside a historical villa in Tivoli, with a great view. Excellent location to reach the courthouse, just a few steps from the BnB. I recommend having breakfast because Mrs. Pina's pastries are delicious! Highly recommended, see you next time.

If you stay in Tivoli, you should do it here. Fantastic view of Rome, the Vatican, and the Lazio region! You can just sit all day on the terrace watching nature, the weather, and enjoying the landscapes. This is relaxation. Very friendly hosts. There are parking spaces.

A very beautiful, elegant, and well-kept B&B apartment, close to the center of Tivoli, about 500 m from Villa d’Este and about 950 m from Villa Gregoriana, with a beautiful, bright living room and a nice panoramic terrace. Kindness and presence of the managers Giuseppina and Orazio for any needs, not always found elsewhere. It can be a good base for a tourist stay in the Roman hills or in Rome. Excellent experience. La Panoramica is in a very charming building and the rooms/spaces are delightful. It is easily reachable on foot wherever one needs to go in the city. The breakfast was light but delicious. The service was incredible. Orazio and Pina are both very kind and welcoming and go above and beyond to make their guests comfortable. I highly recommend staying here.

La Panoramica is in very charming building and the rooms/spaces are lovely. It is easily walkable to everywhere you need to go in town. Breakfast was light but delicious. The service was incredible. Orazio and Pina are both very kind and welcoming and go above and beyond to make their guests comfortable. I highly recommend staying here.

Perfect stay in Tivoli. The hostess was very helpful and nice, the room was beautiful and we chose the room with the big balcony overlooking the city and the view was amazing. Great with parking included. The breakfast was the only thing that could be improved. For eating there was only toast and biscuit. The coffee was delicious though. But if it would only be some ham and cheese and some yogurt with muesli it would have been a good breakfast.

Ideal stay and location to visit the center of Tivoli and its villas on foot. Spacious and clean family room with good breakfast. I recommend this bed and breakfast also for the kindness and hospitality of Pina and Orazio who make you feel at home. Top!

Beautiful old villa in Tivoli, nice rooms, everything is clean, the air conditioning works very well, fantastic view from the terraces (my advice: book the room with terrace!), walking distance to villa d'Este, good Italian breakfast. Run by an elderly couple who live upstairs. Recommended!

Wonderful stay in this beautiful authentic house overlooking the plain around Rome. Conveniently located just outside the center within walking distance, parking is available in front. Classic interior with Italian grandeur. Our room had a beautiful terrace. Highly recommended.

We stayed one night with two adults and two children in this historic property at the beginning of Tivoli's center, very convenient for both Villa d'Este and a walk in the town center. The only small inconvenience could be the stair ramps for those with strollers, heavy luggage, or walking difficulties. The managers, on the other hand, are very helpful and super kind. They advised us very well for dinner and organized for us to leave early the next morning.

The room was not very warm, no kettle or tea and coffee in the room, the television small and placed too high up on the wall. Three pillows rather than four. The view from the terrace is fantastic and the location very close to Villa D’Este.

I cannot understand your complaints: There is an air conditioner in the room with which you can adjust the room temperature according to your needs. We arranged to bring thermos with hot water cups and tea and herbal teas to the room. Why don’t you ask me another pillow if you need one more ? We always try to satisfy our guests requests!

When I made the reservation, there is no breakfast included. However, the host couple still provided us two cups of espresso and coffee cakes. Very nice and warm hospitality.

Very nice two-night stay in August to visit La Panoramica, Villa Hadriana, Villa d’Este, and the Tivoli thermal baths. Large room in an ancient house with marble floors and vintage furniture, elegant and comfortable. No breakfast but terrace available with panoramic view.

Very sweet little place, old style B&B. The host was very kind and accommodating. We had the room with the panoramic view and it was a lovely view. The location is fabulous, a quick walk to the #4 bus that takes you to Villa Adriana and a short stroll to Villa d'este. This is not a fancy hotel-like airbnb, but a traditional B&B which we felt was good value. We enjoyed our stay there.

We stayed at the B&B La Panoramica this weekend 8/9/10 July and we had a great time. Spacious rooms, very comfortable beds, impeccable cleanliness and courtesy. Very close to the center and with the possibility of parking the car along the main street that passes in front of the structure. The stairs are a bit uncomfortable, but overall a high rating and we will definitely return with pleasure.
