Due to its strategic location, guests can easily reach on foot within a few minutes the two stunning Villas of Tivoli (Villa d'Este and Villa Gregoriana) as well as other cultural attractions, shops, and dining options.
The property is situated on the upper floors of an ancient building and is accessible only by stairs. It consists of a double bedroom with a private bathroom and a studio with a kitchenette, along with a panoramic terrace offering a breathtaking view of the city and unforgettable sunsets. Our guests will benefit from a free ZTL permit, allowing them to drive directly to the building for convenient loading and unloading of luggage, with parking available as well. Upon arrival, they will also receive a city map highlighting points of interest and a welcome kit.

The room was clean, the bathroom new and clean, sanitized. As for Mr. Giovanni, what can I say: he is a somewhat gruff, kind person who provided us with fresh water, coffee, herbal teas, and really everything. Upon our arrival, he took the place of the GPS and guided us via phone to a free parking spot and even offered to help us carry our luggage. He is truly a wonderful person.

Giovanni, the manager, is serious, helpful, and kind. You can tell that he lovingly takes care of his property. Nothing is missing. It's a small jewel. The advice he gave us to spend our time in Tivoli in the best possible way turned out to be invaluable. We will definitely return.

Great place to stay in the heart of Tivoli: cozy, clean, well-equipped and right in the center. The manager is friendly, helpful, and attentive to details; after a few minutes, he even seems like an old friend. Highly recommended!

Simply perfect! Giovanni is an excellent host who takes care of every detail. We stayed in the studio, and I assure you that there was really nothing missing, from kitchen utensils to bathroom linens and even everything needed for dental hygiene with a disposable toothbrush and toothpaste. Bright room on the 3rd floor in Piazza del Duomo just a few minutes from the center and Villa d'Este. Highly recommended accommodation.
