At De Guestibus Guest House, our guests will enjoy a modern location, elegant, furnished with simplicity, yet with elements of sophistication. Our Guest House has a great location. Is located in Via Tuscolana just steps from Cinecittà and only 10 meters from the stop Julius Agricola Metro A. It 'easy to reach from Ciampino or Fiumicino airports thanks to the connections of the underground station Anagnina, which is three stops from our structure. Also, thanks to the Metro A, you can easily reach the heart of the historic center of Rome, to spend a great day visiting the Colosseum, Trevi Fountain, Spanish Steps, Piazza Navona, the St. Peter's Cathedral and many other beautiful places that enchant anyone visiting the "eternal city".

We offer air-conditioned rooms and fully equipped with free Wi-Fi.

The modern rooms offer city views, a flat-screen TV and a private bathroom interior or exterior, complete with shower, hair dryer, shampoo and a complete set of towels.

In all rooms is a daily maid service, and in some of them there is a private balcony.

The De Guestibus is a 10-minute walk from Cinecittà, 15 minutes by car from the train station and subway station Roma Termini, and 10 km from the international airport of Ciampino.

I stayed in this B&B room in the Giulio Agricola area of Rome and I had a really great experience. The location is perfect, a few steps from the metro, so very convenient for reaching the center and getting around the city. The room was impeccably clean, well cared for in the details and very welcoming. An extra point definitely goes to the host, extremely friendly and helpful: always ready to provide useful advice and to ensure a pleasant stay. Highly recommended for those looking for comfortable, clean accommodation with a homely atmosphere.

Great B&B, although located on a very busy street the room was completely soundproofed, a round of applause to Emanuele for his availability in welcoming us and for his advice. The cleanliness of the room and the daily change of bed linen if requested should be emphasized. I add that it is just a stone's throw from a subway station. When we return to Rome it will definitely be our first choice.

Noisy room, absolutely not soundproofed compared to the adjacent rooms. The bathroom ventilation system is very noisy. Unstable finishes at the entrance step. Torn sheets. The room is too hot even with the radiators turned off.

I stayed for two nights in this structure which is in a perfect location for my needs in the city. Moreover, the subway stop is literally a few steps from the palace door, so it is really convenient for getting around. The structure is very well-kept and especially quiet for being facing a very busy street. The owners are very helpful and attentive during the welcome. The room where I stayed has a minimalist style, a comfortable memory mattress, a bathroom with a large shower, and a balcony overlooking Via Tuscolana. I had a great time and I will definitely return to stay here.

Only two flaws: the air conditioning didn't work in the summer and the shower, no matter how careful we were, leaked water outside the box, wetting part of the floor. A beautiful triple room, spacious, bright, and roomy, the bathroom really clean. Everything as described and from the photos. The room is also very quiet despite overlooking the Tuscolana. I recommend it.

New and spacious room, with a wardrobe for each occupant. New bathroom (including bidet) and large shower (there is also a professional hairdryer and not the wall one from hotels). Room in an apartment with 3 other rooms and common room/dining area, with a fridge to store your own food and drinks. So the only 'flaw', despite being a bed & breakfast, there is no breakfast. Great location, literally 10 meters from the metro entrance once you exit the building's door. However, we are 15 minutes away from the center/Termini station, so it is necessary to take it every morning. The neighborhood is well-equipped, quiet, and affordable in restaurants and bars. Emanuele (the manager) is a very skilled and kind host. Beautiful experience!

Guest House convenient for visiting Rome as it is very close to the metro that allows easy movements around the city. Definitely easier for those arriving by car rather than having to go to more central areas where it becomes more difficult to move around. The area is purely residential and quite peripheral, so we can say that it is not its strong point as the surroundings are not beautiful (but you don't actually live there). On the other hand, the rooms, which are located on two floors of a large building and converted from two apartments, are spacious and new. The manager is kind and helpful. Breakfast is not available, although there is a small common room where guests can find a coffee machine with pods that can be used for a quick coffee. Prices are average for the city of Rome.

The double room is large, comfortable and very clean. It is also cool and we slept without air conditioning despite the heat outside. Perfect location because the property is located in front of the metro that allows you to easily move around the heart of Rome in a few minutes: perfect solution to visit the area, be close to the center but without the chaos. Emanuele (I assume the owner) was very kind, always available for any of our needs and provided us with all kinds of information and help. We will gladly return.

My friend and I had a great time. The Manager was more than kind and welcoming. Extremely helpful also for check-in and check-out operations. Nothing to complain about the cleanliness, in fact. Our spacious room had a small balcony and the bathroom, in addition to the designer sink, is equipped with a super equipped and comfortable shower. Extremely appreciated the proximity of the structure to the A metro (just a few meters). Very indicative of the Manager's sensitivity (even if we did not use it), the possibility of having a drink (coffee, etc), while breakfast could be consumed in two public places (bars) very close to the residence, so this service was also excellent. We will recommend De Guestibus to our acquaintances for their stays in Rome, and we will return to them ourselves at the first opportunity.

You won't find a better B&B than De Guestibus, we had a fabulous stay, the rooms are clean, smell good, and are cleaned every day! The metro is very close, which is really convenient to reach the center of Rome. But what we remembered most from our stay was the warm welcome from Emanuele, a truly superb host.
