We did not receive all the information to access the property in case of problems, but we received it after several contact attempts.

Decidedly negative experience. The property is located on the outskirts, but useful for those who, like me, had to care for a relative at the very nearby Policlinico Casilino. The building itself is not bad. It has two rooms, one red and ours, the blue one, with direct and exclusive access to the bathroom. The property also includes a practical kitchen and a comfortable sitting area. There is good Wi‑Fi coverage and air conditioning in all rooms. But there were too many and too serious negative points. The level of cleanliness was practically insufficient in all areas. The bathroom showed marks on all mirrored surfaces. The taps and shower looked like they had not met a descaler for a long time and the shower tray was always full of water due to a clogged drain, leaving traces of previous showers time after time. The kitchen was full of grease and sauce stains and the dishes were practically unusable. Dust prevailed almost everywhere, especially in the wardrobes. Despite reporting these issues, we overlooked these obvious general cleanliness problems. The situation, however, deteriorated when we noticed unbearable traces of dried feces at the base of the toilet. We therefore asked for a quick intervention by the owner or contact person. I should note that it is impossible to speak with her by phone, only via messages, with responses that are never immediate. The owner took our report and promised what I believe was an inadequate solution: to send someone to clean the next day, effectively forcing us to clean the toilet and the feces left by previous guests ourselves. To do this we even had to buy cleaning products at the very nearby Conad. Better than nothing, one might think, but the surprising part is that no one ever came to clean before our check‑out. We were obviously also expecting her to bring a second face towel, since we received only one, despite the double room having been used alternately by three people, as regularly reported to the property. Towels for the shower were fine. No towel for the bidet, which is not present; only the handheld bidet sprayer. This was the B&B where the demands of those who run it are maximal and the attention to guests is nonexistent. The owner was indeed prompt in requesting a new immediate bank transfer to be sure of receipt of payment, even though I had initially made the payment by ordinary bank transfer and sent the regular receipt. But one cannot say she showed the same promptness and correctness in addressing our report for a quick cleaning of a rather disgusting incident. As they say: mistakes happen, but not knowing or not wanting to remedy them is unforgivable. She should be credited, however, for refunding the first transfer made as soon as it was credited to her. Finally, I note that the security of the rooms is not guaranteed at all, since by mistake we opened the neighboring room with the same key as our door, immediately closing it again after noticing the different color from the one assigned to us. It is a pity because it could be a nice B&B and instead it was simply my worst experience with an accommodation.

The owner is always available and welcoming. The accommodation is comfortable and clean. Perfect location for our needs.
