Welcome to Rome, the city of unparalleled art, culture, and beauty. Our facility is located in a central but quiet area, surrounded by the Monte Mario Natural Park, with a breathtaking panoramic view. The structure's design is elegant and well-maintained, combining modernity and tradition.

We are situated in Municipio I - Rome Center, in the Prati district, near the Basilica of San Pietro, the Vatican Museums, shops, nightlife venues, and the main squares of Rome's center. The historic center is easily reachable on foot.

The structure consists of single, double, and family rooms, all with private bathrooms. One of the rooms has two exclusive balconies. Bausan 12 is located on the second floor of a prestigious building. The common areas include a large kitchen, a bright living room, a veranda, and a large terrace/garden of about 90 square meters, surrounded by greenery, perfect for relaxing and enjoying breakfast or an aperitif.

Whether you are in Rome for tourism, sports, or work, our structure will welcome you with elegant furnishings and a refined atmosphere. Despite its central location, the greenery of the Monte Mario Natural Park guarantees peace and quiet at all times of day and night.

The strategic location allows Bausan 12 guests to combine the art and culture of the alleys of the Eternal City with shopping, nightlife, and naturalistic/hiking/photographic tourism. The Monte Mario Park is a place of great naturalistic interest, ideal for families. The equipped trail that starts a few meters from the structure offers a breathtaking view that ranges from the historic center to contemporary architectures signed by famous "archistars".

The facility also has a guarded and video-monitored garage, upon request.

We are located at Via Giovanni Bausan 12, in the neighborhood of Prati/Vatican. The area is that of St. Peter's, the Vatican Museums, and the Sistine Chapel, all accessible by a walking tour.

Located in front of RAI studios on Via Teulada and a short walk from LA7 studios, the structure allows you to walk to the monumental sports complex of the Foro Italico, which houses the Olympic Stadium, and the Central Tennis Stadium.

A few meters from Bausan 12 are also the Office of the Justice of the Peace and the Ordinary Court of P.le Clodio.

Through the new Music-A. Trovajoli Bridge with a short walk, you can also reach the new MAXXI - Museum of contemporary art and the recent Auditorium Parco della Musica.

Within walking distance are some of the trendiest clubs (the famous "lo Chalet" nightclub in P. le dello Stadio Olimpico is within walking distance), restaurants, and meeting places (the romantic Ponte Milvio, chained by lovers' padlocks and surmounted by the famous Valdier tower) in the Roman nightlife scene.

The structure is well connected to Rome's public transport system: a few meters away is P.le Clodio, the terminus of numerous bus lines that connect to any part of Rome. About 13 minutes walk away is the Ottaviano/S. Pietro subway station - line A, an ideal starting point (after shopping on the commercial Via Cola di Rienzo!) for wonderful cultural itineraries in the heart of the Eternal City: in a few stops, you will find the Trevi Fountain, Piazza di Spagna, the Colosseum, and the Imperial Forums.

A short walk away is the bike path of Viale Angelico, which connects to the network of bike paths in Rome.

Located at the foot of Monte Mario Hill, the structure is surrounded by the homonymous Natural Park through which the terminal part of the famous Via Francigena runs, which has connected Canterbury to Rome for centuries. The structure is also a few minutes' drive from the Villa Stuart clinic (also reachable on foot through the walk along the Via Francigena) and the Gemelli Polyclinic.

We were looking for accommodation near RAI on Via Teulada in Rome and couldn't have made a better choice. The host is very friendly. The room is spacious and the private bathroom is generous, especially compared to the tiny new bathrooms you often find. The terminus stops for many bus lines are a five-minute walk away. The area is quiet. We'll definitely come back.

We stayed at this property as four adults, occupying two rooms: the Clodia room and the Africa room. The rooms were clean and tidy. The linens were provided and had a pleasant clean smell. The bathrooms were in excellent condition. The heating worked well. The rooms are in a quiet and well-kept condominium. We had an appointment at CONI and reached it on foot in a few minutes. For those who want to stay for a sporting event, the Olympic Stadium is really close and within walking distance. The area also seemed quiet. The carabinieri station is practically attached to the condominium. There are typical restaurants and pizzerias nearby for all budgets. One important note was the garage. A few dozen meters from the property we parked for a negligible fee in the garage owned by the B&B. The garage is in a building separate from the condominium and is on level -4, reachable by elevator. The garage is closed by a shutter and the car was practically like in a safe. We asked to keep the car longer than the agreed time and there was no request for any additional payment. On Saturday afternoon we arrived earlier than the scheduled time. The owner was willing to come earlier. If in the future we need to stay in this area we will certainly stay at Bausan 12.

The accommodation is wonderful. In the common areas you have everything you need. There is a fully equipped kitchen for guest use with all kinds of appliances. There is an outdoor relaxation area where you can unwind. The rooms are huge for single rooms, as was my case. The bed was large and very comfortable. It is a very quiet area to sleep. Close to the metro stop and a 10-minute walk from the Vatican. Andrea, who was the manager during my stay, helped me with everything I needed, even when I got lost before arriving at night, coming out to meet me. He is an exceptional person, kind and willing to make your stay comfortable and helpful. A truly great person. The housekeeper was also kind and very attentive in giving me directions. I will definitely return to this B&B when I come back to Rome. I wouldn't trade it for any other. Oh, they also leave herbal teas and coffee capsules so you can make yourself a drink. Breakfast is not included but it is a great touch. I recommend it without a doubt.

Decent location for getting to the Olympic Stadium. Andrea, the manager, was very helpful and kind, even beforehand by giving us directions for our arrival. He tried to make us feel at home in every way, he had fresh croissants and milk waiting for us upon request, even though they were not included in the booking. The rooms were spotless, huge shared terrace. I recommend it.

The structure is located in the center of several places to visit, but the quality-price ratio was quite disappointing. The air conditioning was not working, the chair cushions were oily and dirty, and there was a shameful crack in one of the shutters. Everything was not up to the standard of a suite that cost 96 €. Too bad I can't show you photos.

Gentile Simone, ci spiace non si sia trovato bene nella nostra struttura, ma data la severità della sua recensione ci preme precisare alcuni dettagli: il condizionatore funziona perfettamente. Se ha avuto problemi nel maneggiarlo, come mai non ci ha chiesto supporto dando per scontato che non fosse funzionante? avrebbe potuto segnalarcelo e glielo avremmo mostrato prontamente. Per cuscini oleosi forse intende l'effetto raso del tessuto, trattandosi di sedie in stile '800? Per quanto riguarda la serranda abbiamo verificato, effettivamente vi è era una listella leggermente distaccata di pochi millimetri dalla contigua... si riferisce a questo quando parla della crepa? In ultimo un richiamo alla correttezza delle dichiarazioni, la prego: lei ha pagato 90€ non 96€. I 6€ riguardano la tassa di soggiorno del comune di Roma. Ma cambia poco: le sembra caro pagare 90€ una Suite di quasi 46 metri quadri con un enorme bagno con doppio lavello in altissima stagione in zona centrale di una città richiesta come Roma? Si, peccato che non abbia fornito le foto, avrebbero reso (in-) giustizia alla sua recensione. Dulcis in fundo: ha valutato 1 la colazione. Ma la colazione non è disponibile nella nostra struttura, come chiaramente indicato all'atto della prenotazione. Erano così sgradevoli il caffè in cialde e i tè e tisane che e abbiamo offerto gratuitamente come benvenuto? Lo staff del bausan12.

We stayed at Bausan 12 for one night. We were very satisfied both with the location, very close to the Foro Italico (we were in Rome for the tennis internationals) and with the property, which was very clean and welcoming. The owner was very kind and helpful. The area is well served with bars, pizzerias, and restaurants. We will definitely come back!

I appreciated the tranquility and silence. No traffic noise. The host was welcoming at check-in and very kind. The property has a spacious balcony, a bit neglected, but perhaps the season doesn't help either. An experience I would repeat.

We chose the accommodation because it is close to Villa Stuart (my husband had to undergo surgery). The manager is a kind and helpful person. The structure is beautiful, functional, and has everything you need. And the price is very fair, in fact for those who have to undergo a procedure (like my husband) or a stay, also at Villa Stuart, they will not have to pay the tourist tax. Our experience was very positive.

My husband and I stayed in the Music Suite, which is very charming, with a private bathroom, sofa, and television. It is located thirty minutes on foot from the Vatican. Excellent location, with many bars and restaurants, providing a great quality/price ratio. Andrea, one of the two partners and managers of the establishment, was very kind and welcoming, making us feel at home immediately. Truly excellent.

The structure is located in an excellent area for building quality and context. The room is excellent for cleanliness, linen, and comfort. There is a large terrace available for common use equipped with small tables and seats that allow pleasant moments of relaxation even for a coffee or tea, provided for all guests. Cordial and available are those who welcomed us, whom we thank for the pleasant stay. Recommended!

I had a very enjoyable stay here. The room was simple but with everything you need. Everything functioned well, was very clean and comfortable. The hosts were also very friendly and accommodating. Perfectly situated for what I needed and close to the Vatican with some very nice restaurants nearby.

My daughter and I stayed in one of the rooms at Bausan 12 in July for one of Coldplay's concert dates. The room is spacious and very clean, and the facility is a good starting point for visiting Rome. The managers are very helpful and friendly, ready to give you various suggestions. I stayed in a room with an external bathroom. The cleanliness was good and the location was excellent for reaching the Foro Italico on foot. A small note to the manager, who came to open at the scheduled time but forgot the key to the apartment. Therefore, I had to wait about 20 minutes on the external stairs before he returned.

My mom and I stayed at this property from May 6, 2024, to May 7, 2024, to participate in the “Viva Rai2” program hosted by Fiorello. The manager (Mr. Andrea) is truly helpful and very attentive to the guests' needs. Clean and tidy rooms. The B&B is in a very convenient location, as Piazzale Clodio, from where you can take buses to move around the city, is a few meters away. We were very satisfied and will definitely return. I highly recommend this property :).

The apartment is in a great location for getting around because a few steps away we find Piazzale Clodio, from where you can easily move around by bus. If you are lucky, at the beginning of the square you can find free parking spaces; otherwise, the owner has paid garages available. Recommended.

The manager was very helpful, welcomed us when we arrived, showed us our room and the various services, and then accompanied us to the garage where we could park the car. Very nice apartment, terrace where you can take a breath of fresh air in the evening and have breakfast in the morning. Quiet place and very convenient to reach the Olympic Stadium.

Very close to the Foro Italico, great for the Internazionali d'Italia and other events that will take place at the Olimpico: in 10 minutes you can walk there. For the rest, not knowing Rome well, I cannot provide further information. For what served my purpose (tennis) all ok.

It's a great place to stay in Rome. The place is near everywhere and the bedroom was really comfortable to me. Andre and Leonardo, the hosts, were really nice and helpful, always asking me if I needed any help or advice. I would highly recommend this place to whoever wants to stay a few days in Rome.
