The "Al Seminario" guesthouse is located right in the center of Tivoli, right next to the pedestrian street.
We offer breakfast on the terrace, where we also serve dinner upon request.
A truly exclusive place, unique in Tivoli.
Our guests can enjoy a wellness area with a sauna, aerial yoga in a hammock, and massages at a partner facility just steps away.
Massages can also be performed in the room with a dedicated massage table, with therapists certified in various types of massage: Decontracting, Swedish, Relaxing, Facial, Californian, Level 1 and 2 foot reflexology, and Massage Therapy.
Within a 300-meter radius are Villa Gregoriana, Villa D'Este, the Rocca Pia castle, and the Sanctuary of Hercules Victor.
The area is home to numerous restaurants, bars, and wine bars, as well as four Michelin-starred restaurants, one of which has a star, where you can dine and enjoy a lively evening.
The train station is about 500 meters away, and from there you can reach Rome with trains every 30-60 minutes.

C'erano però ospiti che partivano alle 7 e non facevano colazione. altri invece si lamentavano che fare la colazione prima delle 9 era troppo presto. abbiamo fatto un controllo e abbiamo calcolato che circa il 90% degli ospiti usufruiva della colazione dopo le 8 e di essi il 50% circa arrivava tra le 8. 45 e le 9 col risultato che la colazione finiva comunque alle 9, 30 o poco prima. questo ci ha indotto a modificare l'orario con quello attuale. la sua nota non sarà vana: stiamo organizzando una piccola colazione in uno dei bar della zona per gli ospiti che come lei escono presto. il bar aprirà alle 6. speriamo di accontentare tutti. cordialità Paolo.

We took a couples' holiday and Tivoli is in a strategic position to easily reach several destinations. The B&B is in an optimal and quiet location, clean with spacious rooms decorated in a refined way. Thanks to Paolo and his sister Antonella for their kindness and availability; unfortunately we did not have the chance to meet Emanuela (Mr. Paolo's wife), but I can say that her cakes are really good. If you are by car, on arrival it is convenient to use the multi-storey car park near the property for the convenience of transporting luggage, but, being a bit expensive, in the following days, with some patience and a bit of luck, you can park near the station (for free) or in a car park along the river for 4 euros per day and free at night. We always managed to find parking without excessive difficulty. Recommended!

I was staying in an outbuilding near the Albergo Al Seminario. I enjoyed the view from the room overlooking a small square with a fountain and benches. Comfortable bed. Very appreciated kitchen corner. I would have liked to find salt, pepper, oil, and vinegar. I would recommend it for those who love simplicity. Ideal location for exploring the center of Tivoli.

It is not a new building, and the furniture is a bit dated, but it is located in the historic part of Tivoli, a few steps from Villa d'Este and Villa Gregoriana. The owner is very kind, providing all the information to visit the historic sites of Tivoli. Response to the manager: I am not used to TikTok, I don't follow it at all. I gave a 6 for breakfast and consider it a non-negative judgment. I come from a stay in a 3-star hotel in Sirmione and the breakfast was definitely more abundant.

The managers are very helpful people, in fact they turned on the radiators for us even though it was May. The structure is not beautiful, maybe a bit sad, but we slept very well because the mattresses were new. It is in a very central position.

Excellent contact with Serena and Paolo who welcomed us warmly. The accommodation is very well located. It is tastefully decorated and particularly well equipped. The stay ended with a breakfast that was also perfect. Highly recommended.

Structure in the center of Tivoli, on the second floor of a typical building. The room looks good, it is spacious and equipped with what is needed. I found it essentially clean, although some details can be improved. The host is available and welcoming. The breakfast is rich and consists of homemade products or fresh purchases. Recommended!

All in all, I had a good experience. If I have to be picky, I didn't love the idea of paying extra for the air conditioning, but it was probably specified in the description and I wasn't paying attention. The photos certainly create higher expectations, but again, I had a good time, especially due to the central location.

Ero sicuro che si sarebbe trovato bene. per l'aria condizionata le opinioni sono discordi. noi abbiamo alcune camere con l'aria condizionata ma non lo diciamo, menzioniamo solo il ventilatore. Poi A chi chiede l'aria condizionata, in un anno in cui i costi dell'energia elettrica sono altissimi a causa della guerra in ucraina e all'approfittamento degli operatori del settore, la facciamo pagare. Vogliamo dire che è una scelta politica? si . L'uso eccessivo di energia elettrica e gas significa arricchire chi sta facendo la guerra... NOI SIAMO CONTRO LA GUERRA E CONTRO CHI LA FA.

Nice structure in a historic building, comfortable room, some details to be reviewed (broken toilet seat, lack of toilet paper...), pre-arrival contacts with the manager not simple but in person better. Great location, convenient for parking and exploring the city center. Good value for money. Overall decent stay in the center of Tivoli.

I stayed with my family. Excellent quality price ratio, kitchen availability. You do not need a car, it is located in the center of Tivoli in a quiet position. I live in Gorizia. Surely, whenever I have to go to Rome, I will return to stay here.

Guesthouse well positioned in a quiet area but close to the one richer in places of all kinds. Monuments within reach, except for Villa Adriana which is 4 km away. Inside there are all the necessary services, ample space and free Wi-Fi. Friendly and well-informed managers, although perhaps a bit too discreet. High rating, more than honest price.
