Farmhouse, with an ancient flavor in a lively family atmosphere, located near the city center easily reachable from the ring road, train station, and bus station.
The historic center is about 2 km away and can be reached by bus (stop at 50m from the B&B) or by car.
We offer 2 spacious rural-style rooms, located on the ground floor with a private entrance and a reserved bathroom.
Freedom to enter and leave at any time of day and night.
The rooms open onto a garden with chairs, a table, an umbrella, for pleasant conversations and fun evenings of rest (breakfast can be served in the garden on request).
Inside the rooms, you will find a private bathroom, a table, a TV, and a refrigerator.
Use of a parking space within the enclosed courtyard area.

Possibility of pleasant walks on foot or by bicycle along the various cycle paths and routes in the area. From the A1 highway, take the Modena Nord exit. Follow the ring road towards Bologna and exit at exit 9. After 30 meters, turn right onto the first street (Sant'Anna street) and continue until house number 229.
Alternatively...
From the A1 highway, take the Modena Sud exit and follow the signs for "Modena centro" until you reach the ring road. Then take the exit towards Milan. Exit at exit 10 Bis (Sacca) and continue until you reach the roundabout. Keep right (first exit of the roundabout, Via delle Suore) and at the first intersection, turn right onto Sant'Anna street. Continue until house number 229.
- By train or bus:
- From the central station Porta Centrale, take Bus no. 11 or 11A to the last stop (S. Anna).
- From the Porta Nord exit of the station, take Bus no. 13 to the last stop (Sant'Anna street).

B&B molto tranquillo, la titolare è molto gentile e disponibile. Più che una stanza, qui si ha a disposizione un mini appartamento e a prezzi contenuti, C'è anche il posto auto.
Io e la mia ragazza siamo stati molto bene.

Che dire il lungo periodo lontano da casa, in questa struttura è sembrato breve, accogliente, comodo ma sopratutto sopratutto economico.
