Historic villa, centrally located, strategic for both tourism and business trips.
Reachable by car, well served by bus and located just a few minutes walk from Piazza Grande, the heart of the city and all its monuments, museums and theaters.
In a maximum of 10 minutes by car (or by public transport) you can reach the Policlinico Hospital, the new hospital in Baggiovara, the Esperia clinic, the exhibition center, the MEF.
The B&B, recently renovated, with few rooms, offers a reserved environment with attention to detail.
The attention to cleanliness and health of our guests led us to ban smoking in any room of the house and to choose not to accept animals.
The rooms are large and furnished with care and able to satisfy various economic and practical needs of the guests: double / triple room with private bathroom ensuite; double room with exclusive bathroom.
The single room will be assigned only together with the Vanilla room, to the same group (sharing the bathroom with strangers is not expected)
FREE INTERNET CONNECTION throughout the B&B.
AIR CONDITIONING, during the summer, in the double rooms (in the single ceiling fan)
Hair dryer and TV in the room.
Some bicycles available on request.

Grazie per il giudizio positivo. Siamo nei viali che circondano la zona ZTL del Centro storico, quindi la struttura è raggiungibile facilmente in auto o bus, poi per visitare il centro bisogna spostarsi a piedi (mediamente 3 minuti per arrivare dentro al centro storico e 10 minuti per arrivare in piazza Grande) . Naturalmente la valutazione è personale. Spero comunque vi siate trovati bene, per la posizione... non posso cambiarla! Grazie Dorangela

Near the city center. The host was polite and friendly and lives downstairs.
Cons:
Very noisy as it faces the city ring road with busy car traffic and near an intersection with traffic lights. Some motorcycles made loud starting noises. Neighbor was on the phone until late at night disturbing our sleep. Breakfast consisted of cereals, biscuits, muffins, and some fruits. No meat or eggs. Cash payment only.

Il pagamento può essere fatto con bonifico (solitamente per la caparra, ma può essere totale) e / o contanti: VOI mi avete chiesto di non inviare caparra e di pagare tutto all'arrivo per problemi bancari vostri...ed ho acconsentito. Excellent structure, excellent management and friendliness from the owner. I appreciated the cleanliness, the spaces, and the additional services of the room and the bathroom. The breakfast is more than fair in light of the Covid regulations that could theoretically limit this service. I would like to emphasize that these rules are scrupulously respected to ensure peace of mind on the matter and demonstrate the seriousness of the structure. The area where the B&B del Viale is located is a 15-minute walk from the center and also offers free parking.

We stayed with my husband for two nights in the 'cinnamon' room with a private bathroom. Spacious and comfortable room and bathroom. Impeccable cleanliness. Abundant breakfast. The property is located in a strategic area of Modena so you can reach both the city center and the station in a few minutes. Mrs. Dorangela is kind, helpful, and courteous.

Highly recommended. The B&B del Viale's structure is excellent and the room and bathroom are very clean. The location is central, close to the historic center of Modena, in a quiet area. The breakfast is good. Mrs. Dorangela is very kind and caring with the guests. I would definitely come back.

We stayed for one night and would come back. The city center is within walking distance and the property is welcoming; excellent breakfast, good and plentiful, very clean room and bathroom; the owner is more than available (we asked to delay the check out by an hour and there were no extra charges). This was my second stay at the B&B del Viale. All rooms have been renovated in the meantime and are very tastefully furnished. The hostess is very attentive to the well-being of her guests and I felt very comfortable there.\n\nFor the visitor to Modena, it is the ideal accommodation.

I stayed for two nights with my parents at the B&B del Viale and I am very satisfied with the structure, the breakfast, the absolutely central location, well served by transportation and in a quiet area, and last but not least, with the welcome and treatment reserved by Mrs. Dorangela. Very helpful and understanding of the needs of her guests. In our case, we were in Modena to celebrate a wedding, there were unforeseen events and Dorangela's availability was invaluable. Everything perfect. We stayed for two nights and it was a very pleasant stay. The room was spotless and tidy, and the breakfast delicious. We thank from the bottom of our hearts the very kind Dorangela for her care, she explained everything in detail and was very nice to us guests. Absolutely recommended, we hope to come back soon.

The room is very welcoming and clean. The breakfast is excellent. The things I didn't like are the following: 1. Nauseating smell at the entrance and along the staircase; 2. Huge uneven/descending floor in the room, from the door to the window. A sense of strangeness is clearly felt. 3. The Wi-Fi network is not usable as it arrives with very low signal, at least in the room. 4. Although equipped with an air conditioner to use if needed, it was not possible to use it as the remote control was missing. Best regards.

Ringrazio per le osservazioni fatte, anche se, avendole al momento, avrei potuto controllare: il wifi è sempre stato utilizzato da tutti gli ospiti e (a meno di un calo di segnale indipendente da noi di cui non ci siamo accorti) nessuno si è mai lamentato, neppure chi ne usufruisce per lavoro, per fotografia, per contatti con l'estero (e neppure voi mi avete segnalato nulla). Certamente controllerò il funzionamento: visto che paghiamo un servizio, questo deve essere efficiente! Per l'odore, anche quello non l'ho potuto sentire. Non ho nemmeno riscontrato, pulendo le scale che ci fosse dello sporco particolare. Non so proprio di cosa si sia trattato. Terrò monitorata la cosa, grazie per la segnalazione. Il telecomando del condizionatore è normalmente a disposizione degli ospiti nel periodo estivo, appunto per rinfrescare al bisogno. Ora i termosifoni sono accesi e regolati da termostato centralizzato: naturalmente se uno ha troppo caldo o freddo mi può contattare e provvedo a regolare, come avete visto. Ricambio i saluti e ringrazio per essere stati nostri ospiti.

If I were to find myself in the area again, this is definitely the place I would choose. The availability, friendliness, and discretion of Mrs. Dorangela make the stay pleasant and comfortable. I arrived about two hours earlier than the communicated time, and Mrs. Dorangela, once called, welcomed me in about 15 minutes. Thank you. Quiet and discreet environment, which allowed me to study during the stay. Abundant breakfast with everything one could desire from a delicious Italian breakfast, from the tart to the cookies, from the rusks to the plumcake, croissants, yogurt, fruit juices, milk, tea, and a good coffee that I could also enjoy at 9 PM in complete autonomy. B&B del Viale is practically central, a 10-minute walk from the center. Free parking is available on the street below. Mrs. Dorangela is very kind and friendly, willing to provide information on local restaurants. Very clean structure. The room where we stayed (cannella) was very spacious. There is the possibility to take a bicycle by giving advance notice, otherwise there is a rental 2 minutes away. If we really want to find a flaw, the breakfast is just enough with only toast and jam, biscuits like Marie Oro Saiwa and some packaged snacks (lack of something savory, biscuits not exactly fresh). Mrs. Dorangela's effort is shown by finding a chocolate made by her. Overall, good structure.

The overall structure is acceptable. The breakfast leaves something to be desired. The owner could avoid offering prepackaged breakfasts and propose other types of food. I read the other reviews about breakfast but I didn't find any yogurt, fruit juices left in the fridge for days. I have traveled and my family and I like to stay in B&Bs but the breakfasts were different and much more abundant also because it is assumed that a tourist then skips lunch precisely to enjoy the city where they are or for reasons that are not touristic, so you have to give the possibility to choose.

Quanto alla colazione, non so se valga la pena di ripetere alcune considerazioni: evidentemente ognuno di noi (gestori ed ospiti) ha un modo personale di vedere la questione. Nei B&B sarebbe vietato, per la legge italiana, somministrare cose preparate in casa: purtroppo sappiamo che gli ospiti si aspettano questo (ci confondono con gli agriturismi o con altre nazioni) e a volte a tutti noi fa piacere offrire (sempre e solo come alternativa al confezionato) marmellate fatte in casa o torte fatte da noi, ma evidentemente non basta. Non so come mai lei non abbia visto gli yogurt che io stessa ho aggiunto quando lei era presente e non so cosa intenda con altri tipi di cibi. Ho già detto più volte, come risulta dal sito, che non offro colazioni salate se non espressamente e preventivamente richieste. Il mio è un piccolo B&B e purtroppo a me spiace dover buttare cose "vecchie " o scadute, quindi cerco di non aver troppi avanzi e mi regolo anche in base al numero degli ospiti presenti (in effetti lei è stata da sola in struttura per vari giorni). Certo mi farebbe piacere, visto che lo raccomando sempre, che gli ospiti mi contattassero (per telefono o mail, se non ci incontriamo, o anche solo con un bigliettino) durante il soggiorno: basterebbe poco, probabilmente, per capire esigenze e gusti ed accontentarli. Grazie comunque di essere stata nostra ospite e di averci segnalato le sue impressioni.

I have few small suggestions that will make good improvement to the B&B del Viale. 1. Regularly use spray lubricants on locks and handles of rooms' doors. It will reduce the noise. 2. Use small adhesive felt bumpers between the door and the jamb to reduce the bang of the doors. 3. Put some mats on the floor especially when the weather is cold in the fall and winter. 4. I don't know when it's mandatory to put the heat on in Italy. During my stay, it wasn't on and it was chilly at night.

Gentilissima Chiara, le scrivo per ringraziarla della recensione fatta: mi fa piacere che abbia trovato il nostro B&B pulito e comodo per le sue esigenze. Mi spiace di non aver accontentato tutti gli ospiti per la richiesta di lasciare le valigie, ma avevate orari troppo diversi per il ritiro delle stesse e (in giorno festivo anche per noi), avrei dovuto rinunciare a qualsiasi impegno per stare tutto il giorno presente e a disposizione.. Apprezzo i suggerimenti per migliorarci: per ciò che riguarda gli arredi ammetto che la nostra scelta è stata più funzionale che estetica. I letti con doghe senza giroletto mi consentono facilmente di assemblare in matrimoniale o dividere in 2 singoli in base alle esigenze, ma ammetto che appaiano un po' "spogli"..In genere la camera cannella viene molto apprezzata per i grandi spazi che offre anche se si è in 3 e direi che questo è fondamentale per gli ospiti. Ciò non toglie che, se ha notato arredi mal funzionanti o deteriorati farà bene a segnalarmelo e provvederò. Pre quanto riguarda la colazione vorrei che mi spiegasse meglio e mi suggerisse cosa aggiungere. Premetto che ho chiaramente sottolineato, anche sul sito, che io offro colazione dolce, all'italiana, se non ci sono richieste, preventive, speciali. Credevo di aver fornito una certa varietà: caffè, 2 tipi di t' e una tisana, succhi di frutta, acqua fresca, latte, yogurt, burro, marmellate varie sia monoporzione che fatte in casa (in deroga alle leggi, ma offerte come alternativa) vari tipi e marche (Bauli Mulino bianco Conad) di dolci confezionati, torte da forno (sempre per rispetto delle leggi) zucchero monoporzione semolato, di canna, miele e nutella, cereali e muesli. Mi farà davvero piacere se mi indicherà in cosa è carente la colazione, in modo da poter provvedere..

Dorangela is a remarkable host, helpful and attentive (she lent us an umbrella, without which we would not have been able to visit the city). The house is very well located for exploring the city center, on a quiet street. To visit: the family vinegar production in the attic.

I spent two nights at the B&B del Viale and I am very satisfied: very kind welcome, a real home, meticulous care of details, food for breakfast and cleanliness. It can be reached on foot or by bus from the station and in a few minutes on foot you can reach the cathedral or the Fondazione Fotografia in Sant'Agostino.

Aside from the breakfast that does not meet my tastes. I like savory food. Otherwise, there is nothing to complain about. The location is excellent, just a short walk from the center.
