The structure consists of independent apartments and rooms all with private bathroom, is equipped with all comforts, air conditioning, shower with massage jets, TV, wireless high 10 Mbits.

We are about 800 meters from Careggi Hospital (one bus stop), only four bus stops from the central station of Santa Maria Novella (the structure is 1, 5 km from the historic center), where you can reached on foot through the pedestrian area, the major historical landmarks in the city (Cathedral of Santa Maria del Fiore, the Palazzo Vecchio, Ponte Vecchio, the Uffizi Gallery and the Boboli Gardens, Via Tornabuoni, etc.).

The nearest bus stop to catch the public services is only 20 mt. away.

Typical of larger cities rentals. It is relatively efficient, but at the end it is a very cold experience. Despite the owner apparently living in the same building we never saw him or heard his voice. All messages and codes... Everything was 'ok', but it wasn't particularly pleasant.

We needed a place to sleep for one night, following the Guns 'n' Roses concert. We arrived in the morning and Federico was very kind. The apartment was clean and close to both the historical part of Florence and the Visarno Arena. Surely, if there is another opportunity, I will contact the property again.

This B&B is located on the fourth floor of a building with an elevator. It can be reached by tram in 5 minutes on foot, and there are bus stops nearby. My room was clean and comfortable, the bathroom functional and convenient. Breakfast is self-service, in the common kitchen there are packaged products and various drinks in the fridge. I enjoyed my stay.

The structure is clean and welcoming. The bathroom is a bit small but the room is spacious and functional. It would be hot being an attic but with the air conditioner everything went smoothly. Access is via elevator to the private floor, there are no stairs, this can be an inconvenience but you never wait more than a minute to get out. Close to the tram, very convenient to get to the center.

Chosen through Booking for the affordable price and proximity to the event I was attending, Tuscany Dreaming then turned out to be a beautiful, comfortable, well-equipped structure, with well-divided and spacious day and night areas, a well-equipped kitchen area containing breakfast, the option to eat outside on the terrace if staying for more than a few days, towels and sheets provided. The manager is very helpful and welcoming. Only difficulty: the structure is reachable via an unpaved uphill road, not indicated by Google Maps. I will definitely consider it for visits and holidays in Tuscany, for all the reasons listed above and also because it is located in a geographical point from which tourist places can be reached. Furthermore, I will recommend it. Thank you, good morning.

The manager was very exhaustive in providing information on the most convenient public transportation and on places where to eat well; also, the flexibility on the check-out was appreciated. Honestly, the structure needs significant building interventions, as there is a constant presence of bad smells probably coming from the sewer manholes on the ground floor (near the entrance door), smells that rise through the stairwell and elevator to then invade also the upper rooms.\n\nThe B&B as such should include breakfast (even abundant, since it's the key feature), well here breakfast is not provided, there is a small kitchen where you have to prepare your own breakfast (there are products available in the kitchen). In short, only the B of the B&B remains, namely the Bed, a fact that left us quite astonished as frequent B&B visitors.\n\nWhat is also surprising is that it was even well-reviewed... hmm!\nIn conclusion, it's necessary to also review the room heating, the bathrooms are not heated unless you leave the door open.

Salve Signora, mi spiace che il soggiorno non sia stato di suo gradimento. I problemi da Lei riscontrati, non risultano da recensioni di altri clienti che Lei stessa ha notato essere positive. Durante il soggiorno, non ci sono stati fatti presente i problemi riportati, di cui siamo venuti a conoscenza solo dalla sua recensione. Se ce lo avesse detto subito, avremmo potuto fare di tutto per risolvere i problemi. Per quanto concerne la colazione, questa comprende latte, succhi, cornetti, fette biscottate, marmellate, caffè, plumcake, corn flakes. Teniamo conto anche del fatto, che la camera matrimoniale con bagno privato in camera, è costata 40 euro a notte, euro 20 a notte a persona più tasse locali. Cordiali saluti, Federico.

As far as we are concerned, we have no criticisms to make. The manager was helpful, the place is clean with a terrace and buffet breakfast. We stayed here in the first days of January and in terms of value for money, it's hard to find better. The city center is a couple of kilometers away, but the bus stops right outside the house. If we return to Florence, it will definitely be here.

Great Bed and Breakfast. The owner is friendly and available at any time. Very clean rooms equipped with every comfort (TV, hairdryer, air conditioner). The location of the property should not be underestimated: the bus stop is right in front and in the surrounding area there are restaurants, bars, and a pharmacy. Excellent value for money.

Apartment for bed and breakfast use with breakfast available in single-serving format. Improvable in some aspects, the apartment needs renovation in some small things like the tile grout on the loft, the beads on the bathroom ceiling. The shower head is rusty and water splashes everywhere. The kitchen dishes were not very clean. More attention needs to be paid. The breakfast cannot be considered abundant. I would say rather essential, nothing is missing but there is nothing more. The landlord is very nice, available both for explanations and various needs. It is not very close to the center but excellent value for money.

I used this property because it was recommended by those who had already been there and it turned out to be very convenient for my personal needs. The location is excellent for those who want to be in Florence with the convenience of being just outside the center, which is easily reachable in a few minutes using the bus right outside the entrance to the property. The property has a lovely little kitchen with an adjoining veranda, where you can use it all, from breakfast to dinner. Finally, Mr. Federico's availability is superb in terms of facilitating and general support. Definitely worth a try.

Independent, comfortable, and colorful apartment, furnished in a simple yet cute style. Equipped with a kitchen even featuring the moka pot (vital for a Neapolitan like me) and a living area with a sofa and television (for a lazy person like my boyfriend). A small staircase allows access to the bedroom and bathroom, environments that are not very airy but livable. It is recommended to always walk and move with low shoes and few thoughts to avoid bumping into the wooden ceiling beams. The apartment is conveniently located, just a short walk from: bus stop 23 that takes you to Santa Maria Novella station, the tobacco shop where you can buy daily tickets, and the Conad supermarket. The owner, Federico, is polite, helpful, and precise in his manners. His tips for exploring the city and discovering places to eat typical Tuscan dishes without spending large amounts are valuable. If I can be frank like the Florentines: his recommendations may be a bit too many.

We were welcomed by the owner before the usual check-in time due to our particular need with kindness and a smile. The room and the private bathroom were clean and fragrant, equipped with everything and comfortable for a family traveling with a 4-year-old girl. Complete kitchen and a very suggestive view from the terrace. Breakfast provided in single portions, toast, croissants, juices. Excellent to avoid waste. Free parking under the house and a bus to Santa Maria Novella 10m from the door. If I were to return to Florence, I would contact Federico again and highly recommend him.

Perfect solution for those with study or work commitments in the Careggi/Rifredi/Dalmazia area. The property is in a favorable location, the area is very quiet and served by all public transport (a few steps from Piazza Dalmazia). The room is very comfortable and clean, equipped with a private bathroom and all amenities (wifi, tv, ...). Shared with other guests is the kitchen with oven and refrigerator, very convenient for those who need to stay for several days. Everything needed for breakfast is also available. But the highlight of the entire property is the owner, Federico: a truly kind and helpful person, I would say almost extraordinary! In him I found a sincere and loyal person, a reference for any need and information. I can give the highest marks on every aspect.

The apartment is cold, smelly, and located in a busy and noisy area. There are heaters that don't give any respite: either polar cold or tropical heat. I would not recommend it.

Buonasera e grazie dell'attenzione che ha riservato alla mia struttura e i diversi pareri degli ospiti sono sempre utili e graditi. Per quanto concerne le sue osservazioni tengo a precisare che: - tutti i locali (cucina compresa) sono dotati di sistema di condizionamento aria calda e fresca per l'estate. Nei condizionatori, proprio per garantire il massimo comfort, è regolabile la temperatura massima e minima. Inoltre io, abitando anche nello stesso stabile, sono sempre presente e disponibile per eventuali spiegazioni sull'utilizzo degli stessi. -L'edificio si trova nei pressi dell'Ospedale di Careggi; zona altamente abitata e per questo fornita di tutti i servizi di trasporto (bus da e per Careggi, da e per l'Aeroporto) che in particolari momenti della giornata possono appesantire il traffico. Undoubtedly the best choice you can make to sleep in Florence, the room is magnificent, the cleanliness is top-notch, the kitchen is super equipped and super functional (except for the step that sometimes tried to compromise my safety). The owner, like everything else, was super mega extra courteous and helpful. I can only give the highest marks even though in my opinion it is little. If you arrive by car you will find thousands of places to leave it (also for free), in front of the entrance there is the stop of the magical 23, the bus that will take you anywhere. My girlfriend and I found it in any part of the city! Choose Tuscany Dreaming, you won't regret it!

We stayed here for just one night. The apartment is very nice, all spaces have been cleverly used. It's great that you can cook. The kitchen is equipped with the essentials for breakfast (milk and packaged croissants). The location is not very close to the center but is still well connected. Great choice if you are with family and need to cook. Federico, the manager, is very kind. We will definitely come back.

I stayed in the apartment on the third floor, furnished in a modern style, with kitchen and sofa. There is everything needed for cooking: salt, oil, spices, plates, cutlery, glasses, colander, pots, coffee maker; and also for breakfast: croissants, toast, jam, milk, coffee, tea, fruit juice and lemon. The bedroom is attic, really beautiful! The owner is super friendly, and available for anything! Very convenient bus stop, 7 minutes from the station and 10/15 to the center. I will definitely come back!

Very nice and cozy B&B. Equipped with Wi-Fi, TV, and all the comforts. Nearby there is also a small supermarket where you can eventually have lunch or dinner. The manager is very helpful and friendly. It's a pity it's not very close to the center (about 30 minutes on foot). Breakfast with the essentials: milk, tea, coffee, toast, juices, jams, croissants.

I stayed a few days ago at Tuscany Dreaming and had a great time. Located about 10 minutes by bus from Santa Maria Novella station, it is a very comfortable B&B with a helpful and friendly owner. I stayed in the single apartment consisting of a living-dining room with kitchen, bedroom, and bathroom on the mezzanine. The bus stop, for those without a car, is right under the building. I recommend going there. Reasonable price and excellent quality.

The quality-price ratio is absolutely high. The B&B is practically an apartment with a kitchen, bedroom, and private bathroom. All the necessary food for breakfast and the basic items for lunch and dinner are also provided. The location is excellent in a quiet residential area, as it takes five minutes by bus to reach the center, or even fifteen minutes on foot if you prefer. The manager Federico is very friendly and will guide you on how to navigate and what not to miss in beautiful Florence. Absolutely recommended.

I stayed for two nights in this Bed and Breakfast. The owner is very kind and helpful. It includes many benefits, starting from the kitchen to the bathroom in the room. The location is not very central, but with the bus right outside the house, you can reach Santa Maria Novella station in 10 minutes and Careggi hospital in 5. Mr. Federico, the manager of the facility, is exceptionally courteous. The structure is very beautiful and clean, with a fully equipped kitchen for cooking independently. The market for grocery shopping is just around the corner, and in front of the B&B there is the stop for the 23A bus, which takes you to the SMN station in 5 minutes, from where you can visit the center of Florence. Excellent B&B, comfortable. Unforgettable! Maximum availability and friendliness, perfect for a weekend to spend in one of the most beautiful cities in Italy. It is very easy to reach by public transport, but also on foot you do not need to walk much. The rooms are very welcoming and clean, nothing is missing to relax and enjoy the city. Rating? 10/10.
