Nestled in a pleasant green setting, the villa offers a cozy and independent accommodation, perfect for families, groups of friends, and small parties of up to 4/5 people who wish to enjoy a holiday in Sardinia by combining beach days, nature excursions, and moments of relaxation.
The house features a double bedroom, a room with bunk beds, and a study with a sofa bed, allowing flexible arrangement of spaces according to the number and needs of the guests. Inside, there is also a spacious living room, a fully equipped kitchen with a washing machine, a main bathroom, and a second restroom.
The heart of the villa is the outdoor courtyard, shaded by a large and distinctive cork oak tree. It is a pleasant area to spend much of the day, where guests can unwind in a hammock, prepare a barbecue using the built-in grill, or dine outdoors around the large table, especially charming during sunset hours.
The property is surrounded by a large garden enriched with Mediterranean plants, a small citrus grove, and a flowerbed dedicated to aromatic herbs such as basil, sage, oregano, and thyme. During some times of the year, a small vegetable garden is also available, helping to create a simple and genuinely nature-connected atmosphere.
Recent renovations, including the installation of thermal insulation and replacement of window frames, have improved the house’s insulation, ensuring more comfortable temperatures both in summer and cooler months. Air conditioning can be activated upon guests’ request, with an additional cost based on usage.
Within the fully fenced property, two parking spaces are also available. The villa serves as a convenient starting point for car or motorcycle trips to the coastal beaches, beginning with Solanas, and for exploring the inland areas and natural trails of the Sette Fratelli forest.

Our little house is a second home where we enjoy unwinding and appreciating the surrounding greenery. It is located in a hilly, residential countryside area (Villaggio delle Mimose) within the municipality of Sinnai. To cover maintenance costs and enhance the garden, vegetable patch, and the house itself, we rent it out for a few weeks each year. The management of the property is family-run, aiming to provide our guests with a peaceful holiday, immersed in nature and away from fast-paced tourism.

The house is less than 40 minutes from the nearest beaches, half an hour from Cagliari, and just a few minutes from various archaeological sites, natural attractions, and places offering local food and wine experiences.
