A farmhouse surrounded by greenery, located near the entrance of the Gessi Boognesi park. Recently renovated using eco-friendly building methods, it offers three double rooms, each with a private bathroom. There is also a breakfast room and living area. Located in the San Ruffillo (Murri) district, it is a 20-minute bus ride from the historic center of Bologna, 1.56 km from the M. Fortunata Toniolo Clinic, 3.65 km from the Rizzoli Orthopedic Institute, and is near the Bellaria Hospital, the fairgrounds, and the University of Bologna. There is ample parking within a large private park.

This is a very cute very quiet old place with a lot of character and charm outside of the center and with access to nature!\n\nHonestly the bad reviews from other guests about quality and the packaged pastry breakfast are annoying hahaha like please don’t book a low budget b&b and expect a 5 star resort?! The title of the listing literally says "antique farmhouse" not "luxury resort"… :)\n\nMy stay was great and I loved the nearby hiking/sunset views! Shower was hot and had amazing water pressure, WiFi worked fast, bed was clean, and the coffee made by the friendly host was great in the morning!

Fascinating structure that should be modernized a bit. The manager (and I believe owner) is polite and friendly. Location is somewhat away from the center (there is a lot of greenery) but well served by buses and with internal parking available. Adequate breakfast. Very good price (70€ for a room for three people). Would I come back? I think so.

The barn presents itself as very rustic, more 'vintage' than I expected. The outdoor garden is visibly in need of maintenance, but having stayed in January it was not of my interest. Rooms are spacious, too bad about the lack of soap/soap bar in the bathroom. Good breakfast with fresh pastries and friendly staff. For one night it can be fine, I would not return for more nights. The location is still excellent, even for getting around by public transport.

Other misleading reviews. Cobwebs in the radiators. No shower gels (it's fine if you tell me). No curtain on a window. Disheartening breakfast. No fresh baked goods or even frozen items cooked on the spot, only packaged products. Inexperienced managers.

The structure is located on the outskirts of Bologna, a bit difficult to find but very quiet, immersed in a green park. The structure is rustic and for this reason very characteristic. The room was clean and spacious, as was the bathroom. Good breakfast. Special mention to the owner, courteous and very helpful.

I booked 2 rooms, one was decent, the other was really not presentable. It's a shame because it would take a little to fix it. Considering the prices of Bologna given the location, it is very economical and Salvatore is truly a nice and helpful person. I would go back but first I would make sure of the room I am assigned.

This motorcycle stop was a heartwarming experience for us. We spent two nights in a family building that has a soul. Salvatore is a pleasant, welcoming, and helpful person. He also did not hesitate to intervene with the motorcycle dealers in Bologna to relay to them the leakage issue I was experiencing on my Goldwing. A motorcyclist does not forget this kind of service.

Ancient building restored very close to the center of Bologna. Large garden park great for letting our dog run. If taken care of a little more, it would become a great advantage. A structure certainly of authenticity in being a renovation that respects the style of a house in the countryside, even though it is adjacent to one of the main roads connecting to the center of Bologna: a corner of paradise for those who love nature, but also for the willingness to welcome on arrival and provide breakfast at a personalized time, as well as issuing the payment receipt which is unfortunately a rarity in Bologna. I also appreciate the size of the room, the brightness (two large windows... moreover with double-glazed windows), and finally the affordability of this accommodation solution which, especially for those who travel for work and may require repeated overnight stays, is very important.

I stayed for only one night and the room I had included a kitchen and a bathroom. Unfortunately, I did not use the kitchen but as for the bathroom, I can say it is really nice. There is an elegant and spacious shower box. The bedroom is very large with a television, window, wardrobe, etc... Very quiet place, I slept very well at night and unfortunately, regarding breakfast, I can't tell you anything because I couldn't do it due to the early morning time to head to the airport.

Very nice place run by a very hospitable, easygoing, and friendly man named Salvatore. We stayed there for two nights instead of one. Our room was quite spacious, very clean, and the beds were comfortable. We were able to use the kitchen and fridge on the ground floor. Very nice breakfast, lots of fresh croissants, juice, and other Italian pastries. Located less than a 15-minute drive from the city center (so quite convenient if you have a car). There's free, safe parking on the property. I would definitely recommend this place. It's also dog-friendly, and if you're traveling with your pet, you know how difficult it is sometimes to find a place to stay.

The structure is located about 20 minutes by bus from the center of Bologna. Right nearby, two bus lines pass that will take you right into the city. The structure is immersed in a natural context with lots of greenery and trees around. There are three rooms with 2/3/4 beds. The breakfast is rich with many packaged products but they are products from a famous brand of snacks. All around is relaxation, you will only hear regional trains passing by, but still far from you. The host is very open to dialogue and courteous. Accepts cash, debit card, or credit cards.

I had a great experience: cleanliness, independent entrance, the possibility to sit outside in front of the house, friendliness, and availability - I was even provided with a kettle to have tea or coffee in the room. The San Ruffillo area in Bologna is not central, but I chose it knowingly because - knowing it - I am aware that it is very well served by bus lines 13 and 96. Additionally, being the B&B a bit behind the main road, the rooms are quiet and cool thanks to the trees. I was really happy with my choice this time and I thank Mr. Salvatore and his daughter Nadia.

The structure consists of only 3 rooms (which is very positive), it is a bit dated but well renovated, it is located in a quiet place surrounded by greenery and has free parking, the very positive fact is that the location is 15-20 minutes away from the center of Bologna! The room and towels are very clean and the B&B has free wi-fi, a computer to consult and books to read in peace outdoors or in the lounge. Breakfast can be enjoyed until 12:00 and they don't rush you for check out, which we greatly appreciated. The manager is a nice, kind, and always available gentleman.

Everything is going very well. The only advice I feel like giving is to provide precise directions on how to get there. I didn't use the navigator, but I'm afraid that even with it, it's quite difficult because of the complicated one-way system. The advice to take it from Via Filippini if you come from the center via Via Toscana would have been very useful. The place is nice and the center is easily reachable by very efficient public transport. And the managers are nice and discreet.
