The abundant breakfast, included in the price, will be at your disposal in the kitchen of the apartment, the common area, from 8: 00 to 10: 00.

You can choose from various types of fruit juices, teas, herbal teas, milk and espresso coffee; different types of jams, butter, rusks, a wide choice of biscuits and croissants will also be available.

In addition, depending on the season, tasty fruit will be available, all from my family's organic orchards.

You may find some blood oranges, also good for preparing healthy juices, or cherries, grapefruit, plums….

Good location. Very close to the metro. It is a 30-minute walk from the station and the Colosseum. The cleanliness of both the room and the bathroom was good. Breakfast was decent. Fresh cakes and pastries. If you like savory options, I suggest mentioning it. The host was not very welcoming.

Very good apartment, quiet, with excellent bedding, located near a metro station and a 25-minute walk from the Colosseum. The hosts are very responsive and pleasant. Breakfast was very good; a few more pastries would be appreciated, but it was very good nonetheless. Truly a place you can stay in Rome without problems (we were a family of five). They also offer an airport-to-apartment transfer service, a bit more expensive than taxis, but for a family of five one taxi might not be enough; therefore very reassuring and ultimately very good value for money.

We stayed for four days over the weekend. Everything was perfect. Monia was very kind, friendly and willing to accommodate our needs. The breakfast was abundant. Excellent location next to Metro A, which goes to the city center and to Ciampino. The Colosseum can be reached on foot. I recommend it and I will definitely stay with them again if I return to Rome.

Excellent location, close to the metro stop. Large, nice and clean room. We felt very comfortable. One note about the room temperature: we could not raise it; perhaps the air conditioner is not working. The same problem occurred in the kitchen where breakfast was served. The room was rather cold and the light, on a timer, turned off every 15 seconds.

This was a wonderful property, a cute little spot in the neighborhood. The host was extremely attentive and made sure we had everything we needed. The traditional European-style breakfast was great.

Overall, the apartment met my expectations. The breakfast is not bad and you have all you need: cheese, salami, milk, yogurt, bakery, coffee, tea, fruits and vegetables. There is not a lot of choice but everything you have is pretty good. The room was clean and housekeeping was nice as well. The apartment owner was very nice and was willing to assist. We had a little problem with a jacuzzi but it was not critical (this is something the owner should address). Also, the Wi-Fi in our room was very weak because it is pretty far away from the router (the owner should locate the router closer or put an additional repeater).

Trip to Rome with my son, the location is excellent for getting around and visiting the city. The room is not very big, but clean and well organized. Monia is professional and super helpful with requests. The breakfast is varied and good, the cakes are fresh and tasty. We will definitely return.

We spent a night in this beautiful B&B Suite and Rooms San Giovanni. Beautiful, large and spacious room. Hotel-like breakfast. Great location for those who want to stay quiet, 200 meters from the entrance of the Metro San Giovanni and without any kind of disturbance. Excellent hospitality, very kind, always available for anything. I will gladly return.

The property is located in a great area well served by transport. Monia is very kind and helpful from check-in until the last moment. The room is very spacious and new, the whirlpool bath is a real plus! The breakfast is abundant and with fresh products. Definitely recommended!

With great kindness and helpfulness, the three of us were welcomed by Monia and Alessandro. B&B Suite and Rooms San Giovanni is an excellent accommodation, just 240 meters from the San Giovanni metro station. The Colosseum is within a 20-minute walk. The room is very nice and modern, equipped with TV, air conditioning, USB port, electric shutters, and Wi-Fi. The bathroom is also modern and comfortable, equipped with a shower cabin, sink, toilet, bidet, hairdryer, and towel heater. The entire accommodation is very clean and tidy. You could prepare tea or coffee at any time in the well-equipped kitchen. I would like to highlight the very warm, loving, and hospitable nature of Monia. She paid special attention to our daughter Sophia (2 years old) and anticipated her every wish. We felt at home and will definitely book this accommodation again for a future stay in Rome. She made us feel like family and I must say she was born for this job. She meets your every need, gives great dinner recommendations, super breakfasts that are always different, the option to make yourself a good coffee or herbal tea, and that's not little. Even if just for a weekend, the welcome from Monia and Alessandro was superb. They made us feel immediately at ease as if we were at our home. The room, simply furnished, has all the comforts and was very clean and tidy. The kitchen, well furnished and equipped, is always available. The buffet breakfast is simple and good, providing a good dose of energy for long walks. The owners were very kind in holding our luggage after check-out. Last but not least, the location is excellent and strategic. Nearby there is the metro stop S. Giovanni and the Colosseum is within walking distance in just 10/15 minutes. We highly recommend it and will definitely return for our next visit to the capital. TOP TOP TOP.

We stayed myself, my husband, and the children in an Airbnb in the San Giovanni district in Rome. It was a very pleasant and welcoming stay. The location was great, close to the metro and within walking distance of some tourist attractions. The room was comfortable, and we had access to a shared kitchen, which was much appreciated. Monia was always there every morning for breakfast and always had special attentions for the children, making our stay even more enjoyable. We highly recommend this place and thank Monia for her warm hospitality.

We spent one night at this B&B as a couple and immediately appreciated finding the room perfectly clean. In the evening, we relaxed in the whirlpool tub, comfortable for two people and perfectly functional. We heated the room with the air conditioner and in the morning Monia, super helpful, prepared breakfast according to our preferences (breakfast ranging from sweet to savory). \nWe would definitely return.

Overall it was a good stay, the property is well managed and located in a quiet yet strategic position. Perhaps the breakfast could be slightly improved, there were more or less the same things and, a minor detail, one shouldn't always have to ask for toilet paper as if it were a luxury. We stayed at this property for 4 days from Sunday 23 to Wednesday 26. Located near the San Giovanni metro, a strategic location and a quiet area at night, perfect for resting. The managers were excellent, kind and friendly, providing all the necessary information and caring towards the customer, making us feel almost at home. The environment is new, the bathroom is super technological and elegant, as are the rooms equipped with TV, air conditioning, USB socket for the phone, and automatic shutters with state-of-the-art power outlets. In short, excellent value for money despite being outside the center of Rome, but still well connected by bus and metro just a few steps away. Beautiful experience, really worth staying in this wonderful B&B and truly deserves it, believe me. I will also miss the delicious cakes for breakfast. See you soon for another holiday with you.
