Property in an excellent location, close to the Basilica of Santa Maria Novella and all the points of interest. The owner is kind and helpful and allowed us to keep the room until 3:00 p.m. The only issue I did not like is that she made me pay the room rate by credit card, providing a proper receipt, while for the tourist tax she requested payment in cash, providing a paper receipt issued before the obligation of electronic transmission. The rooms are clean but not very spacious, especially the bathroom: to access it you must close the flexible shower doors. In addition, there are few light points, so they are rather poorly lit.

A noi non e' pervenuta nessuna delle lamentele che indica (nessuna menzione sui punti luce, nessuna menzione sugli spazi, niente accenni al costo della camera che ha scelto in autonomia fra tante strutture disponibili sul mercato!), anzi ci e' sembrato che Le abbia fatto davvero comodo arrivare all'orario che Lei riteneva comodo e tenere la stanza fino alle ore 15 passate del giorno seguente. La ricevuta fiscale per il soggiorno e' una prassi ordinaria, cosi' come il rilascio di una quietanza per l'incasso dell'imposta di soggiorno il cui versamento va di pari passo alla registrazione sul Portale Alloggiati alla quale ha partecipato di persona testimoniando il nostro operato sul PC (Portale, sul quale, Le ricordo nel caso avesse dimenticato, Lei addirittura proponeva di non registrare l'altra persona che era in Sua compagnia per pagare meno soldi di tassa! e al nostro diniego si e' indispettita!). I was welcomed by the very kind Mrs. Consuelo, who also gave me some useful tips. The room is very pleasant and absolutely clean. The property is a few minutes' walk from the main points of interest in Florence (the train station and the Basilica of Santa Maria Novella and the riverside are really very close, a few hundred meters further to Santa Maria del Fiore, Palazzo Vecchio, Ponte Vecchio, etc.). The value for money is truly excellent for anyone who wants to spend one or more nights in Florence.

Amazing location! Just a short walk from Florence SMN train station and super convenient for exploring the city’s main attractions. The price is very reasonable, making it perfect for solo travelers. The room was spotless and comfortable. The host was extremely friendly and quick to reply, and gave us great recommendations for nearby shops and restaurants. Definitely a place I’d recommend!

Beautiful B&B with a lot of charm – only the mattress was a small downside. My stay at the Bed and Breakfast in Florence was overall pleasant. The accommodation impresses with its central location, loving decor, and warm hosts who were always helpful and friendly. The room was clean, stylishly furnished, and had everything needed for a comfortable stay. The only point of criticism: unfortunately, the mattress was clearly worn out and needs to be urgently replaced, as it affected sleep comfort. Nevertheless: Anyone looking for an authentic, cozy, and hospitable B&B right in Florence is in the right place. I would love to come back – hopefully with a new mattress!

Close to the station and in a very safe area. Nearby are the St. Regia and Westin hotels. The host is great and kind! The room is clean and comfortable but only the small shower was poor because of the historic building so should be understood. I only say very nice accommodation.

The house is located in the downtown of Florence, just 5 minutes' walk from the main train station of Florence and we can walk to enjoy an ancient city. I chose to stay at this Bed & Bed House due to its perfect location: walking distance from the train station and several of the major attractions in the city center of Florence. The price was also very reasonable in comparison to other surrounding options. \n\nThe host, Silvia, was absolutely wonderful and made my first visit to Florence warm and welcoming. The room was nice and clean.\n\nI'd highly recommend giving this place a chance. It's perfect for those who don't want to break the bank while staying in the perfect location.

Very good location, close to restaurants and the most important sights. It's only a five-minute walk from the station and next to the Basilica of Santa Maria Novella and the river. They tried very hard to make our stay a pleasant experience, however it was warm outside and we only had air conditioning 1 of the 3 nights. The light above the bathroom sink was not working and the bathroom is too dark without the light.

Cannot say how great our stay was. Perfect location close to SMN and the city center. Super affordable but still so nice and so comfortable. And the hosts were so kind. My wife was sick the night of our stay and they offered to let her lay down and rest hours after checkout. She felt better before then fortunately, but that meant so much to us. We would love to return!

Small but cozy structure a stone's throw from the railway station and all the attractions of the center. Rooms tastefully furnished and very welcoming, large and comfortable beds (blue room), small but functional bathroom. Very helpful owner, check-in and check-out to be agreed but flexible practically at any time. Rooms on the 1st floor of a historic building, steep staircase, no elevator. Absolutely recommended.

The Bed & Bed House is located very close to S. Maria Novella station and the Duomo is within walking distance in a few minutes. The street where the Bed & Bed House is located is very quiet, but just around the corner you are close to the center. The owner is very helpful and friendly. The apartment we stayed in was great. The wifi and heating worked, and it was nice to have our own bathroom at this price. We weren't in the room much, so there's no reason to spend a ton of money. Just down the street is an amazing restaurant with great lunch deals. This is an easy walk to the train station and most places in Florence.

We had a wonderful stay at Bed & Bed House. Silvia was a fabulous host and was so friendly and helpful before and during arrival. The room was exactly as advertised, the decor is lovely and the stained glass window is just so pretty. We had a really comfortable stay. She has clearly gone to great efforts to make this a trendy and funky place to stay and the lovely reviews on the wall really demonstrate that. There were plenty of towels & shower gel, soap, etc provided in our room. The bathroom was small with a compact shower with foldaway doors. It was a clever use of space but I found it hard to keep the bathroom floor dry. The lighting in the room was a little dark at times as there is not a lot of natural light coming in to the room we had (orange). But not a deal breaker for us. The fridge in the room was great to have so we could keep some cold drinks and snacks for the room. There was plenty of wardrobe space and the room was quite spacious. Even though you are staying quite central it is nice and quiet. The location is fantastic for the center of Florence, with most of the city in walking distance. There was an osteria outside the front door where we had the most amazing lunch and la boite cafe was around the corner, which was recommended by Silvia and it was perfect for breakfast. Tasty pastries and great coffee. It's also very close to Santo Spirito - easily walkable for the best food and gelato from Sbrino. Be aware, like most buildings in Italy, there are a few flights of stairs to get to the accommodation but it was not an issue for us. Our stay at BBH was great value and we would absolutely stay here again when we return to Florence. It was one of our favourite places to visit and we will most definitely be back to this beautiful city. Thank you for having us Silvia!

My partner and I stayed in the Orange room and it was very nice, spacious, very clean and with everything needed to spend a few days there. Perfect value for money. Position and availability of the manager impeccable, very appreciable the presence of the air conditioner (it was on when we arrived) and especially the minibar in the room. The structure is not exactly modern but furnished at its best. The sore point is the cleanliness (dust or water and limescale present in the kettle at the date of our arrival!). A bit more care would have been needed from this point of view. Lack of mosquito nets, in the shower there are only tiles with water drainage, so without a shower tray, with all the consequences near the toilet (the bathroom is quite narrow but proportionate to the size of the room).

This place was amazing. Perfectly located within a 10-minute walk to the train station and so close to each hot spot of Florence. The walls are a little thin, however, so you hear a decent amount of noise but nothing intolerable. My wife and I were able to leave our bags after check out as we had a few hours to spare before our train, which was very convenient and nice. Overall, this was a very nice place and find.

We stayed for three nights at the Bed & Bed House in Florence. The location is excellent as in three minutes you can reach Santa Maria Novella station but also the Arno river and the historic center of the city. Silvia, the owner, is an exquisite and very helpful person, she gave us many tips about our stay, she is very kind and friendly. Also her colleague Viola was welcoming and always available for any of our requests, we thank her. In summary: we recommend it to everyone and we will definitely come back! This structure is very good in various aspects. It is in the center, so with all the conveniences at hand, a stone's throw from the station, it is on the first floor of a building. The person who manages it, Silvia, was kind and helpful from the first phone contact. The room where I stayed is tastefully furnished, new and nice. In the entrance of the Bed & Bed House there is a large panel with many thank you notes from past guests over the years, a sign of the overall quality of the stay for many. Top the possibility to prepare coffee in the room thanks to everything you need. I will remember it for a next stay in Florence.

In particular, I appreciated the availability of the owner Silvia who made sure we lacked nothing and provided courteous and thorough advice to make our stay even more enjoyable. She also allowed us to leave our luggage beyond the check-out time to take a final stroll in the city center before heading to the station (it's just a ten-minute walk away and you can take the opportunity to visit the Basilica of Santa Maria Novella).

I was looking for a Bed & Breakfast near the station, but not the usual room similar to that of grandma's guests or from an Ikea catalog at best. I chose the Green, identical to how it appears in the photos. Special, welcoming, sophisticated, but not exaggerated. You can see and feel the attention to detail. The area is absolutely quiet, just a few background voices in the evening, and safe. I have never felt even remotely in danger. Silvia, the owner, is a special person. She gave me valuable tips on what to visit, and she was immediately available for every need. Just three points to make, on aspects that could disturb the most demanding travelers (or the most annoying). Because ultimately, it's almost always enough to look at the photos or ask for information in advance. The bathroom has no window, but there is an extractor fan. It's small but if you're not taller than 2 meters and don't need to shower in 3, it's fine. The attention to detail and cleanliness more than make up for it. There is free wifi, but the speed is limited. Gamers cannot play with the laptop on the bed. For standard browsing, Facebook, and various chats, no problem. The 4G doesn't work, maybe. Maybe because I don't rule out a problem with my smartphone. Just lean out the window to get a few bars. Narrow alley and thick walls. It's certainly not the manager's fault. The TV is small. You're in Florence and want to spend time watching TV? Choose this property, you won't regret it. Trust those who have spent an entire week here, working on the PC and sleeping like never before!

BBH is located in a quiet area but a stone's throw from the center (in less than 5 minutes you are in Piazza Santa Maria Novella or on the Lungarno). Even in the evening, the street and the area are very peaceful... even for two "handsome gentlemen". Clean rooms, carefully detailed, with some extra "treats" like the kettle and cups for a chamomile or a coffee, and the presence of a small fridge which, in summer, is a real blessing to have fresh water always! There are also a TV and air conditioning, but we didn't use them. All furnished with a modern and sober style that makes you feel really good! The manager and collaborators are very nice, helpful, attentive, and caring. In short... we will return and have already spoken very well of it to our acquaintances!

Everything really perfect. We were greeted by Viola, very kind, helpful and qualified. In addition to letting us leave the suitcase at 9 without any additional costs, in the structure at 9 (check in H 11), she illustrated the main attractions of Florence to us, recommended places to eat and the means to take for any movements. The Orange room is very nice, warm and above all very clean, equipped with every possible comfort (hairdryer, air conditioner, stereo, TV, mini fridge and everything needed for a hot tea in the evening). The first two things you notice as soon as you arrive at this property are the kindness and friendliness of Silvia and the cleanliness of the premises and the room. We found a very clean, nice, and cozy room (we stayed in the green room). The furniture was simple but functional, an excellent solution for those, like us, looking for a comfortable low-cost place to sleep at night with all the freedoms of an aparthotel, easily doing without a hotel. Silvia immediately proved to be an excellent host, attentive to all our needs, took care to ask us if we needed anything, and gave us many tips on where to eat and how to get around. The only flaw is the bathroom a bit small and dark, but everything else really okay! Also, the location is excellent, just a few minutes walk from Santa Maria Novella station and the Duomo of Florence. Recommended.

My wife and I stayed at Bed & Bed House Firenze for a week. We loved it! The room was very clean, and the bed was very comfortable.\n\nThe host Silvia was very helpful and communicative on Whatsapp - she gave us recommendations for where to get a cheap breakfast nearby, and gave us the option of whether to have the room cleaned or not (environmentally friendly!). We were in the blue room, which looked out over a small internal courtyard and was quiet.\n\nA fan is provided, along with air conditioning.\n\nThe bath/wetroom was small but contained everything we needed. Some shower gel and shampoo was provided, but bring your own.\n\nThe location was very convenient - all the main tourist highlights of Florence are within 10-15 minutes walk, so you won't need to get public transport around the city, and the Santa Maria Novella train station is pretty much around the corner. There are loads of restaurants nearby, along with a supermarket, so you're spoilt for choice at mealtimes.\n\nWould highly recommend if you're looking for good value accommodation in a convenient location in Florence.

The structure is fantastic! I always come back every time I have to go to Florence. Silvia is super welcoming and very kind, all the rooms are very well cared for and the different colors make the atmosphere very warm! Close to the center, very close to the Lungarno and in a very lively area. I recommend it for everything!

Very nice structure in the center, just a short 10-minute walk from the station, so an optimal location to visit Florence. Quiet room, very spacious and very clean. Viola, the owner, welcomes you with a map and some directions for moving around and places to eat, and she is always available for any need or question. The room is cleaned and tidied up every day with the possibility of daily linen change. Highly recommended with an excellent value for money, considering we are in Florence.

My girlfriend and I stayed 4 nights at this Bed & Bed House, and our experience was really excellent. The apartment is located in a perfect area, all points of interest are easily reachable on foot in a few minutes, without ever having to use public transport; truly excellent value for money. The room is spacious and offers all comforts, impeccable cleanliness. Furthermore, the owner was very kind and extremely helpful especially in agreeing on check-in and check-out times. If we were to return to Florence, we will definitely come back here.

Few rooms, well-kept and cute, with a fun touch. Cleanliness and few frills, but a lot of attention to the decor and friendliness. Only "flaws": first floor without elevator, and bathroom a bit small, but they are really nothing compared to the availability and care with which this little gem is kept. Really excellent value for money.

This was a perfect stop for us in Florence. The location was a five-minute walk from the train station and very easy to find. There are a ton of cafes that are open at night if you want to have some wine and enjoy the view of the church, and it is within walking distance to the Oltrarno area with a ton of shopping and restaurants. Our hostess was incredibly kind, made reservations for us for dinner, and the room was adorably decorated with air conditioning. We will definitely stay here the next time we’re in Florence.

It was my refuge in my first solo trip, on the occasion of Marina Abramovic's exhibition opening. I spent wonderful days and the location of the 'Bed & Bed House' allowed me to reach all the important places within a 15-minute walk, also enabling me to take a wonderful walk on the old bridge in the evening without having to make long isolated and/or dark journeys. Silvia was super kind and helpful from start to finish. In short, I hope to come back soon, Florence is magical!

My boyfriend and I stayed at this property (orange room) from Saturday 16th to Monday 18th June. The colors and furnishings certainly fascinate, chosen with passion and taste by the owner, Silvia, a lovely person and always very helpful. Despite the heat of those days (and despite having the air conditioning in the room, we slept peacefully even with the windows closed! The atmosphere is young, the style modern and unique. Just a stone's throw from Santa Maria Novella and the railway station and 5-10 minutes from the main attractions of the center, it is highly recommended even for those, like us, who need to go to the Visarno Hippodrome for events, which can be reached in 20/25 minutes by walking along the Arno embankment. Restaurants and supermarkets are convenient; really, no need to use public transport! Excellent price, like a hostel, with the quality of a hotel. 110 out of 100.

A great place to stay at a more than fair price, managed by two kind and friendly girls! The single room faces the street but the windows are double, so you'll sleep peacefully 99% of the time, I don't say 100% only because the first night I had the misfortune to hear (in every sense) the intervention of a vacuum truck, called by who knows who: obviously the structure is not to blame, it was just an unlucky incident in an otherwise great stay. The room is small but perfect for those like me who just need a base to explore Florence; private bathroom that does its job, no problems except for the wi-fi (but it was a temporary technical issue and then solved). I was allowed to check in at 10:30 on the first day and check out at 7 pm, so great availability from the structure in this regard too. What can I say, excellent value for money, ideal location (5 minutes from the station, 10 from the Duomo): I wholeheartedly recommend staying at Bed & Bed House and I myself hope to return soon.

I communicated with the hostess several times before my arrival. She made it very easy to find the property, even providing video directions from my arrival point. The room was very clean and comfortable. There were nice linens, a FAN, and very comfortable bed. The location was perfect for spending time in Florence. It is easy walking distance to ANY sights in Florence. It is on a quiet street in a quiet building. It is a beautiful artistic property with many artistic touches by the hostess Sylvia. The co-hostess Viola was warm, welcoming, knowledgeable in answering my questions and helping me find places to see and eat. I will be back and I will recommend this property to those I love.

In the heart of the old town of Florence, super clean and charming room at a very good price in a newly renovated house. All major attractions are nearby and easily accessible on foot. We stayed in Florence for 3 nights and we had a very good time. The location is central, 5 minutes from Santa Maria Novella station, and is practically close to all the main monuments. We were guests in the 'Orange' room, not too spacious, but with all the essentials for a short stay. The bathroom was clean, quite small but very nice, the only flaw being the lack of a bidet, but actually the space did not allow it. However, the strength of this B&B is Silvia, who managed everything impeccably and has always been very helpful right from the start, advising us on the best places to experience the city, ready to solve any problems (which we did not have, by the way). I feel like recommending this B&B to those looking for a no-frills stay in Florence, with a nice and clean room to leave your luggage and return in the evening after a day of being tourists.

We stayed at this Bed & Bed House, me and my boyfriend. When we arrived, we were greeted by Mrs. Silvia, very kind and available for any request. The structure is beautiful, well-kept, and in an optimal location. In the center, a few steps from Santa Maria Novella station (5/10 minutes on foot), the center is also very close. In the surroundings, there are various restaurants/pizzerias and supermarkets, so it is well positioned. I recommend it to everyone. We will definitely come back.

Absolutely recommended structure! The location is excellent, less than five minutes walk from the station and the city center, but above all, compliments to the owner Silvia, who was attentive and present throughout the stay. Due to a train delay, we arrived in Florence at one in the morning and Silvia, who had already left, came back to help us without any problem. The structure has free wifi. In the bathroom, there is no shower tray, but due to the floor's slope, there are no issues. Unfortunately, breakfast is not included, but there are many bars nearby. Recommended is the bar/pastry shop Piccioli.

The room where we stayed was very spacious and welcoming, the only flaw being the shower, even though spacious and with doors, not having a curtain or a shower tray that separates it from the floor, inevitably the water invades the entire bathroom a bit. For the rest, the cleanliness of the environments is good and the manager of the Bed & Bed House (Silvia) is a very good person, always friendly and helpful. The location of the structure is magnificent, central and very close to the station, and at the same time quiet and silent because it is located in a small street! If it also offered breakfast (perhaps through some agreement with nearby bars) and with that small shower detail it would be a clear 10 all the way! In conclusion, however, this Bed & Bed House is absolutely recommended.

The property may need some improvements as it is a very simple Bed & Bed House without a kitchen and with austere equipment. However, it has a big heart thanks to Silvia's personality who did everything in her power to make our stay the best possible, including extending the check-out time due to illness, and that is worth a lot. The flat is very central and convenient. Prices in Florence are quite high for everything.

I stayed at Silvia's last weekend and I am very happy to write a review about her Bed & Bed House, as I really enjoyed it. The green room is very cute, well-kept and original, a bit shabby chic style. Creative, I would say. If I have to find a flaw, maybe the only one is the shower without a shower tray that wets everything a bit, but overall, I am really satisfied and when I return to Florence I will definitely go back to her! She was also very kind and met me with every need, even keeping my luggage until departure. Very positive.

We had a great time, two restful nights after intense days of visiting the city. A sober, colorful and relaxing decor, where one can feel at home. It is true that the windows face an internal courtyard and there is little light from outside, but this way in the morning one can sleep until the sound of the alarm because it is quiet. Excellent location, excellent price that also includes the tourist tax, and the room was clean and tastefully furnished. The bathroom is small but comfortable and equipped with everything necessary.
