PROPERTY INFORMATION
The Accommodation (Included in the base rate) : The booking includes the exclusive use by the registered group of the 160 sqm indoor spaces located on the ground floor of the estate, provided that individual rooms are not being advertised separately.
The Outdoor Area (Premium Service on Request) : The stunning park is meticulously maintained daily by the owner. To privately access and enjoy the equipped outdoor amenities, the optional "Outdoor Experience" package is required (ten euros per day, per person, to be settled directly at the property). If the package is not activated, access to the outdoor facilities and the surrounding garden will remain restricted to guarantee the sustainability of property management.
The Estate and Botanical Park: The residence is a magnificent 160 sqm estate nestled within a 13, 600 sqm private botanical park, placing this accommodation in the elite category of "Glamping Luxury" or "Country House Wellness" stays.
The interior of the property features spacious areas curated down to the finest detail:
• Living Area: A large and welcoming living room characterized by an inviting leather sofa facing the fireplace, a grand dining table, and a dedicated smart-working area, alongside an eat-in kitchen fully equipped with appliances (coffee machine, traditional moka pot, kettle, toaster, blender. . .) and everything needed for the guests' complete culinary autonomy.
• Private Sleeping Area: 4 bedrooms (2 double bedrooms, including the master bedroom with a private en-suite bathroom, and 2 bedrooms with twin single beds) and a second bathroom located in the hallway of the sleeping quarters.
Services & Amenities Included:
• Total Autonomy: Independent entrance and key handover at check-in to allow you to move in absolute freedom.
• Comfort & Security: Ample free private parking, Wi-Fi, window security features, and insect screens (mosquito nets).
• Air Conditioning: Centralized air conditioning with preset configurations is available in the hallway of the sleeping area.
Premium Service on Request (additional charge applies) :
"Outdoor Experience" Package (ten euros per day, per person). This package grants the entire group exclusive daily access to the complete outdoor experience, which includes:
• Relaxation & Whirlpool Area: Heated whirlpool tub (6 seats, 140 jets, 216x71 cm) with an outdoor shower, set within the exclusive context of the park.
• Al Fresco Dining Area: Private patio featuring 2 premium wood dining tables (seating up to 8 guests each), a triple barbecue station, and an antique marble sink providing hot and cold water.
• Botanical Oasis & Solarium: Access to the sunbathing area adjacent to the porch, equipped with sun loungers and a parasol, alongside a dedicated picnic area right in front of the patio to experience the estate in absolute freedom—perfect for relaxing outdoors in close touch with nature.
(Note: This package is optional, and the total amount is to be paid directly at the property).
Cohabitation and Privacy:
• Indoor Spaces: The owner permanently resides on the lower level, which features its own separate exterior entrance. The interior connecting door between the two floors is closed and secured by a double-barrier safety system (a solid wood door providing excellent acoustic isolation between levels, plus an iron safety gate), guaranteeing your complete privacy.
• Park Management: The activation of the outdoor package does not restrict the owner's access. The owner retains full freedom of movement throughout the green estate to perform essential daily maintenance tasks (watering, lawn mowing, pruning), which are always carried out with the utmost discretion.
• The Guardians of the Estate: A gentle German Shepherd and a cat live on the property; both are extremely calm, affectionate, and well-accustomed to human contact, serving as the discreet guardians of the estate.
