From the booking confirmation email, breakfast was supposed to be included, but it was not the case. Upon arrival with my family, I inquired about the breakfast schedule and Mrs. Federica informed me that it was no longer served due to Covid. Even after explaining that it should have been included, she offered me vouchers to have it in a local bar, showing a lack of seriousness. However, the main reason for this negative review is the fact that we were given an extremely hot attic (far from a 'mansarda' as it is described). Despite not being sensitive to heat and not being a fan of air conditioning, we had to turn it on due to the high temperature, finding it also ineffective. To reach this attic, there was an extremely dangerous staircase to climb, especially considering we had a young child with a high risk of falling. Moving around the room or using the bathroom to shower required us to bend down to avoid hitting our heads on the ceiling. A minor issue but worth mentioning is that the double bed mattress was very uncomfortable. Despite all these issues, we did not leave because, being aware that it was August, coming from afar and tired with young children, it would not have been easy to find a last-minute room. Nevertheless, I wrote to Mrs. Federica to express my dissatisfaction with the situation, but her response was an arrogant voicemail where she explained that most people love her establishment and that we are not used to traveling. After reading some negative reviews from other guests before writing mine, I realized that her arrogance in the face of criticism is a recurring pattern. We decide to not return.

Place not far from Subiaco, interesting base point, access stairs to the attic quite challenging.

Everything perfect. Availability and politeness from Mrs. Federica. Useful advice on how to reach some locations and on restaurants. Unfortunately, due to current regulations, there was no contact, breakfast, however, perfect at a nearby bar, in the same structure, but we will be back soon and hope that regulations change in the meantime. But the place is to be recommended!

Everything was impeccable. The kindness of the owner was precious, who not only gave us valuable tips on where to eat saving money and with quality, but also on the heavily discounted amusement park tickets we had a great time visiting Rainbow Magicland, Zoomarine, and Cinecittà World. We greatly appreciated the kindness of Mrs. Rita who prepared us a delicious breakfast and surprised us with the mascot that drove the children crazy. Thank you from the bottom of our hearts.

We had a great time, friendly staff. Thank you Federica for the wonderful breakfast with the mascot. The children had a lot of fun. It was truly exceptional and we visited two parks: Rainbow Magicland and Cinecittà World.

I have known the establishment for a long time and every time I go back I sense a feeling of familiarity, because it's like being at home. And being away from the chaos and the city is no small thing. Not to mention the kindness and cordiality of Federica and Gemma who know how to meet all needs. And frankly, being on vacation and finding the restaurant booked as well, I don't know where else they do that. The garden is very well kept and ideal for a relaxing nap. Congratulations for everything.

Even if only for one night we were really good: Gemma is fantastic to say the least. She welcomed us with professionalism but above all with warmth, usually those who manage are detached and too cold even if kind, she is truly loving instead. Besides working, Gemma has shown herself affectionate doing everything with passion, making sure everything goes well and certain things come from within. A special wish for her pregnancy. And then ARF, the legendary mascot who was with the children giving them candies, drinks, and lots of joy. Very close to the Rainbow, economical, clean, spacious, in short, we were satisfied.
