We had a very good week. We thank Mr. Franco and his wife for their kindness. You are kind and hospitable people.

I can only report positive considerations, Franco welcomed us with great kindness and cordiality, very helpful for every request, Elisa, the hostess, always busy with a smile that constantly accompanies her and finally the villa that is in a strategic position, in a nice neighborhood near the sea, very clean and well organized.

The Bed and Breakfast is managed by Mr. Franco and Mrs. Lisa in an excellent manner. During the week of our stay, we felt at home thanks to their kindness and friendliness. The structure is located a short distance from the sea and the little villa is very pretty and functional, situated in a quiet area. The breakfast was plentiful and varied, and Mrs. Lisa is an excellent cook who prepares exquisite dinners. The room where we stayed was spacious, well clean, and ventilated. We left with a heavy heart; Mr. Franco even offered to accompany us to the station!

The manager was very kind and the location of the structure is good and clean, but the value for money is absolutely disproportionate. 150 euros for a double room is not worth it, I would have expected not to have to choose between having a window with a view or the bathroom door. Old and rough towels, old fixtures and there wasn't even shower gel! The common areas are large but unusable, with two kitchens that we were not allowed to use, we could barely eat our cold food. The terraces have no tables or chairs and there is only one communal clothesline to hang wet clothes. Very poorly soundproofed, due to children's screams and dogs barking, we couldn't rest well. In short, it's true that we had the holiday bonus, but someone took advantage of it in this case.

Courtesy and cleanliness are at home here. Managers are very kind and helpful. To improve breakfast and towels (very hard).

Wonderful Villa San Nicola B&B immersed in tranquility but just a stone's throw from the sea. Very spacious rooms, large and very comfortable bathroom, super breakfast. There are some semi-basement rooms, but they are very cool and quiet.

Want to feel at home? Here is the right place! The owners are friendly, very nice and super attentive to customer requests. We stayed for 3 nights, the property is very quiet, clean and in a good location. The sea is only a few hundred meters walk away, easily reachable. Also, if it can be useful, nearby going towards the sea you can find a market that sells everything, a pharmacy and an ATM. Possibility of parking near the property. We thank the owners again for the hospitality and for the impeccable services offered. If we were to return to Follonica, we are sure to return to you.

Everything ok, very kind owners. Great location!

There is nothing not to like about this accommodation or its owners. It is ideally located, exceptional in its cleanliness and the rooms were fantastic. I would highly recommend it and hopefully will return there in 2020.

Everything is fine. Friendly and cordial managers. Abundant and very good breakfast. Only problem a bit far from the sea for those with mobility problems. Overall everything is ok.

We stayed in this beautiful villa as a starting point to visit the Archaeological Park of Populonia, to go for a warm bath at the Venturina Baths, and to walk along the coastal path that leads to the beautiful Cala Violina. Friendly and helpful owners. Excellent cleanliness and quiet and welcoming room. Highly recommended.

We were taken to another villa compared to the one booked. Cozy room and bathroom. Very poor breakfast. 4 rusks, single-portion jams, dry biscuits. I would say that for 80€ at least a breakfast with fresh bakery products and a little more choice.

Villa San Nicola B&B is located in a residential area with very little traffic and away from the chaos of Follonica. It takes only 7 minutes, timed at a normal pace, to reach the first beach in front of a public park where, with some luck, you can come across local festivals. The structure is well-kept and spacious. The rooms are simple, essential but comfortable. The private bathroom is essential and spacious. The only flaw, if I have to find one, is the lack of a shower (at least in the bathroom assigned to me). So highly recommended.

Effective solution for short summer stays. Exquisite hospitality, functional rooms, quiet surrounding environment, dinner also appreciated. Updating the breakfast offering (non-industrial products) would make it practically perfect.

Adequate breakfast: no packaged snacks, but good quality bakery products. Fairly close to the sea, a bit less to the center.

We were guests in past years for some weekends and this year we stayed for a week, confirming that we are very comfortable. Full marks because Villa San Nicola B&B is very beautiful and new, located in a residential area a stone's throw from the center and the sea, but also convenient for going out by car on trips. Abbiamo soggiornato solo 2 giorni a Villa San Nicola con la formula di mezza pensione. Struttura molto bella, accogliente, situata in zona tranquilla. Ambiente familiare pulito e confortevole "corredato" dalla cortesia dei proprietari. Il mare e il centro sono raggiungibili con una passeggiata. La colazione è essenziale ma buona. La cucina è ottima come quella di un buon ristorante. Ci torneremo!

Struttura molto accogliente, grande senso di pulizia e ordine, camere molto accoglienti, menù da provare, meglio di molti ristoranti per la qualità è la composizione. Perfetto. Gestione perfettamente familiare e accorta ai bisogni del cliente.

Abbiamo passato in compagnia dei proprietari alcune giornate molto rilassanti. Loro offrono un servizio di mezza pensione forse non sufficienteente reclamizzato, che permette di mangiare bene a prezzi contenuti. La signora faceva la cuoca in un albergo in precedenza, e si sente. Si può andare a piedi al mare, data la vicinanza ed il B&B si trova in zona tranquilla. Cordialità e disponibilità sono di casa. Torneremo. M&V.

I locali e l'ambiente sono confortevoli ed accoglienti. Le camere arredate in modo semplice ma funzionale. Ottima la pulizia, sia delle stanze che dei a locali a disposizione. Non manca gentilezza, disponibilità e serietà. Io personalmente aggiungere l'aria condizionata nelle camere.

La squisitezza dei titolari è in primo piano alla pari della cucina serale della signora per tutto il resto è stata una ottima vacanza con i meriti del B&B si spera di ritornarci.

Ottimo soggiorno, in un ambiente molto ordinato con gestori cortesi e premurosi, buonissima cucina, camera pulita e ordinata. Sono rimasto molto soddisfatto del soggiorno anche se breve, ma ritornerò. Per mia esperienza in altre strutture questa e fra le migliori. Consigliatissimo!

Pulizia mai vista pari se non superiore albergo lusso. Tutto moderno e nuovo. Camere spaziose, titolari coniugi gradevolissimi. Posteggio auto e 5 minuti a piedi la spiaggia.

Una vacanza in famiglia. Una vacanza, quella a Villa San Nicola, che consiglierei a tutti coloro che vogliono assaporare l'ospitalità e il calore della Toscana. Franco e Lisa, proprietari e gestori della struttura hanno reso questa breve vacanza memorabile grazie alla loro estrema disponibilità e cordialità. La Villa si trova all'interno di un raffinato complesso residenziale a dieci minuti dal mare e dal centro di Follonica. Camere ampie e curate. Nel mese di agosto questa famiglia fornisce un servizio di mezza pensione. Ho potuto così assaporare le specialità del posto, grazie alla sapiente cucina di Lisa: pesce o carne, primi gustosi, sorbetto e caffè. La colazione offre i "dolcetti" preparati in casa. Un breve soggiorno, ma inteso, non solo una struttura di appoggio, ma il calore e la genuinità di Franco e Lisa. Sono certa che torneremo a trovarli con piacere.

Abbiamo soggiornato nella struttura per 4 giorni e oltre che trovare un B&B pulito e accogliente abbiamo avuto un'accoglienza fantastica grazie a dei gestori veramente eccezionali. Consigliamo di usufruire del servizio mezza pensione.
