This property mainly relies on the magnificent view. The rooms are furnished without love, the bed of poor quality and the hospitality leaves something to be desired (the message via the portal was not answered; then came the reproach, we should have called. Hello, I am sure you wrote this feed back for another B&B not for us, since -we have been keeping in touch just on whatup -you arrived over 1h later then the check in time but i wait for you anyways even if I had to cancel my aniversary night out (but I didn t even tell u), - I welcomed u with a big smile, u arrived past 9,00 pm and left early in the morning so there was no need to give u any "house rules" (so it could have not been us). - You didn t have any cash on u so I offers u free drinks and paid on your behalf the city tax (u asked to pay with a card but I prefered to offer it to you)...so I really believe this feed back belonged to another host. It goes without saying that u can correct/cancel it anytime. Thank you for been our guest and have a nice day

The location is nice, but there are some issues. The air conditioners are severely restricted by the owners. They cannot cool below 24 degrees and they automatically turn off after 15 minutes. In other words, there is essentially no air conditioning. Furthermore, you have to pay extra for the use of a refrigerator. The owners come to adjust the refrigerator in your room to a lower setting every day without asking. Lastly, the breakfast is disappointing. They only serve one butter cake per person and some stale bread. It's quite saddening.

I usually start my replies with "thank you for being our guests" but unfortunately that's not the case..these guests turned up with a car FULL of fire weapons (it turns out they were snipers participating to a local competition). They decided to literally chain all the heavy suitcases containing the weapons on the new foster bed, ruining it all. The air conditioning is last generation Daikin and our guests can adjust all features on their own with the remote control, so i don't exactly know what they meant (by the way at night there were 17C). I am sorry they didnt'like breakfast, but since it was not included, they could have had it somewhere else instead of having us prepare it one hour before the usual breakfast time range time just for them for all week. The rooms don't have a fridge and they knew it before making a reservation, so I was just kind enough to provide it to them...and,by the way, they ended up NOT paying a single € for it...since they were not having breakfast the last morning I didn t take anything for the fridge... Last but not least, their "farewell thank you" at 5 am consisted in turning on our PRIVATE and EXPENSIVE coffe machine (without asking), preparing themselves cappuccino and coffee. Unfortunately, since they had no idea how to use the machine, they ended up damaging it and leaving it out of order (they didn't even bother to swich it back off) , with dirty cups left all over the breakfast room...needless to say that thanks to their "polite behaviour" none of our guests could have a coffee that morning, and that costed us money and unease. If I could assign votes to guests, for sure I would say 1.

Everything great. Ramona's brother was very kind and helpful. The pool is very nice. Attention, no refrigerator available. However, there was the possibility to cool the drinks at the owners'. They, however, weren't always there.

We had a late arrival but the owner had made the necessary arrangements to welcome us. Ideally located to take the ferry at the port of Villa Liburnia. Quiet, completely secure parking, sea view, we recommend this place.

Hello, Thank you for having been our guest, I am sorry you were not happy with your stay but it looks like you didn not realize what you have booked: -breakfast is not included, as you were informed, since the buffet opens in June, however everyday you found a basket with complimentary breakfast, coffee and tea in your room for free, that you enjoyed (and finished!) every morning on the table in your private garden with sea view. -we are a B&B not an Hotel, so there is no reception or front desk and once you have the keys you are completely indipendent! In case of need we are always ready to help if you call us.but you never called because you apparently didn't need anything! If you wish you are more then welcome to come back in the summer time when the pool and the buffet are open so you can see me and the other guest every day for all day!!

Very nice hosts. Great view to the sea, beautiful pool, everything well maintained. Breakfast a bit simple (due to coronavirus?) Good parking spots right in front of the house. 17 minutes to the ferry.

Very happy to have chosen Villa Liburnia to rest and unwind for a few days. The owners are simply fantastic, spacious, clean room equipped with all comforts. We will definitely come back, maybe in the summer season to also try the pool.

Appartamento bello e sempre pulito, peccato per non aver potuto usufruire della piscina per motivi di regole legate al Covid. Nonostante il gestore ci sia venuto incontro nel darci sempre acqua fresca e supportato nel rifornirci di panetti termici del ghiaccio, non avere un frigo in camera (previsto solo a pagamento) ha creato un po' di disguidi.

Panorama fantastico e posizione ottima. Non mi è piaciuto che nel sito non fosse indicato che la piscina era chiusa causa covid, l'indicazione era fornita solo per la colazione che ancorché monodose poteva essere più varia e di miglior qualità. La spiegazione dell'host non mi ha convinto

Grazie per essere stati nostri ospiti, che la pisciana è chiusa è chiaramente scritto sul profilo, e anche la mail molto dettagliata che invio extra per chiarezza non la menziona tra le cose incluse. Senza contare che abbiamo scelto di mantenere le tariffe di BASSA stagione anche in alta proprio per quello! Per quanto riguarda la colazione non vedo cosa potrei aggiungere oltre a fette biscottate, nutella, marmellata, biscotti, cornetto, merindina, frutta, caffè, the, e succo di frutta per i bimbi.non ci è venuto in mente nient altro di non deperibile da poter far trovare già in camera, Se ha consigli dica pure che sono sempre ben accetti in questo momento di in cui abbiamo dovuto stravolgere completamente la gestione ed adattarci a tutte le difficili restiezioni che ci sono state imposte! Speriamo di avervi come graditi ospiti in futuro quando potremo tornare alla normalità (ma ovviamente il prezzo non sarà quello quello di cortesia pagato quest anno) Buona giornata.

Struttura in un bellissima posizione, la signora molto gentile, biancheria molto pulita, la colazione lasciava molto a desiderare (merendine, fette biscottate, porzioni marmellata , due biscotti e nescaffè... ) giustificato in parte per problemi connessi al Covid...

On the outskirt of Livorno with a beautiful view of the city, harbor and coast. Plenty of parking but access to the property is not very easy especially at night. There is a ramp to get to a room designed for disable people. This is the room we chose as it was easier for my husband to move around. Breakfast is included with a nice selection of food. We arrived late at the property (around 8pm) due to the fact that the ferry from Palermo arrived an hour later than scheduled. The manager did not seem to know we had reserved a room for that night. The next morning she was very pleasant with us. The price for the room, amenities and breakfast is quite affordable.

Il B&B è molto accogliente, funzionale e pulitissimo. Dovendo trovare un "neo", gli orari per l'utilizzo della piscina sono un pò difficili da gestire perchè la piscina non ha un bagno a disposizione e quindi fino alle 16,30 (orario di check-in) non la si può utilizzare e la mattina della partenza è utilizzabile per lo stesso motivo solo fino alle ore 11 (orario di check-out). Peraltro, Ramona è stata molto chiara su questo punto fin dalle prime telefonate per cui nessuna sorpresa all'arrivo!

Sehr geehrte Damen und Herren, leider konnten wir unseren Aufenthalt in der Villa Liburnia aus Krankheitsgründen nicht antreten. Das entgegen kommen des Hotels, bei der Absage, war vorbildlich. Wenn sich meine Frau von ihrer Krankheit erholt hat und wieder Fliegen darf, werden wir in diesem Jahr auf alle Fälle kommen. Wir beabsichtigen dann 2 Wochen zu bleiben, 1 Woche bei Lucia und Simone Carabellese zum Trainieren und 1 Woche zur Besichtigung von Pisa und Livorno. Wir freuen uns jetzt schon darauf. Wir verbrachten hier einen Teil unsere Sommerurlaub dieses Jahr. Wir waren rund um zufrieden! Die Zimmer sind groß, der Pool des Hauses wunderbar um zu entspannen und sich abzukühlen. Die Villa liegt über Livorno mit einem sehr schönen Meerblick und traumhaften Sonnenuntergängen, trotzdem ist man in ca. 10 Minuten in der Innenstadt oder am Stadtstrand. Das Frühstück ist reichhaltig und abwechslungsreich und wurde je nach Wunsch im eigenen Gartenanteil auf der Terasse oder am Pool serviert. Da es sich um einen Familienbetrieb handelt sind auch die Zuständigkeiten aufgeteilt. So wird der organisatorische Teil zum Großteil von Ramona übernommen während Luca vor Ort meistens der direkte Ansprechpartner ist. Ihm haben wir auch zu verdanken, das wir abends immer wunderbar gegessen haben. Er hatte immer tolle Tipps für uns auf Lager und war stets sehr bemüht unseren Aufenthalt so angenehm wie möglich zu gestalten. So organisierte er z. B. für uns Stand-Up Paddeln in den Sonnenuntergang oder er gab uns Tipp für unsere abendlichen Ausflüge. Die Lage der Villa bietet dazu viele Möglichkeiten (Pisa, Florenz, Livorno, Lucca). Alles in allem ein absolut empfehlenswerte Unterkunft sowohl für kurze Aufenthalte, während man beispielsweise auf die Fähre wartet, als auch für längere Dauer.

Ho soggiornato con mio marito due notti. Grande la camera con arredamento essenziale ma dotata di aria condizionata. Bagno con piccola finestra e un po' buio. Non ci sono stati forniti asciugamani per due, inoltre non c'era asciugacapelli. Bella la piscina e buona la cena a base di pizza a bordo piscina. Colazione essenziale con qualche dolce e nessuna cosa salata. Curzio uno dei proprietari, è molto simpatico, sempre disponibile e prodigo di consigli. Se rimani per più di una notte la camera non viene pulita e ritengo che rispetto al prezzo pagato, questo disservizio sia inaccettabile (è la prima volta che ci capita dato che siamo frequentatori piuttosto assidui di B&B).

Volevo ringraziarla per essere stata nostra ospite e per aver trovato il tempo di lasciarci una recensione positiva, tuttavia ci tengo a puntualizzare un paio di cose perchè magari un lettore esterno potrebbe aver interpretato erroneamente le sue parole: La Villa è stata costruita ex nuovo 5 anni fa, quindi l arredamento è nuovo e moderno, definirlo essenziale non mi sembra l aggettivo più corretto visto che c è un letto king size, due comodini con luce da lettura, una scrivania con cassetti e sedia, TV a schermo piatto, un armadio a 3 ante con 3 cassetti, uno specchio intero, un divano a 3 posti con tappeto e tavolino da caffè, una lunga mensola alla parete, due set di tende, e lampadario, più ovviamente il bagno..anche volendo non vedo cosa avremmo potuto aggiungere in 35mq. Finestra del bagno 90x75 non la definirei proprio piccola..Gli asciugamani erano sul letto, due grandi doccia, e due medi mani in bagno. L' asciugacapelli nel casetto dell armadio.In ogni caso bastava chiedere, cosi come avete fatto per i cuscini extra, e vi avremmo mostrato dove erano. Le camere vengono rifatte ogni 3 giorni, ma se serve un cambio di asciugamani o che altro basta chiedere che provvediamo. Vi ringrazio ancora per averci scelto pre il vostro soggiorno se periamo di avervi nuovamente come nostri graditi ospiti.

Perfekte Unterkunft! Zwei Nächte vor dem Übersetzen nach Livorno dort verbracht, sehr zuvorkommende Gastgeber, super Frühstück, tolle Infrastruktur (Schwimmbad, große Liegewiese, Stadtrandlage), gute Ausgangsbasis für Ausflüge in die Toskana (Motorradtouren). Saubere Zimmer, gute Betten, geräumige Zimmer. Top: Nette Begrüßung mit einem Cocktail. Alles Bestens!

La struttura è in una posizione fantastica, nel verde con vista mare. ha un giardino grandissimo dove i bimbi possono giocare liberamente, attrezzato con dei giochini. Noi siamo stati molto bene! La gestione è molto cordiale e disponibile, ci ha dato una dritta fantastica sulle spiagge, indicandocene una dove il vento non batteva, ci siamo potuti mettere in costume, mentre altrove si stava molto male per il vento. Sulla colazione potrebbero fare di più, ma era tutto buono, è che a me le cose dolci non piacciono a colazione, e non vi era altra scelta!

Abbiamo soggiornato io, mio marito ed i nostri due figli Riccardo e Tecla per 6 gg. Villa splendida e con tanto spazio verde, dove i bimbi si sono divertiti a giocare. relax, silenzio, cortesia e simpatia sono le parole vincenti per questa struttura con vista mare e vicinanza a tante città. grazie infinite a ramona e curizio che ci hanno consigliato i luoghi da visitare e i ristoranti (le tre civette in livorno-ottimo qualità/prezzo) come se fossimo loro parenti.

Si trova appena fuori Livorno in zona panoramica, molto comodo al centro e al porto, meno di 10 minuti. La struttura e nuova accogliente, le stanze sono grandi. Lo consiglierei vivamente. Ah dimenticavo, c'è anche una bella piscina.

Ho soggiornato a Villa Liburnia di rientro dalle vacanze in Sardegna giacché il traghetto da Olbia arrivava tardi. Ho prenotato all'ultimo momento e senza conoscere la struttura, trovandola per caso in internet. Ero assieme alla mia famiglia (marito e 2 bambini) e ad una famiglia di amici (2 adulti e 2 bambini). Ci siamo trovati benissimo: le stanze sono grandi, pulite, ben arredate, la colazione abbondante e servita in giardino. C'è a disposizione l'uso della piscina, i lettini e gli ombrelloni. L'ospitalità dei gestori poi è deliziosa, tant'è che siamo rimasti fino ad ora di pranzo godendo della piscina tutta la mattina prima di ripartire per casa. Se passate per Livorno vale la pena rilassarsi al Villa Liburnia, noi ci siamo trovati molto bene.
