Beautiful structure in a very quiet area. Everything perfect. Highly recommended.

Property seems tired and in need of maintenance, the downstairs area is dark with very small windows, not as per the photos on the website. Difficult to operate the blinds/windows with the remote control upstairs, downstairs one not working. Convenient location for the station, but a long walk to main sites. Also, did not expect to have to pay the property balance in cash, cards not accepted. Also, walls are paper thin and you can hear your neighbors as if they were in your room, luckily they respected keeping quiet during rest hours. Overall the property was ok.

Very cute and practical apartment. We enjoyed our stay very much. Close to the train station and Grand Canal so the location was ideal and more than worth the price. The property owner was very communicative and helpful. Hopefully we can make our way back to stay here again.

Very comfortable apartment in a location fairly close to the area that makes it easy to walk to water buses to get around the island. Host very knowledgeable and helpful in planning our visit, including how to get to the bus with our luggage without the need to do bridges!

The spacious and comfortable apartment has a great location as it is close to the station, in an authentic, quiet neighborhood, away from tourist routes, but at the same time close to the streets to reach favorite places on foot or by vaporetto. The courteous and affable owner made himself available for every need. I had the feeling of being at home in Venice.

We were two families and booked two Lagoon Apartments. The location was fabulous - 5 minutes walk from the central station, 5 minutes walk to shops and restaurants, easy access to the public water bus stop and water taxi stop, 10 minutes walk to catch transport to the airport etc. We discovered that in Venice, a good location is essential because there are no cars or taxis, and lots of stairs. The apartments were clean and large. There was no view of the canals but we were out most of the time so did not miss this. The area was quiet. The two floors in each apartment were a plus. The manager was very organized and provided advice on things to do which was very much appreciated. Overall we had an excellent stay.

Beautiful apartment equipped with all the comforts and very clean, the quiet and convenient location adds further value to it. The owner was very kind and ready to meet any request. I highly recommend this apartment for your stay (even for a weekend) in Venice.

Modern, comfortable apartment with double services, quiet. In 5 minutes you can reach shops and restaurants. Nothing is missing, I recommend it.

The location of the property is excellent, a few steps from the Station, in a secluded and quiet place. The apartment is beautiful, new, spacious, and equipped with everything necessary, the host warmly and friendly welcomed us, providing us with all the information to spend the holiday in the best way. If I have to find a downside, I will say that the apartment is quite dark, you always need to keep the lights on in those few moments when you are there. To be taken into account for a possible future stay in Venice.

Excellent location, very close to the station, but in a quiet area with minimal traffic (Cannaregio), spacious inside, clean, equipped with everything needed for food preparation.

The property was ideal for a city break. There was plenty of space for 3 adults. We had a wonderful holiday. Strange that there was no bed linen for the third bed on arrival but it was delivered the following day. Presses in the living area were full of items not required by visitors. Most amazing lack of kitchenware. A mug was provided on request. A set of 3/4 table settings would make such a difference. The host was so pleasant, helpful, and cheerful when we met up and we would certainly return.

Excellent facility located 5 minutes walk from Venice Santa Lucia Station (so a strategic base to move around (on foot or by Actv) to any point of the Serenissima). Very kind managers and excellent quality/price/services received. WHAT ELSE?

Fabiano is really kind and helpful, the apartment was top, all very nice and well maintained. Convenient for the nearby station and for the city center. Highly recommended.

I stayed for 2 days, clean apartment, equipped with everything you might need for a short vacation, absolute tranquility after the chaos of the city center, finding oneself in silence was really pleasant, very close and convenient to the train station. Fabiano is helpful and very kind. I will definitely recommend it to friends and relatives.

The apartment is equipped with everything necessary and is very conveniently located in the Cannaregio district, away from the crowd of the more touristy area but perfect for walking around the city: just five minutes on foot from the train station and ferries. Excellent cleanliness. Fabiano is a kind and helpful manager, his tips on how to get around and places to see are useful. I sincerely recommend it.

We stayed at the Lagoon Apartment, located in a strategic position just a few steps from the station and the main alleys. The kindness and availability of Fabiano in providing all the information regarding the places of interest, the means of transport, and the Venetian districts were very useful! Our vacation was beautiful, I highly recommend it.

Ottima posizione a 5 minuti a piedi dalla stazione. Economico rispetto alla media di Venezia.

Ottima sistemazione: abitazione super accessoriata, zona comodissima per ogni spostamento.

Un posto fantastico per la permanenza a Venezia. La casa molto bella e ben equipaggiata. Il gestore molto simpatico e disponibile.

Appartamento dotato di ogni confort ideale per una coppia o tre persone. Nel sestiere di Cannaregio, è vicino alla Stazione di Santa Lucia, fuori dalla mischia di strutture turistiche ma comodissimo per andare a piedi per la città. Abbiamo soggiornato presso la struttura di Fabiano per due notti ma sarebbe stato ideale anche per una permanenza più lunga. È proprio come la foto con una bella zona giorno al piano di sotto attrezzato di zona pranzo, living e una cucina, sopra una camera con travi. Il tutto era estremamente pulito e confortevole. Addirittura in dotazione un carrello per fare la spesa. Infatti c'è un minimercato Despar a meno di 5 minuti. Ottimo rapporto qualità prezzo. Consigliatissimo soprattutto come base per vedere la città.

Ho soggiornato tre volte in questa struttura ed è sempre stato tutto perfetto! Ottima accoglienza del proprietario. Appartamenti molto curati, puliti e confortevoli. Soluzione perfetta per turisti e per chi viaggia per lavoro. Consigliatissimo!

Ubicato in posizione strategica per poter visitare comodamente la città, l'appartamento è pulitissimo, curato nei minimi dettagli per rendere confortevole il soggiorno. Abbiamo trovato disponibilità, gentilezza e professionalità. In un'unica parola: favoloso.

Proprietario gentilissimo, ci siamo trovati bene.

Host was very helpful. Especially when last minute we had to change dates. Couldn’t have asked for more. Property was as per described. Ideal for what we were looking for. Would definitely recommend to others and stay there again. Scored high as I believe the property and service deserved that scoring. I note that quality and price are clubbed together as a question. If separate questions then price would have scored lower. Not because it wasn’t worth it. Because everything in Venice is over expensive!

L’appartamento era meraviglioso! Pulito e accogliente, inoltre estremamente comodo per la posizione (a due passi dalla stazione e dalla fermata del vaporetto). Fabiano e sua moglie Giorgia sono stati molto cordiali e disponibili anche per informazioni sulla città. Consiglio a tutti questo appartamento, noi ci siamo trovati benissimo. Se dovessimo tornare a Venezia sicuramente li ricontatteremmo.

Un appartamentino comodo, molto funzionale, sito in ottima posizione per il turista che viene in visita a Venezia e non conosce la città (a pochi metri dalla stazione ferroviaria e dal principale imbarcadero per i vaporetti per le destinazioni più varie). Notevole la pulizia e tutta la comodità generale. Mi sento di consigliarlo come ottima soluzione per una vacanza familiare o anche per economica vacanza tra amici.

Struttura nuova, molto comoda alla stazione ferroviaria, ai bus, ai vaporetti e per visitare Venezia a piedi. Gestore gentile e disponibile. Il soggiorno, anche se breve ed il tempo non del tutto favorevole, è stato più che piacevole. Dovessimo ritornare a Venezia contatteremo certamente questa struttura, come pure ci sentiamo di consigliarla ad amici e conoscenti. G. Dagnino.
